20 Exchange has been the most wonderful place I have ever been able to call my home. Besides the beauty of the building, the truly greatest aspects are the people who work there. From the impeccable doormen who hold doors for you, help you bring up your groceries and provide you with a warm welcome the moment you arrive to the kind and helpful management staff who will stop at nothing to make your experience memorable, 20 Exchange has been an A+ experience for me and the community who resides here. Zohar, Patricia, and Natalie who manage the property, go above and beyond to ensure every residents has a remarkable experience and welcomes them individually into the Dermot community. The property management company truly values curating the resident experience inclusive but not limited to breathtaking amenities such as our rooftop lounge and state of the art gym as well as hosting monthly fitness classes and social events to to engage residents and create community. I have met so many other wonderful people who live and work in the building and I truly hope this is a long term home for me and the people who have made my experiences here exceptional.

Everything is always breaking!!! Elevators don’t work, laundry room is always broken and dirty, i have seen bugs around the building. They’re now doing construction, you will be lucky to have a peaceful day

UPDATE*** PLEASE READ THIS NEW YORK TIMES ARTICLE: https:// This building has been horrible!! Month of the elevators not working, forcing residents to walk up to 54 flights of stairs just to get home or leave. They haven't given any rent discounts and have been terrible about communication. Here is a video of them running the elevator WITH THE DOORS OPEN!! Insane! DO NOT LIVE HERE! This is your warning now. Over priced, bad communication, horrible management, and on top of that if you have an emergency, you're stuck up in your apartment.

Since management of this building has been taken over by First Service Residential, there has been a notable decline in the level of service experienced. Most recently, elevator service has been erratic for more than 2/3 of the building. This is blamed on issues with Con Ed power surges, which may be true. However, there is very little transparency, clarity, or attempt to rectify the situation or make any kind of accommodation for the inconvenience beyond a meaningless apology...multiple times a day when the elevators stop working. I know many people trying to get out of their leases, although I don't know how they'll move out if the elevators aren't working!

If you care about your life - stay AWAY. The high rise elevator bank (floors 26 and above) has been "under repair" for the last 6 months. This means that a few times a week, the elevators all fully go out of service without warning for a few hours. So every time you come in or out, cross your fingers that you will be able to get back home without climbing up to 35 flights of stairs. And if you are disabled or elderly, don't even consider it because there's no workaround when the elevators suddenly stop working. And that's the good part. The bad part? The elevators have done free fall on countless residents over the last three months. I have experienced it twice, my friend thrice, and every. single. resident. i have spoken to since has also experienced it at least once (over six other residents). And if they were lucky enough to avoid that, it's because instead they got straight up trapped in the elevator for over 90 minutes. When you write to management, they will apologise. When you threaten them with legal and city complaints, they will send you a $150 gift card. I heard another girl got $200. There are regularly fireman in the building "repairing" this and management basically told me I was imagining the issues (apparently we are a building full of schizophrenics) and that this is a one off. They also offer to end your lease early. Pretty convenient given that all of us have attractive COVID deals and would be stuck paying 30% more anywhere else. If you care about your life - stay AWAY. I love living here and highly recommend. The units are beautiful and updated and the staff is AMAZING. I feel safe here! Looking at the bad reviews I honestly don't know what they're talking about... Best building I've lived in in nyc!

Under no circumstances should anyone THINK about moving into this building. CONS: The apartment may look "nice" when you tour it but it wont last long.... For the first four months of my lease, my entire apartment was infested with spiders, moths, and other bugs. The management offered to come "spray" my apartment but the only thing that helped was after I invested in bug traps and placed them by my front door. Even though the traps helped a little bit, i still woke up many mornings with bug bites covering my body. This building is NOT livable. As others have mentioned, the water coming out of my sink was BROWN 20% of the time and there was a few days where I did not have running water at all. Upon move it, my HVAC unit and shades window shades were COVERED in mold as seen in my pictures. I lived there for a year and it was a living hell. PROS: The one star I give this building goes to the doormen, mail room attendants, and maintenance employees. They are all amazing. I cannot stress this enough... DO NOT move into this building!

One of the worst management office in the world!! Anthony is doing every thing in his power to make sure everything goes wrong! Worst mistake.. I will never recommend nor renew lease ever again... Complete gangs running the place.. check the management office before you check the unit !! Honestly they have to get rid of the bad apples in Their management office... There are plenty of choices.. No need to get harassed and pay for it..

Trust me, this is the last place you want to live in NYC. Doorman will never do anything except refuse your friend visit you. The management office is terrible, you will never make the phone call to their office because they will not answer you even the they hear the telephone is ringing. They will try their best to fine you, you forget take the key and ask them to open your door for you, $50. Fix things, no problem, you pay they fix! I promise you, you will be regretted if you live in this horrible "apartment". The attitude of their staffs, omg

Ever since First Residential has taken over managment the building is a horrible place to live. -------------- the property manager and her team use every deceptive trick to deliver the worse service and get the most money out of the tenants. It is a shame because it was a fun building to live in for years now the tenants and the staff hate it all due to First Service and their greed. Please do yourself a favor and DO NOT SIGN A LEASE HERE! If you have a renewal coming up get out. I am swamped at work and l love my space so instead of trying to move I decided to renew my lease then a weeks after I signed they tell me they have a long term capital improvement project (these take months of planning) that will block most of my windows (on the 43rd floor) a little fact they forgot to tell me when I was renewing. Then they said it will cost me three months to get out of my lease. Amazing how ------ they are this is one of many crappy situations since these yahoos took over managment. Forget speaking to them they take weeks sometimes to get back to you. This place now is not worth half the rent they are charging. STAY AWAY!
