Pros: Direct sunlight, high ceilings, Great valet staff Cons: Unreliable elevators over the years. Lack of communication from management when there’s a large event at Cipriani across the building and all practical access to the building is blocked off. The newly introduced mandatory amenity fee even if you explicitly stated that you do not wish to use any of the offered amenities (that are currently under construction by the way) Advice to landlord: Please treat this building as a real estate business and its tenants as residents instead of using them for your event planning schemes. No one cares about candle making/floral arrangement/piglets in the lobby/etc. We just want to live in peace and quiet instead of an active construction zone that you have made the building since you moved into the building as the new owners.

Pros: Doormen and staff Cons: Unit 1509 has experienced roof leakage for literally 2.5 years with negligent remediation: AKA “just deal with it”. This is a massive leak due to upstairs neighbors deck. Our living room is unusable when it rains, Advice to landlord: You should be ashamed.

Pros: The doormen are wonderful — friendly, helpful, and attentive. The building is safe, well-maintained, and kept very clean. Great location with convenient access to the neighborhood. Cons: Management is difficult to work with and often gives tenants the runaround on even simple requests. Moving in or out requires excessive paperwork, including multiple waivers just to move furniture. Several neighbors smoke cigarettes indoors, and despite complaints, nothing has been done to address the second-hand smoke that seeps into other units Advice to landlord: Address the ongoing issue of second-hand smoke, as it affects the health and comfort of tenants in multiple units

Unit 327 (was rent stabilized throug Pros: Doormen/valet/maintenance staff are all wonderful. Location is great. Cons: Management/owners frequently change, causing confusion — at least 3 in 6 years. New management has also been cutting staff and corners regarding building maintenance. The building's amenities are lackluster compared to other nearby apartment buildings, especially for the price. Noise travels easily, so you can never host more than a few guests at a time. Advice to landlord: Upgrade the building for the price you're charging

Pros: Cool building, Conway coffee hall in the lobby is a perk. Cons: The doormen are always gone from front desk when you need them. Floors are a bit warped.
