I’ve lived in NY for 10 years now, and this is my second time in a TFC managed building. The management in this particular building is awful. They are negligent, unqualified, and fail to follow proper and legally required safety protocols. They are completely disinterested in doing their job, and their lack of concern for the safety of their tenants is appalling. Ive never felt this way in all my years living in NY. I know finding an apartment in the city is grueling, and people tend to take these posts with a huge grain of salt as result. I know I have! Don’t. Not for this building.

This building has been cited by NYC for rodent infestation. See the attached link. There have been extensive complaints about rodents. In my view, the ownership and management have been unethical and deceitful. Stay away.

Do yourself a favor and do not rent here. The super and his staff are great but a lot of well known issues in the building that aren't disclosed to renters. When first looking at the apartment they will prey on you and raise the rent a crazy amount from the last tenant who most likely only lived here for a year. The pricing is way too high, are not flexible or accommodating on price and also require you to be 45x the rent which is 5x more then the standard 40x the rent. Multiple red flags when looking to rent here, this is a CONVERTED building, meaning the intention when built was for commercial use (offices/old FBI building) and never intended to be residential. Building cheaped out on the conversion by cutting important renovations (soundproofing apartments, new pipes, etc). The TF Cornerstone management team is horrible and taunt you when you have a legitimate issue or complaint. The lease is 50+ pages long and a full protection contract for TF Cornerstone with no regard for the tenant. From the other reviews, walls are beyond paper thin. Can hear any noise on your floor, the apartments above and below as well. Amenities are not good at all, gym is useless and the roof is a poor attempt, they have these amenities to say they have them and be competitive with better buildings. The penthouse units look nice but still not worth the money. The rents are way to high for this building and would advise at all costs to not rent here. Spend your money building that was built to be residential; not this fake one.

My experience living in the Fairfax has not been good. The noise coming from the surrounding apartments is unbearable. The neighbor's dogs bark all the time and the building management does nothing about it. You can hear everything through the walls and again, building management does nothing to help resolve it, in fact they only add to your frustration. I wish I had read reviews about the thin walls and horrible management prior to looking at this building - I wouldn't suggest renting here.

This building was not meant for residential use, so the walls between apartments are paper thin. You can hear everything going on in your neighbor's apartments and even when the neighbors are unreasonably loud, the building does not do anything to help. Building management it very poor and they truly don't care about the comfort of their tenants. The building itself is nice but due to noise and property management, I would advise any potential tenants to look elsewhere.

It's a real shame because I like the building a lot and the doormen are very nice and also professional. Unfortunately my apartment has mice. Admittedly they have been doing upgrades on the building (working on the exterior plus painting the hallways and replacing the carpeting in the hallways). This has been going on for about 6 months now. When I signed my lease I had no idea this was going to go on so I feel that was deceptive. I'm sure when it's finished it will look really nice. But don't kid yourself - this is still a pre-war building. Even when I first moved in (prior to the work being done) I heard what I'm pretty certain sounded like a mouse running around above the ceiling (in the walls between floors is my guess). For the rents they're charging (over $2400 in my case) this is simply unacceptable. I even had the building come in and try to fill up the holes in the walls (and to the building's credit they were extremely responsive, doing so the next morning). But a few weeks later I had another mouse. Now all I'm looking to do is move out of this building. Again it's a shame because, other than that, I really have a lot of positives to say about the place. But I'm just not someone who can live with mice (and certainly not at that rent!) For completeness I should also say that they have a gym (which I thought was a great benefit) that had TVs. There is bike storage (that I didn't use). Laundry in the building (very convenient and I thought was very reasonably priced). There is a roof deck (not too big) that I never used. I think they have been doing construction on it anyway. The lobby of the building is very nice and the people who work there are top notch (from doormen to handy-men). The elevators were nice and were quick. The fixtures in the apartment were first rate as well. Again it just came down to mice. In the future I will avoid pre-war buildings.

I have lived there for 6 years in two different apartments. 9 foot ceiling, ample closet space, clean floors, new kitchens and appliances. Nick the super is amazing and will always listen to your concerns and remedy them in a timely fashion. Antonyo, the door man is always there for a short joke or for help but always with a smile. great staff, great people, great building. I would recommend anyone to live in this great building.

We loved living at the Fairfax! Extremely professsional management company. The neighborhood is the best in New York. The doormen and staff could not be nicer. We miss it.
