Unit 5D Pros: The finishes are modern. We have in unit laundry. Decent rent price. I haven’t experienced rats. Cons: Management did not clean the apartment prior to move in despite saying they would. The place was filthy. Management takes forever to respond. Our stove barely works. Our hot water didn’t work for the first 2 weeks we lived there, now it’s fine but there are days sporadically without hot water. Our washer dryer broke, and it took 2 months to get it replaced. There are random people who smoke weed in the entry way and just hang out. They don’t care about their tenants or maintain the building. A roach in the building will appear once in a while. Advice to landlord: Care about your tenants. Don’t treat them like garbage. Some basic respect goes a long way.

Unit 2B Pros: super was responsive, convenient location close to Columbia. Cons: no central heating, there were electric radiators installed so the electricity bill in the winters were high also the stairs smelled bad, kind of like garbage and old homes, but the apartment smelled fine there was laundry in unit, but it was a washer and dryer in one and it didn't fully dry the clothes. Also it kept breaking down because the filter was clogged or something, people came to fix it but it would break within a week

Unit 5D Pros: quiet street, close to the train and great local businesses Cons: no elevator, tight staircase

Unit 2C Pros: Building was cheap. Renovated backsplash, tile, stainless steel appliances. Overall mostly student population or elderly folk. Cons: Rats infest streets from 108th - 113th, due to street conditions and outdoor trash. Building started leaking in the lobby and owner management was very poor - tried to hold our security deposit hostage. Advice to landlord: Need to wake up and realize that property management means you run a business, and thus are accountable to the people paying you thousands of dollars a month in rent. Simple repairs, keeping building operational, etc and communication are a prerequisite.

Unit 1B Pros: The ability to control the heat via thermostat was great. Cons: Inconsistent pest control measures, lack of due diligence with regards to repairs and maintenance. Noisy neighbors. Advice to landlord: Preventative maintenance instead of reacting to disasters would improve living conditions.

Pros: Good COVID concession (2000/mo for 3 bedroom) In-unit washer/dryer Toilet plumbing is good Cons: Unresponsive super (our washer/dryer has been broken for months) Hot water doesnt always work Common areas not maintained (ceiling in lobby is always molding/falling)

Pros: Fairly close to campus, that’s it. Cons: Rats covered the streets, stairs were always dirty. Super never responded to our message

Pros: Nice lobby, clean, renovated units, good sized rooms Cons: The block is a bit noisy Advice to landlord: Overall a good location especially for student renters
