Pros: The latest super (Jesus) does try to be responsive and fix things when asked… The rent is cheaper than the median rent in the area, but trust me you are getting less than you pay for. Cons: BUT the entire building (especially the left side) is in such a state of decay and disrepair that it’s a wonder we’re allowed to live here. Both my next door neighbor and I have had portions of our ceiling fall in. I’ve been experiencing leaks every 2-6 weeks for 4 years. The water damage has never been properly fixed. The floorboards under my radiator are fully rotted from the radiator leaking, management has been informed of all of this and essentially does nothing. They never reply to emails. It’s impossible to get them on the phone. I even had another tenant harassing me and verbally threatening me because of their actions but they fully ignored both of us. Earlier this month someone fully broke the main entrance door and it was stuck open (anyone could access the building at any time) for days. You are never notified in advance if water or heat will be turned off for maintenance or emergency repair. And the boiler has no release valve so any time they run the heat and it isn’t brick there will be leaks throughout the building. Advice to landlord: Maybe try caring about the human beings that live in this building?

Pros: There was almost no pros to living in this building except the natural light on some of the top floors Cons: This was the first NYC apartment I lived in that had a rodent infestation. We are talking about mice building poop-filled nests in my shoes and regularly dying/rotting around the apartment. I also got flees from a neighbor while living here, because they let their flee-infested pitbulls roam the halls freely. When I reported my flee bites (which I thought were bedbug bites) to the management company, they scoffed at me, refused to treat my apartment, and then let me pay for my own fumigation. More than a month later they apologized and told me that my neighbor’s apartment was full of fleas, and that I was “not crazy.” When it rained heavily, the main staircase in this building would turn into a waterfall, with water cascading down the steps. Finally, the alley behind the building was filled with large trash piles from tenants just throwing full on garbage bags and leftovers out of their window and into the floor outside. Advice to landlord: Demonstrate more respect for your tenants instead of treating them like an underclass you have no problem making money off of

Unit 1G Pros: Building is fairly well maintained. The on site super is helpful although you might need to remind him once or twice. They provide indoor pest control bimonthly I believe. Cons: Plumbing definitely needs work. Will the shower be scalding hot or freezing cold today? Good luck figuring it out, because the water WILL jump to both ends of the spectrum without warning. Advice to landlord: Fix the plumbing and control the rat situation outside! And give Hector a raise!

Pros: Cheap rent but not worth the stress Cons: Roaches, mice, packages stolen every day and management does nothing about it. Advice to landlord: Burn the building

Pros: Great neighbors and great sunlight. Cons: Lived about 1.5 years there without gas. Management did nothing to make it up to us Advice to landlord: Do better please.

Pros: Great location. Pre war building. Some great neighbors. Cons: Super is sweet but over worked. Water leaks. Prest infestation Advice to landlord: Be more responsive

Pros: Location, location, location. Easy access to 3, A, B, C, D trains. Cons: Cleanliness. Lack of landlord caring. Neighbors can get loud at times. Advice to landlord: Get the building in shape. 6 months without gas twice in 3 years.

Pros: In my unit all the rooms had windows (including bathroom), which means good ventilation and light. I barely heard my neighbors around me too. Thick walls or quiet neighbors, idk? Cons: Gas for cooking was cut off multiple times for months. Very slow to respond to non-emergency issues. They never adequately addressed my roach problem. That very much contributed to my decision to move out. Advice to landlord: Be more responsive to tenant issues.

Pros: Wide stair case. Cons: Bed bugs infestations, rodent infestations, noisy neighbors. Advice to landlord: Take care of infestations properly, don’t blame tenants and provide misleading information when you know there are infestations in multiple units.

Pros: 1. Spacious Rooms, for the area 2. Quiet Neighbors 3. Well kept, clean street 4. Friendly Super 5. Management is super chill Cons: The small things wrong with the apartment will never go away or be fixed. 1. The shower temperature is impossible to establish. Wouldn’t be a huge issue, ACCEPT that the temperature options were by no exaggeration unbearable. Freezing or Boiler-hot. And it will sneak attack mid shower when you think for once you’ve finally cracked the code. 2. Odd smell in the floor board of hallway. I thought something died. But smell would return regularly. People would come over and remark about the smell without prompting. 3. Management is generally chill, but that becomes a problem when you need them. 4. Kitchen faucet head needed to be replaced. And management pretending to be on it, until i finally just fixed it myself a month later. Advice to landlord: If you want your rent on time, please don’t leave your tenets waiting for much needed repairs.
