Pros: got a great deal on the rent initially when I moved in during the peak of pandemic Cons: Cockroach problem, did not resolve with exterminator visits - See pictures for just a small sampling of the dozens of examples. Rent continued increasing over 20% YOY multiple years in a row, no longer explainable post-pandemic and in light of pest problems. Obviously not luxury as advertised. I now live in a nicer building in the area for much less.

Unit 7E Pros: We love our neighbors, we love our doormen. The view is gorgeous. The pool while pricey is nice. Cons: The management is brutal. They raise rents in the 18-23 percent range on every new lease and don’t let you negotiate. They market and keep trying to price the building as ‘luxury’. It’s not. It’s a nice place to live but old and not worth the current prices. Advice to landlord: Care about your tenants

Pros: Nice views, close to the water, nice staff Cons: Had a mouse, exterminators couldn't get rid of it for 2 weeks Advice to landlord: Dont leave food out

Pros: Good sized apartments Cons: Leasing staff completely lies about inventory, pricing, and negotiations. They also do not honor referrals. They're extremely rude. There is always a price to pay and amenities are never free Advice to landlord: Fire your leasing staff - the manager & his employee were terrible. They owe my referral $500.

Unit 19J Pros: River views, pool, nice size apartments Cons: Windows are thin, very cold in the winter, late with the rent, they put a notice in the door Advice to landlord: Change windows

Pros: Beautiful Views Location Noise level Cons: Management is unnecessarily rude. At one point, I felt like they simply enjoyed contentious email exchanges. Old apartment finishes Run down amenities (they also charge a mandatory amenity fee but leasing agents like to keep that on the DL before signing the lease) They charge for water! Which can get pricey when their apartment toilets continuously break and start running. Tenants let their dogs go to the bathroom on the premises (courtyard lawns) and I’ve seen multiple dog poops IN the lobby area and the person obviously just left it for someone else to clean up! Advice to landlord: Kindness goes a long way.

Pros: The location on the Hudson has the feel of living in a resort. Close to the the 2, R and 4/5 subway lines. Many dining and shopping options close by. The building staff and on site management staff are very nice and care about the residents. The common area is nicely maintained. Cons: The complex is advertised as luxury and it is A minus at best. Quiet inside and out except if you face the courtyard when the Sanitation trucks are there at 7am and when a forklift operator allows the machine to beep in reverse incessantly at 3am. At lease renewal the rent is increased to whatever the market will bear; NON negotiable. Expect 15% to 30% year after year. Advice to landlord: No use, as any advice will fall on deaf ears.

Pros: Love the building, love the views, love the size of the kitchens Cons: Maintenance is responsive but doesn’t always fix issues.
