Pros: Some doormen are nice. Some views are nice. Does not justify the crazy rents. Cons: It is NOT a luxury building. Doormen cannot do their jobs from dealing with packages, multiple tenants had stuff stolen from the building. Security is joke, management company is unresponsive at best and aggressive at worst. Management employees are disrespectful. When i reported a theft they said nothing is going to change, too bad. Units are generally sound proof but not insulated well for heat. Electricity bill comes from a random third party affiliated with the owners and charge significantly above market rates. Apartments are tiny, kitchens are comically small, one laundry room for the building with most machines covered in dog hair. Elevators are never working properly and its normal to wait for 15 minutes just to be able to go or down. Everything is done at the cheapest possible cost. Advice to landlord: Check in with your tenants to see how things can be improved. There are many things that can be done for very little effort that will have a great impact. Check in on your management. They are disrespectful to the tenants.

Unit 5F Pros: Clean, quiet, large apartments, extremely friendly and helpful doormen (especially Ed). No disruptive neighbors. Most apartments have beautiful views of the Hudson River. Maintenance is very responsive and prompt and fixed every issue I’ve had. Cons: This is a dog friendly building and there is pee EVERYWHERE. some tenants let their dogs pee in the stairwells and it does not get cleaned up very often. Everyone else lets their dog pee on the sidewalks outside so walking to and from the building is a minefield of pee and poop. Advice to landlord: Do a better job of managing the dog owners and cleaning the pee from everywhere.

Pros: Great location, clean, responsiveness towards fixing issues Cons: Very unaffordable rent increases, wasn't a fan of their amenities

Pros: Good location and decent floor plans Cons: Finishes in the apartments are old and need updating. Neighbors constantly smoking. Sidewalks around the building are always covered in dog poop. Advice to landlord: Do something about neighbors smoking

Pros: Super clean Doormen are awesome, package system is easy The staff in general are great Apartments have incredible views and are spacious You never hear noise from another appointment Proximity to the river is unmatched Cons: The apartments are pricey

Pros: Layout of apartment, closet space Cons: Toilets are weird, there’s a fee for the pool that goes unmentioned before lease signing, though they publicize the pool Advice to landlord: Charge less

Pros: Very family friendly, calm. Management is very responsive to any issue that come up. Cons: Thermic isolation of the building is not so good, what makes the A/C cost high. Advice to landlord: Pool tickets should garantee at least half day access.
