Pros: Quiet neighborhood and nice family area. Close to Brookfield Cons: Not much around in terms of food, roaches, heater didn’t work quite well

Unit 19k Pros: Clean, modern luxury building with nice amenities. Right on the water, great views. Nice staff Cons: Cost to have access to the pool is kind of ridiculous ($25 per person per visit) - should be a flat amenity fee if anything. Rent increases were so ridiculous we had to move out after just a year, management was not open to negotiation Advice to landlord: Consider a flat rate for pool/gym access rather than separate per-visit fees. Make rent increases more reasonable/work with your tenants (especially those who were never an issue/always paid on time)

Pros: Air works well Clean Quiet Cons: Management is extremely rude and not accommodating at all. They will yell at you for their website not working. They will turn off your auto pay and not tell you so that you have late payments. When you bring it up to them they don’t respond or say they don’t care. Advice to landlord: Have better efforts to be nice to your tenants

Pros: I enjoy the size of the apartment and the amount of storage space it offers. Additionally, all the tenants I’ve met have been very friendly and welcoming. Cons: I know previous reviews of this building say the noise is not an issue but I will warn that if you move into a studio apartment here, that is unlikely to be the case. My studio is the result of faulty subdividing of a larger unit causing me to hear everything my neighbor is doing (talking on the phone, playing music, watching tv, vacuuming, cutting vegetable, sneezing, etc...). Both my neighbor and I have contacted management about the issue and they have ignored our concerns. I understand NYC comes with noise but I have never lived in a place where so much noise has come through the wall and where management has been so unresponsive and neglectful. Advice to landlord: Insulate the walls between apartments and respond to your tenants when concerns are raised.

Pros: Location is great and the view. Cons: Not very clean. There is no upkeep on outdoor space. Front garden area is so much nicer in pics than in person. Laundry room has no video camera and my times have been stolen. The back green which is meant for everyone to enjoy is basically a playground because everyone takes there kids there to run around. The building really needs to control this - really not fair to every other resident. Parents, just because you have kids and there’s a green area doesn’t mean it’s your personal playground!!! Huge part of moving in was due to the common areas but they are literally a playground for children. It’s extremely frustrating that we cant enjoy the space. Advice to landlord: You guys need to clean more and have more landscaping upkeep. The back green is covered in bugs and bird waste. Also - your only residents aren’t families with kids. A big portion does not have children and literally can’t enjoy the common areas because you allow parents to treat it as a playground. This needs to be addressed. Can’t even sit on the lawn without having 20+ kids screaming and running. It is NOT a playground!

Pros: Nice location nice building staff Cons: The management is the worst, they aren’t responsive, they aren’t professional and sometimes rude. No flexibility about the Covid struggle. Advice to landlord: You should really try to recreate a sens of community by changing the way the management works.

Pros: Pool, location, nice doormen Cons: Management never steps in with disputes among tenants. They raised prices during the pandemic in 2020. They lowered prices for new tenants during pandemic while hiking current tenant prices by over 2% or a few hundred. Loud neighbors. Dogs pee in stairwell. Windows and AC unit are not sealed, making it windy and icy during winter months. Maintence is horrible and cannot fix anything. Advice to landlord: Stop raising rent during the pandemic. You inky care about the rent stabilized people but not other tenants. When you have over 20 empty units going for $1000 less than market value and hike up everyone else’s during a pandemic with no comprise, it sends a bad feeling and message.

Pros: Great community and location. Cons: As long as you don’t have any problems your fine. But contacting management with issues generally is an unpleasant process. My lease renewal was during Covid and management’s willingness to extend any courtesies was non existent. No extension (even a few days), no flexibility with moving times due to difficulty obtaining movers or freight elevator times. Despite management having any availability due to Covid protocol. Also, I promise you that they will follow up to make sure that the apartment is in great condition and charge you if anything is not pristine. I was also charged for electricity after my lease term. Advice to landlord: Be kinder. Gateway is the epitome of the New York City landlord that doesn’t care about their tenants at all, I’d work on that.

Pros: Access to the park, has a pool, roof deck, spacious apartments Cons: Very old levels of finish, quality/politeness on management, cleanliness, “cheap” practices and tendencies, shortsighted when dealing with problems Advice to landlord: Improve customer service and management tone. This is advertised as a luxury building but corners are cut where ever possible when it comes to cleaning and up keep. Policies, such as if you are locked out you are charged, or if your package is held longer than 3 days it is sent back are not best practices for luxury apartments in NYC
