Pros: Staff is super friendly and helpful, building was recently renovated, neighbors are all very respectful, close to major subway lines Cons: I did have one cockroach problem but the building took care of it immediately and then I never saw them again

Pros: Most of front desk staff is very friendly and helpful. Location is great. Roof decks are scenic but underutilized Cons: Elevators always broken, rarely 4 in working condition. Plaza is pretty noisy and has gotten progressively more unsafe and busy. Building is in need of renovation, recent hallway and lobby remodels helped. Roof decks could use better furniture

Pros: Building staff were great and responsive; my unit faced the courtyard and was so quiet; condo building so depends on the owner but mine was great Cons: The floors were a bit thin (my upstairs neighbor left their alarm clock on when they went out of town and I could hear the beeping); fire alarm in the kitchen easily went off which made it hard to cook sometimes

Unit 23F Pros: The staff at the building is very good - very proactive in delivering your packages and discarding large recyclable items/garbage. The location is convenient and close to major subway stations. Cons: Water pressure is ok for the 2bed apartment we are in. If one showers, the other water pressure will be low. Sometimes the surrounding area could be loud.

Unit 17C Pros: Great, warm friendly staff Prompt garbage management They literally will packages up to your door Beautiful views on the city and Hudson, great sunlight if you're in sun, east or west facing apartment Amazing location, literally 5-10min walk away from virtually every major subway line Nice Rooftop that no one uses, felt like a private roof most days/nights Beautiful plaza that you can sit, relax, work in during the warmer months Cons: Expensive You have to tip staff at winter holiday and probably each time they help you with you something big (like you technically don't HAVE to, but really you should bc they do a LOT for you)

Pros: * friendly staff * laundry/garbage almost every floor * clean Cons: * paying $450/mth for AC in the summer with new PTAC units. haven't been able to figure out if there's something else going on * minimal amenities

Unit 2W Pros: Building staff was always great and on top of things, 24/7 front desk presence, building issues were resolved promptly. Nice private courtyard for tenants and decent roof in the middle of Hell's Kitchen. Laundry and trash on floor was convenient. Cons: Condominium building, so ymmv depending on the unit owner/landlord. Large AC units next to windows which can flood if not properly maintained.

Unit 2X Pros: - reliable and kind doormen and staff - 2 spacious terraces - 2 laundry rooms on every floor - courtyard garden - common spaces well maintained - location (2 mins > away from A/C/E) - never* saw a critter/vermin Cons: - No indoor lounge space for residents

Unit 3J Pros: THE STAFF. Super caring and for such a large building, they truly know their residents and offer a personalized experience, so to speak. The building was always clean and any maintenance requests (I had maybe 2 in 2.5 years and nothing major) are handled promptly. I rented directly from a unit owner and she was always responsive as well. Sun decks are great :) Cons: To be fair, I was on a lower floor and faced the plaza between 49th and 50th, and with two restaurants there it could get noisy, even through the night. It’s a busy area. The only thing that truly drove me crazy was the sound of the pipes in the walls - that loud clanging sound as they heat up. It’s LOUD. But I don’t think it’s anything the building can control, so no points deducted - just beware if you’re a light sleeper! Advice to landlord: Keep it up! I thoroughly enjoyed my time there and I do hope the neighborhood has recovered from COVID and is bright and bustling again!
