Pros: - Super friendly and helpful staff - they fixed every request (i.e. snaking a drain, broken AC unit, etc) within 24 hours - Mail is safe and quickly organized - electronic keys Cons: - the roof access is limited and the roof itself is not very built out - the building itself is a bit old and outdated Advice to landlord: N/a

Pros: Lounge, relatively quiet, Cons: Doormen, hallways, walls shake if door is slammed Advice to landlord: Not secure. Anyone can walk in

Pros: Amazing doormen and super. I lived here for two years and loved them. They always came through when I needed anything. Cons: The facilities and many of the apartments are dark. The facilities such as the gym, movie theater, and lounge are extremely dark and have strict rules. No eating or drinking in the lounge. It’s awkwardly quiet in the lounge and gym. You are only allowed two guests in the lounge. Therefore, you can’t have a good time in the facilities since you’ll be scolded by the attendant if you make any noise louder than a whisper. In a lounge you should feel comfortable to drink a glass of wine while reading a good book, but no beverages allowed. I also had a huge water leak while living here the second year. The building made it right though by paying for a hotel for the week while repairs were made. Advice to landlord: Improve the lounge and its management. Improve the roof.

Pros: Nice building in good location. Convenient laundry valet service. Friendly staff. Cons: Dark apt with zero natural light. Hallways need updating. Advice to landlord: Update the look of the floors/hallways. Keep a doorman at the door during late night hours.

Pros: The only positive I have is Friendly staff. Cons: Would not recommend! Elevators constantly breaking down, don’t respond to emails, shut off water without warning, don’t fix issues you report through their platform. Advice to landlord: Answer your tenants emails, Give assistance during a pandemic, don’t charge full price for amenities when you don’t offer them.

Don't be fooled by the grandiose stunning front lobby or the "thrill" of the Wall Street address. This building is a "must avoid." My 2nd year here and I won't be renewing. If you miss your college dorm room days, you can relive them here. Apartments are mostly crammed with just out of college friends who put dividers up, party and crank music which you will be forced to listen to as the walls are paper thin. The halls are filled with the smell of weed, which may be a good thing for you - not for me as it comes under my door and I don't always wish to smell someone else's weed after a long work day. If you complain about sound issues, the front desk says they will call the tenant but nothing ever happens. The elevator banks - 4 of them - are always broken. A maximum of 2 will work at any given time and if you dare try to ride them in the morning or after 5 you will be waiting quite a while as 37 Wall Street rents 4 full floors to "The Lehman School" - basically a private middle school and high school for elite mega rich overseas kids. It's a massive dorm room complete with kids dressed in Louis Vuitton and Gucci and fluffy slippers elevator surfing from floor to floor all day to visit their friends on other floors. As a result, the elevators get jammed up. The rooftop is nice, but rules rules rules - no liquor/open drinks and the roof closes at 10pm, which is way too early. The roof has signs "No Smoking" yet everyone goes up there to smoke. The health club is nice but only one single exercise bike is there to serve 400 tenants LOL. You will never get the bike. Three jogging machines, LOL. I mean seriously. The repair team is always backlogged and you will wait a while to get anything fixed. The laundromat is nice. It's kept clean. The maintenance crew -- even though they are slow -- is also very friendly. Also, since Covid, the fitness center is only open from 10-6 and closed weekends. That means if you have a job and work, no gym for you. It is closed by the time you are done with work. The bad outweighs the good here and you will get over the luxury address and fancy lobby quite fast. Do yourself a favor and Avoid. This is not a building for professionals and those who aspire for the best - it is for the party crew, college grads and little rich kids.

HORRIBLE, HORRIBLE apartment. I live alone in a studio/home office unit and since the day I have moved in (only 3 months) I have encountered numerous problems. The maintenance is slow and does just enough to close all my open requests and now I am dealing with a cockroach problem. Walls are super thin and I feel like I am living in a dorm room. I pay high rent for a poor apartment. I would do anything to go back in time and take back my decision on moving here. I don't plan on renewing and am even looking to hopefully get out before my lease ends.
