Pros: The staff in the building is great. They are personable and responsive. The gym is incredible and included in rent. The rooftop/amenities floor is well maintained and a great bonus. Cons: No major cons.

Unit 7L Pros: Super was very responsive to apartment issues. Amenities are great and staff kind and courteous. Cons: Pest management was somewhat of an issue for our 7th floor unit. Hard to get in touch with real estate agent in advance of lease renewal.

Unit 25B Pros: The views, rooftop, amenities. Cons: This building was built in 1987 and has many apartments that haven’t been renovated and are in very bad condition. Such as apt 25B, owned by Yaniv Ben Moshe and sister Adi Cohen, they rent directly to tentants. When I moved in the apt had a rotting kitchen floor covered with plastic. The granite bathroom counter was broken off in half, rusty radiators, walls that clearly weren’t painted in many years. Cheap appliances that were at least 20 years old. Wooden floors with holes and stains in it and many splinters. The landlords (Yaniv Ben Moshe and Adi Cohen) told me that if I paid the rent 1 year in advance they would renovate the entire apartment immediately, and told me that I had to pay $400 a month more than I initially was told because of the renovation. I paid them the rent 1 year in advance. The renovation turned out to be Yaniv (the landlord) coming over every single day and literally glueing the bathroom counter together. I asked if the apartment could be cleaned before we moved in, they refused. I asked multiple times if their old furniture with holes in it could be removed, they refused (and charged me for it monthly for 4 years!)They told me they were going to paint the apartment (which is the law in NY, every 3 years) they refused. They claimed the floor was going to be renewed, they didn’t, they told me the kitchen counter was going to be replaced, they didn’t. They charged me 2 months rent as security deposit (which is illegal in NY). It is required by law that the security deposit is kept in an escrow account and the tenant should have the name and account details, also the tenant should be paid interest on that amount, they did none of this. Also throughout the tenancy Yaniv Ben Moshe told me multiple times that I’m weak because I’m a woman and kept harassing me that he has to come over to “check” if I’m cleaning the apartment!!! While overcharging me for his old apartment. Would he have done this if the tenant were a man?!! To make matters even worse when the lease was up they claimed that I “damaged” their apartment and kept my 2 months rent security deposit that was illegal for them to have to begin with. The apartment was in the exact same condition as when I moved in! Beware, landlords are desperate these days, especially in old buildings. Adi Cohen rents out apartments at different locations in the city. This is how she and her family operate! I have pictures and witnesses to confirm my claims. Advice to landlord: The building property owner shouldn’t let the condominium owners do as they please, and scam their tenants. It’s giving the building a bad reputation.

Pros: Large amenity spaces, very quiet units, and the friendliest staff. Recent elevator renovation. Cons: The building is a little far from everything. Hallways and decor are a little dated but will be renovated soon (designs are posted in the lobby).

Pros: This is a white glove building with great amenities and a wonderful staff. Loved living here for 8 years. Cons: The jacuzzi didn’t always work Advice to landlord: Beautiful building just stay on top of fixing little things like jacuzzi and sauna

Pros: I am very grateful to rent this apartment during a pandemic because of the amenities. - free gym with classes - rooftop - sauna - hot tubs - pool - in house dry cleaners The laundry room is on the 3rd floor, not the basement, which makes me feel better about doing laundry. I hate basements. It’s the best building in the City in my opinion. Cons: The condo board is so strict but I just keep to myself. They had some debate over remodeling the kids’ playroom, but that didn’t affect me. Advice to landlord: I got nothing, sorry
