Pros: The staff you interact with daily, i.e. doormen, maintenance, and package room personnel, are wonderful. They’re genuinely friendly, consistently helpful, and often go above and beyond. The building itself is beautiful and generally well maintained, and the gym membership is very affordable. I also met some great neighbors while living there. Cons: Management has been disappointing. After I moved out, they became largely unresponsive to my inquiries about my security deposit. It has now been 4 weeks, and despite 4 emails and 1 voicemail, I’ve only been told they would look into it, with no clear update or timeline. Advice to landlord: Return the deposit. Stop ignoring former tenants emails.

Pros: Staff is amazing. Overall great place to live Cons: The rent increases make it difficult to feel at home. Rent has increased by almost 60% in 5 years, and even more if you include the covid discounts.

Pros: It's a lovely place to live. The units themselves are mostly constructed very well and are comparatively large. Feels like a real community, my dog loves it. It's very... comfortable. Cons: My rent increased by 60% in four years. I concede that the first term was atypical (because of COVID depression in the market) and I expected and planned for a significant increase. I did not expect or plan to eventually be given a new lease term where I'm paying $6000+ for this place... The apartments are nice, but there is no version of this world where that's a reasonable amount to ask for. Some idiot will pay it, and they'll point to that and say, "that's market value." But there's nothing spectacular about the building. Certainly nothing has improved with it or my unit. Objectively it's worse because things decline over time. Every month the water to the whole building is just turned off for a whole day, or the heat doesn't work for a week, etc., etc. It's an old building and maintenance is probably very expensive; they're probably passing that off to renters. If that is what's going on, they won't be able to keep this up for much longer. I don't know what number is too absurd. I would think that $7100/mo is well beyond that that figure, but right now on their website, that is what they are asking for an 880 sq. ft. 1BR with truly nothing remarkable about it. Advice to landlord: I don't know, market value this or that or whatever

Pros: The staff are so friendly, never had a major pest incident (reads: mouse or rat), and you get tons of space. Also can’t beat utilities being included! Cons: Some parts of the building and apartments are just old and constantly broken down. There are also quite a few unhoused people always loitering around.

Pros: Beautiful street, near High Line, incredibly responsive management and maintenance, apartments are very solidly built so very little noise, common areas are spotless at all times, very good security, friendly staff, complex runs seamlessly Cons: Dogs take over 24th street so have to step around their mess Advice to landlord: Clean 24th street more regularly, ensure that tenants curb their dogs

Pros: The building staff is wonderful, as are the apartment layouts. Cons: Not management's fault but there is so much more siren noise outside than there used to be. Advice to landlord: Lobby NYC to turn down the siren decibels

Pros: Well-staffed with friendly and professional staff, especially the doormen and package room concierge team. Your get to live in a storied pre-war building that everyone knowns and has a reputation for attracting artists, designers, and other creatives, as well as a few celebrities over the years (though they most likely lived in the co-op apartments and not the rentals). Steps from the High Line and a decent amount of good restaurants and retail. Prices feel fair and Rose Associates management quality is above average (I also personally think it's better to have an institutional property manager than to rent from an individual or mom-and-pop landlord in NYC). Cons: Pre-war building comes with the typical issues: old heating system is hard to adjust, apartments have been turned dozens of times and there's some sloppy painting and/or finishes in different spots.
