Unit 7U Pros: As long as you don't have any issues, it's a fine place to live. As soon as you have to deal with maintenance or the owner, you're screwed and I hope you have a lot of time to waste. There's a dog park on the premises that is mostly open. Cons: Dealt with a mouse infestation for a year. Had building maintenance come to the apartment a dozen times before we could finally get them to send out dial-a-bug. None of this fixed the issue and we caught 12 mice in a month-long period. At this point, we stopped using the kitchen completely as droppings were found in drawers and all over the stove. After 2 dozen visits from building maintenance and 4 visits from dial-a-pest, maintenance said there was nothing else they could do for us and we should contact the owner. We chased after the owner for a week and half for them to try to scam us by saying that they would let us out of the lease early if we agreed to forfeit our security deposit (this isn't legal!). Regarding the mouse issue, we heard from maintenance that this was a larger issue not isolated to our apartment, so be careful.

Pros: Apartments are a nice size for New York City. Everyone who lives in the building/complex is really friendly. The 2/3 express trains are nearby and the 4/5 and A/C/D are a short walk. Cons: My apartment faces 132nd street and it can get rather loud. There’s the occasional roach and water bug but the exterminator comes regularly. Advice to landlord: The building could be a little more modern or use technology a little better. Send email updates or use an automated system to notify residents of packages. The leasing office could also be more responsive.

Pros: A nice community, has balconies, a nice view of trees in courtyard, area with lots of restaurants, close to subway Cons: It is extremely hard to get help on maintenance issues - someone will tell you they’ll take your info and get back to you, but they either don’t or they promise someone will come a certain day and they never do. It involves lots of phone calls to eventually get help. Advice to landlord: Fix the customer service and process of maintenance repairs. Spruce up hallways.

Pros: The rents are reasonable for the size of the apartments. Cons: The building “services” are severely lacking. The staff ranges from non-responsive to perhaps clinically dead. The management is incompetent, the maintenance staff has “no showed” several times, which means you spend all day in your apartment waiting for them. The laundry room is filthy and it’s a game of chance waiting to see if the machines will work after you put your money in. I have personally seen mice, roaches, and other vermin in the building. Advice to landlord: Property owners with pride do more than cash the rent checks.

Pros: Large apartments. Great doormen. Close to subway. Quiet building. Relatively clean. Moderately responsive to maintenance. Cons: Garbage chutes are too small, so you need to take large trash as well as recycling to the basement. Although I haven’t seen any roaches in the basement in the past year, the garbage room can get nasty. Hallways are very dreary. Hallway rugs are ancient and nasty. And Olnick did try to rip lots of us off, but class action suit took care of that. Advice to landlord: Spend some money on renovating hallways, lobbies, and garbage shoots.
