Pros: The doorman are great! Especially the ones that have been here awhile. Cons: - Constantly told someone will come to your apartment and then they never show to fix things, or if they do they look at it and have to come back another day. - If facing Malcolm X Blvd there's a lot of street noise - there is not much around since half the block burnt down. Worry if they ever build there as it'll be a year/s of construction if they get their tower approvals - if you're not on a rent stabilized lease (check with DHRC as they lie) then they'll jack up your rent to eye watering levels. - don't believe anything they promise before you sign the lease - any improvements they promise won't be done. - heating was fine for years but has been terrible for the last four. I heard they had to blow torch a neighbors pipes to defrost them. - if you're near the dog run expect barking early and late at night (This did get fixed after 2 years of complaints) - Had an assault in their laundry room but never notified the tenants. - People constantly get stuck in the elevators. Advice to landlord: Listen to your tennants

Unit 9B Pros: We moved in here when I started high school and I stayed until I graduated, my parents are still there until they move to Paris later this year; it’s well managed, the neighbors are friendly, and the doormen are so nice and helpful! A good place to raise a family. Cons: The walls are too thin and in recent years some neighbors have been too transient

Pros: Most neighbors are nice and friendly except when they let their pets pee in the elevators and don’t clean it up. Cons: If you are rent stabilized, they treat you as less than the other tenants. Been waiting for 6 months now for my replacement refrigerator (refurbished non frost free unit) and a new oven (original to when I moved in 23 years ago and it was leaking gas). Gas was turned off about 6 years ago now. I’m just done! Oh I forgot to mention that they never completed the other repairs to my unit. Advice to landlord: Treat ALL of your paying tenants the same! No discrimination.
