Pros: Nice staff, a variety of generous studio floor plans, amazing XXXL sized rooftop deck with views of Empire State bldg, Freedom Tower, & Statue of Liberty. Cons: Does not enforce no smoking policy very well. Fitness room is dark & small. High rent. Advice to landlord: Lower rent & hire a dedicated staff to manage package / mail room

Pros: Incredible location with some incredible units with stunning views, quick access to west side highway and tons of quintessential restaurants in west village or meatpacking, huge outdoor space, laundry on ground floor, quick walk to 14th street subway or Christopher street path train, friendly staff, building manager here daily Cons: Walls/floors are paper thin so if you have noisey neighbors or heavy walkers you are in for a touch time (we personally woke up every single day to the heavy walkers above us), we also informed building management of the noise multiple times and nothing was done, roof construction was held until summer months so the majority was inaccessible to use, machines in the workout room will often be broken same with the laundry card dispenser. Rent increases have been steep

Pros: Unbeatable location, large units, very helpful doormen and staff, flawless mailroom execution, nice roof deck and amenities, good AC/heating, no pests/rodent issues unlike most of NYC. There’s also a dry cleaner next door. 100 Jane doesn’t have a doorman and 110 Horatio has much smaller units so 95 Horatio is the best in my opinion. Would highly recommend this apartment. Cons: The building’s walls have bad soundproofing. You can hear conversation-volume speech from neighbors (through the walls) depending on where you are situated within your unit to the point where you can even hear the sound when someone is putting up their blinds or opening a window for example. Parties, etc. are easily heard but neighbor dependent - based on who I see around the building, tenants generally skew 30+ so it’s not a very rowdy crowd. Most neighbors recognize this and people keep the volume down.

Pros: Full service building. Good deliveries. Great laundry room. Well maintained. Great location. Fabulous roof. Cons: If a noisy night or moves in,it can be a nightmare and the management doesn’t help. Advice to landlord: Don’t rent to trust fund kids still in party mode. M
