Still relatively new at The Victory, but so far very happy with living here. The doormen are lovely, maintenance is quick to reply. The location is awesome - right in Hell's Kitchen, with awesome communications everywhere. You're 5 minutes from Port Authority, from where you have a,c and e subway lines, and just about any bus you want. 10 minutes stroll down to the high line, 15 minutes to Central Park. All possible groceries within minutes (though I'd love a Trader Joes nearby). The apartment isn't exactly luxury, we're talking a 12 year old building here, but the sq footage is great for the money. They might have been raising rents, but hey - Hell's Kitchen is THE hottest real estate area right now, and rents are sky rocketing everywhere. Check neighboring buildings - same thing there. 8 floor terraces are amazing, the fitness center and lounge very nice. Noisy? It's Manhattan, of course it's noisy. But I haven't heard my neighbors a single time... Only real downside - resident services, the department at Durst Fetner that is supposed to "serve" residents, SUCK. They really won't help you with anything, and their attitude is horrible. Completely pointless to have such a department, if they don't care anyway...

I lived in this building for 5 years and the management has changed and is now terrible, which is why I am leaving. They have raised my rent over $300 (about 14%/year) for the past 3 years and it has just become ridiculous. Do not think that they will not do this to you as well. Most my neighbors that I have talked to have also told me how the rent increases are completely ridiculous. They say the are rent stabilized, but I assure you, it will not apply as they make you sign a rent concession waiver.

Yes, my studio was beautiful. And yes, the building is relatively nice. However, do NOT underestimate how inconvenient it is to live in this location. First off, 3 avenues from the subway is a huge PITA. And, living in such close proximity to the heart of times square & port authority was AWFUL. I never felt safe living in this area. In fact, my purse was stolen within the first 3 months of moving to this neighborhood. Secondly, while the doormen were total sweethearts, they were NOT attentive in any way shape or form. In fact, I had various friends who would just walk into the building and were not stopped once. I lived in this building for 2 years - I'd say the rent was "reasonable" initially, and then after my second year they tried to raise it substantially. No way in hell is a studio in that location worth $2700 . In fact, anything above $2300 is just absurd for this neighborhood. Hello, did management forget it's 10th Avenue? Lastly, I cannot BELIEVE how long it has taken to get my security deposit back. I've lived in 4 other buildings in NYC, and each management company had sent me my check back after 1 month. It's been over 70 days now, and this is just absurd. Based off of these factors, I would NOT recommend for anyone to move into this building.

We looked at soooooo many apartments! We knew when we found this apartment, it was the right decision. We signed a two year lease and 5 months later, we are glad we did. The staff is really helpful and friendly, any maintence issues are responded to quickly (thanks, Mark and Eddie), and the amenities, though they can use a bit of updating, are very convenient and afforadble. I use the roofdeck all of the time. My partner enjoys the basketball court and the BBQ on the sundeck. Our apartment happens to be a corner unit with floor-to-ceiling windows, so our views are pretty sick. The apartments are really spacious and have good closet space. I can see us really putting down roots here. We recommended the building to other friends of ours and they gave each of us an Amex Gift Card when they moved in. It's little things like that that make us happy with our decision.

It's shocking that this building is 10 years old (2002), because it feels 30 years old. I've lived in another rental building built also in 2002, and the Victory is just 9000x worse. Everything is of the lowest/cheapest quality with the sole exception of the "granite countertops," which are nothing but a marketing gimmick and the only nice thing about the apartment... Clearly meant as a distraction! CONS: ((1)) The windows are the cheapest ones they could find and are impossible to open and close and are poor-mediocre at blocking the sound of noisy area. This is a huge problem if you're on 10th avenue with truck horns, trucks hauling empty dumpsters down the bumpy road, ambulances, and police cars. ((2)) The metal apartment doors block 0 sound.. hallways and trash room are an echo chamber, so you hear everything from the hallway, including glass bottles clanking, doors slamming, and neighbors yacking on the phone waiting for elevator, and I was farthest apartment from the elevator! ((3)) Hallways often smell like garbage. ((4)) The refrigerator is the least expensive full-sized refrigerator sold ($450-ish new), and certainly does not go with a $5,000/month apartment, sounds louder than a diesel engine (it's broken somehow) and they refuse to fix. ((5)) The 1970's style parquet floors are ugly, and each piece is slightly warped, so there are air spaces between floor and sub-floor, causing even a dropped pair of scissors to sound as loud as a bomb, and they do NOT allow carpet. ((6)) The building has 1972-style popcorn ceiling EVERYWHERE in the apartments and hallways that is just disgusting, and I don't know where they even found that material in 2002! Also, the popcorn ceilings actually enhance sound echos somehow. ((7)) The paint (walls/windowsills/etc) is of the lowest quality and windowsill paint bubbles up. ((8)) They paint over everything, even things that shouldn't be painted over, including wallplates and fire spriklers. ((9)) Closet layout is HORRIBLE. If you have clothes, forget about being able to organize them. ((10)) A mirror only instead of a medicine cabinet in the bathroom.. virtually no enclosed storage (are you kidding)! ((11)) There's no FIOS in the building because, according to Verizon, the building refuses to let them put in their wiring, a testament to management's attitude that they won't accommodate an improvement, even when free and handed to them. PROS: ((1)) Friendly doormen ((2)) Good if you own a car and drive to work (coupon for $200/mo parking in the building available from the parking company's website) and live on one of the top 3 floors.

I have lived in Midtown West/Hells Kitchen for almost ten years now. I have been living at The Victory for 4 of those years. I just renewed my lease and though the rent did increase, I felt that it was still a better deal than the rest of the buildings in the neighborhood and I know that living here I am getting great service (Jason, the doorman, is great), a clean place to live, and alot of space (especially compared to the new buildings in the neighborhood). I work long hours and the Victory is a short walk from work, but not in the hell hole people call Times Square. It actually has a great location, CVS in the building is convenient, Food Emporium across the street, etc. Overall, it is a good place to live if you like space, convenience, amenities, and a non-snobby atmosphere.

This building is located at the entrance ramp to the Lincoln Tunnel so there's loud truck and bus traffic non-stop, 24/7. If you live here, you'll need earplugs, Ambien, valium or all three. The windows are cheap and don't close properly so noise isn't muffled. Black grit and soot from all the exhaust seeps into your apartment. The building is not aging well - plumbing problems all the time. There are a few nice people working in the building but it's an uphill battle keeping up with maintenance. The people in the leasing office are out of touch. The views are nice, but for the price, there are much better places to live in Manhattan.

I just moved to The Victory about two months ago and my experience has been really great so far. The staff was really accomodating in setting up my move-in and even when I got to the building, they helped me with a few things in my apartment. The doormen and Leasing are really accomodating too. My neighbors are friendly and I have a few friends who live in the building, so that probably helps too. I got a $500 Amex Gift Card because I was refered to the building and my friends got one too for recommending it to me. Since moving here I have referred friends to the building too. I signed a two year lease and I am really glad I did. They are constently making upgrades to the gym and amenities (they just put in an arcade room), which is nice to see. I also work alot, so I use their conceirge services for things like a cleaning lady and to send my laundry out. It's nice to just have a convenient place close to work that is clean and quiet.

Occupied a convertible 2BR on a high floor in this building from 2010 - 2011. Here are the pros / cons: Pros: -New building -Clean lobby & facilities (gym, etc.) -Friendly doormen - Jason in particular is a great guy -Proximity to grocery store (Food Emporium), CVS pharmacy in same bldg., dry cleaners -Open roof pretty cool during summer months Cons: -Bathroom plumbing was not great -42nd Street is VERY loud (obv. not The Victory's fault)...even on our high floor, can hear trains, cars, and boats throughout the night with windows closed -Elevators can be pretty slow at times (4 for 46 floors) Neutral: -Walk to Port Authority is 2 avenues (~10 min), if that matters to you Overall a decent building if you are OK with the neighborhood. The new MiMA tower / YOTEL should help kickstart additional development in the area. Would recommend --
