Pros: I don't see any pros right now Cons: Too expensive for what you get - horrible construction with noise, dust, and fumes - loss of amenities (courtyard, gym, laundry, etc.) - windows can't be opened fully anymore - no privacy with construction workers outside of windows - air-condition has been covered from the outside - balconies can't be used anymore - water shut-offs because of construction Advice to landlord: Compensate tenants for what they have been going through

Pros: Staff is nice, apartments are reasonably sized, kitchens are large. Cons: Building sold over the pandemic. Nonstop construction, with no end in sight. Noise, dust, bugs, mess, leaks, etc. and the management company has done a very poor job communicating with tenants throughout. (Google the address; there are a handful of newspaper articles about it.) Advice to landlord: Communicate more openly and preemptively with tenants, especially about major upcoming changes.

Pros: location is great neighbors are good Cons: You will live in a construction zone and pay $$$$$ - an unbelievable amount of noise with all the construction - renovation has been ongoing for 3 years - construction will likely take another 1-2 years - dust and fumes - water is shut off on a regular basis - floors are covered in plastic - soon the entryway will be under construction too - the garden and gym are closed / under construction - management is not responsive to complaints Advice to landlord: Don't lie to your tenants and charge luxury building prices during a huge construction project.

Pros: The doormen are nice. There are no rats in the corridors. Cons: They started a major and unnecessary renovation in January 2022, changing the facade. The place has been unlivable during the day since then, especially the first few months when jackhammers would be constantly battering the exterior. The noise inside apartments has been deafening, louder than a subway train rushing by. All the landlord has done was provide foam earplugs, which of course do not help at all if you cannot watch tv or talk to your family. The landlord insists that everything is legal, and i believe him, but that does not make the building livable. This is a mixed-use building, with both marketrate and subsidised tenants, so this is obviously the usual way for a landlord to get long-time tenants to leave. Advice to landlord: don't play dumb. You know you have mismanaged this construction project. Admit your mistake and make reparations.

Unit 3H Pros: Doorman and maintenance team are the best in NYC. Wonderful, wonderful people and take very good care of building. Managing agency (A&E) is the polar opposite. Cons: Water turned off multiple times in a month, water bug issue plus an intense 2 year construction site. Construction hours are 8:30AM-5PM Monday-Saturday. It’s unbearable and managing agent offers no compensation. They are dishonest about timeline snd are not forthcoming of how impactful it is to residents quality of life. Advice to landlord: Be honest and transparent with people. Don’t charge luxury building prices during a huge construction project and then act surprised when tenants feel like they were lied to and taken advantage of. This is our home and we deserve respect and honesty. The construction project has negatively impacted the quality of life in the building. Take responsibility for your lack of concern for tenants while completely disrupting their lives.

Unit 18A Pros: staff is helpful and friendly Cons: A&E ownership is awful and unresponsive. Advice to landlord: your perpetual construction is forcing people out of the building

Pros: The building staff is nice and courteous. They keep the place pretty clean and maintenance responds promptly. The apartment is nicely laid out. Cons: The never ending construction. They are gut renovating multiple units on what appears every floor. They have lined the hallway carpet with plastic and since construction is still going on we walk through a construction site every time we exit the elevator. The building is now also doing external facade work which means them jackhammering away the brick. This goes on all day long and the sounds is beyond excruciating. Pretty impossible to work from home and you can’t concentrate or take any work calls. Can’t open the windows as significant amount of jacketed dust will be allowed in. Who knows what is in that dust and definitely don’t want you and your children breathing it in. The amount and length of construction was not defined when we signed the lease.

Pros: You get a lot of bang for your buck. Older building but you have all amenities. Building is overall clean and management is decent (compared to my other ny experiences!) Cons: Construction has been getting dragged on. Our floor had plastic covering the ground for close to two years.
