Unit 403 Pros: Management is responsive when you have issues. This is a beautiful pre-war building. Cons: Pest control could be better. I found dead cockroaches (HUGE!) in my apartment on several occasions in spite of keeping a very clean apartment. They are also raising the rent 40% for some tenants. Advice to landlord: Watch pest control.

Unit 50- Pros: Gym, rooftop, doorman Cons: For the amount of money you pay, it doesn’t add up for the services received. 600 square feet for 4k a month….

Unit 2006 Pros: Staff are amazing!! Responsive to maintenance requests and over my 5 years there I’ve been able to count on having hot water and a/c. Great experience. Cons: Neighbors could be noisy from time to time but not terrible. One of the elevators was out for a long time but two others were fine. Advice to landlord: You’re doing very well. Please keep being reliable.

Unit 3604 Pros: Attractive new interior design of Hanover St lobby and amenity areas on the mezzanine floor. Some units have a nice layout and views. Some of the staff members are unfailingly kind, friendly, and helpful. Cons: The management is lazy, extremely difficult to reach, unpleasant, etc. The staff are a mixed bag - some very kind and hardworking people who have been there for years, and some extremely rude people who have no business working in this industry. Laundry room is dingy and people will move or take your stuff. The laundry app is outdated and barely functional. Machines are frequently broken. You have to pay $3.25 for each. The Wall St entrance has been closed for years. No idea when it’ll be open again. Appliances in unit are cheap and often break down. Cleanliness is fair in common areas but not in the hallways. A massive dead bug will remain in the hallways for a week plus before ever being vacuumed. Advice to landlord: Fire your management and hire new people.

Unit 3103 Pros: Staff and building is great. Decent prices. Doormen great Cons: A ton of unreported burglaries. One girl we met woke up to a man standing over her bed. Ourfriend was robbed. The doorman obviously cannot keep track of 400+ people and they refuse to install any other security measures as if some cameras in the elevator and hallways would break the bank for their $5k/room building. Extremely shady/sketchy management. Have had problems with overpaying and them withdrawing over the amount multiple times as well. Careful with them. Advice to landlord: Make it safer. Install cameras. Doormen are incredible but can’t do it all.

The staff at 63 Wall Street are friendly, professional and attentive! Every time I need maintenance in my apartment, its easily done through the resident portal and the issue is quickly resolved. Overall great place to live!

Pros: I appreciated how clean it was and the new appliances. Safe building Cons: Expensive rent for a tiny studio. If it was cheaper it would be more worth it. Advice to landlord: Lessen the rent and have better amenities
