Pros: the apartment is very nice Cons: the building is horrible, always cockroaches and bugs, management is unresponsive or rude. horrible please dont live here

Pros: I loved the apartment I lived in for several years. Beautiful views, updated appliances, washer/dryer in unit. Cons: The management company is uncommunicative and dishonest. We went 2+ weeks without heat in the dead of winter. It was so cold I could see my breath in my kitchen. We had to fight to get the issue fixed and to get a concession that wasn't anywhere near what they should have given us. The lobby is dirty and infested with roaches. Advice to landlord: Please take your tenant's safety and sanitary seriously and abide by the law.

Pros: ONLY THE LOCATION Cons: NEVER HEAT DURING THE WINTER MONTHS, POOR GARBAGE COLLECTION, ELEVATOR IS MOSTLY OUT, THE LANDLORD A PIECE OF SHIT NAMED EDWARD OLSTAD (MD), DOES CARE FOR REPAIRS, IF YOU DONT WANT TO LOOSE YOUR MONEY, DO NOT RENT IN THIS BUILDING. MICE INFESTATION. Advice to landlord: TELL THIS ASSHOLE TO STOP BUYING OTER PROPERTY, SINCE YOU ARE PROVIDING SERVICES AT 736 RIVERSIDE DRIVE

Unit 4C Pros: Neighbors are nice ove Cons: This company is fraudulent, inhumane and won’t take accountability for anything wrong doing. They have kept us without heat all winter and are now calling our complaints “false accusations”. They barely upkeep the building with doors constantly open bc they are broken allowing anyone inside the building, including an intoxicated person who slept in the hallways. The building management company will ignore your repairs requests and emails and every contact attempts, constantly. There are over 400+ complaints about this building on HPD official website and most of them are about the lack of heat. We had the worst winter of our lives this year. It’s always dirty and stinky. Advice to landlord: Act like a human and take accountability for your actions

Pros: the view from our apartment was nice and it was easy to move in Cons: no insulation in our apartment, it was freezing in the winter. Packages stolen, unresponsive mgmt.

Pros: Good Price, renovated unit, elevator, spacious units. Cons: If you have any questions, concerns, or even worse, repair requests be prepared to text and the call the management company for days without a response. Advice to landlord: Be willing to answer when tenants reach out.

Unit D Pros: I liked the neighborhood and size of the apartment. That's about it. Cons: Dirty building, even dirtier management. The landlord is POS who does not respond to messages or calls. The management office is even worse. Yes, you have the luxury of saying you live on Riverside Drive, but it comes with pests, rodents, etc. Management is also negligent and will magically "forget" to give you a new lease for over a year. No responses to emails, calls, nothing. Best part? They will also only contact and harass you for the rent even while continuously ignoring the other thousands of problems in the building. Advice to landlord: Just sell it to someone who will actually care about tenants.

Pros: The best super, he knew all the tenants and made sure things were running smoothly. Rent never went up. M Cons: landlord takes forever to respond. After COVID started, they seemingly stopped the monthly extermination service and cockroaches started to appear more frequently. packages got stolen a lot & people would leave door propped open.

Unit 4a Pros: Proximity to the 1 train. Cons: There was a leak in my wife’s closet that they couldn’t fix the entire time we lived there. There were multiple pest problems including rats. The management company was largely unresponsive, and didn’t seem to care much.There was a murder in the alley while we lived there as well.The neighbors would throw huge parties with extremely loud speakers. Advice to landlord: Demolish the building, and rebuild something new. There are clearly too many problems with it.
