Pros: Staff is super responsive, everything is in excellent condition, beautiful finishes, quick responses for maintenance requests, elevators are super fast. Cons: The smell of dog pee outside of the building. I know there's only so much you can do, but there needs to be something else, it's unbearable in the summer. Advice to landlord: Again, the dog pee thing ^

Unit P15 Pros: Ammenities renovated in 2022, really top quality. Cool spaces like business lounge, leisure lounge, gym and indoor pool. Gym is particularly great. Doorman and maintenance staff is really really nice. Cons: Poor sound insulation: thin walls and doors with gaps underneath. Terrible old AC/Heating units, making incredible cracking noise when working, they need real replacement. Shower nozzle was awful. Advice to landlord: Replace AC/heaters in poor condition.

Pros: Doormans are very helful and its fast to claim your packages. Maintenance requests are solved fast. Cons: Not very clean, people leave packages by elevator.

Pros: The doorman and concierge staff are always super helpful and on top of everything. Always present. Neighborhood is lovely. Really nice apartment, good view, great location. Maintenance is quick and effective and communication is done really well. Cons: Maybe this is an issue on my floor only but the dogs bark incessantly. Prices were raised quite a bit, seriously considered moving but was able to negotiate something. Advice to landlord: The space is lovely, I just wish the rent was cheaper

Pros: Lived here for 6 years can honestly say there have been improvements every year (with some downfalls), seem to be stepping up their game to keep up with the neighborhood but would do better excelling in their existing tier of full service building. Cons: Have decided to raise rents on longtime tenants who stayed during COVID and didn’t break their leases. Our increase was close to 30% and are forced to move. We know some who saw even steeper increases. We expected an increase —. It not over $1200/ month Advice to landlord: Value your longtime tenants who have made a home here.

Pros: Calm neighborhood Shuttle to train More amenities coming Secure Beautiful lobby Respectful staff Cons: Material used for the apartment depends on how much you are paying. Also, the structure of the apartment is odd. Advice to landlord: A entertainment area should be an amenity since some of the apartments are so small.

Pros: Friendly neighbors, nice doormen Cons: Elevators take forever compare to other buildings this size. Constantly breaking. Some of the more renovated apartments are a bit overpriced for what you can get at the same rate in nearby buildings. The older units are generally fairly priced. Advice to landlord: 30% rent increases to match buildings in the area only make sense when the quality of the building and apartments are the same.

Pros: This building is by far the best managed building I have lived in in NYC. Most things are handled electronically which is so convenient (maintenance requests, packages, rent, etc) I always get a same day response on maintenance requests. Everyone that works here really goes above and beyond to make sure I have all that I could want or need. Cons: The only con I can think of is that the outside of the building does sometimes smell like dog urine. This is a very dog friendly building (which i generally love) but some pups don’t seem to be able to hold it to cross the street to the park so the smell can be strong at random times. It’s not an every day occurrence.

Pros: Front Desk, Doormen, Porters, and Handymen are great. Good location and service amenities. Cons: 40-60% rent increases are insane. Long-term residents (10, 12, 14, 26 yrs!) are being forced out. Renovated units give up kitchen & bathroom storage and closet space, so less functionality for almost double the money. Noise from unit renovations can be annoying. Inefficient in-wall units for heating/cooling need to be upgraded/fixed since apartments are drafty and cold in the winter, stuffy in the summer, leading to expensive electric bills. Advice to landlord: Work with long-term residents to find a reasonable rental cost. Enforce noise restrictions. Be good to the staff, who keep tenants happy.
