Unit 1506 Pros: - Super centrally located, close to most Manhattan transit lines, can’t beat it - building itself is clean with decent amenities - Individual apartments vary a lot in how they look but most are perfectly fine - neighbor noise is minimal to none - packages room very helpful Cons: - loud loud loud. Especially any south facing apartments, the building is right on the intersection and the street noise echoes off the buildings and into your apartment - also for south facing apartments: the Barclays building is across the street and they have a large LED billboard that stays on all night, and flashes through different patterns. Would recommend blackout curtains. - some staff are friendly, others are just ok. - crazy dry in the winter, humid in the summer - most of the building is short term rental

Pros: Fantastic staff onsite, renovated lobby, great amenities Cons: Noise - can't sleep without earplugs, Times Square and the theaters are right nearby. Neighbours are NOT loud. Pests - there were no pests observed in my experience, however, to my surprise I have had to deal with instances of mice on 14th floor of my apartment.

Pros: Central location, helpful doorman, good package management, responsive maintenance staff, wifi covered rooftops, quite and clean gym, lots of laundry machines Cons: Noises from outdated central AC can't be fixed, some units suffer constant construction noises from surrounding buildings, smell of delivery food lingers in hallways cuz carpets, no heating on rooftops, no rent stabilization Advice to landlord: Replace outdated ACs, notify tenants of surrounding construction/inspection ahead of time, better ventilation in hallways, heat lamps on rooftops, pelotons in gym

Pros: Great staff, wonderful doormen, well equipped gym, clean building, very timely support from maintenance whenever necessary, communal roof great. Cons: There was a small mouse problem however it was very swiftly dealt with by the building and there have been no recurring issues since.

Pros: Great lobby/door staff, and lobby is very impressive. Great spacious and functional laundry room. Location is great if you want good subway access. My unit was renovated with great bathroom and kitchen finishings. Good closet space too. Cons: Proximity to times square and lack of soundproofing makes it loud at all hours of the day. My blinds were also useless in the face of times square lights, had to install blackout curtains. AC units were fairly loud and the one in the bedroom was not that effective.

Pros: The front desk people are nice and helpful, the lobby and hallways are kept clean. Cons: Can get very loud due to location and inconsiderate people, windows in units are not particularly sound proof.

Pros: The building was well-maintained, had a clean lobby with a doorman to accept packages, a functioning laundry room, trash chutes on every floor, heating/AC (in my unit at least), and access to two rooftop balconies. I also never had any problem with pests for six months of living here. Cons: The walls for each unit are very thin; I could hear my neighbors when they played music and sometimes loud conversations. Since it’s midtown, the sounds of the city (alarms, loud music, cars honking/engines revving) are not super muffled, so important to note if you aren’t able to tune it out.

Pros: Very nice and spacious apartment. Great doorman and clean laundry facilities Cons: Slow elevators and loud because near Time Square Advice to landlord: Quicker elevators

Pros: Close to offices in midtwon, rennovated, furnsihed apartments with great facilities. Elevator, rooftop, good size gym, super nice doormen - safely store packages, quiet, decently spacious. Feels like corporate housing / hotel style which can be good and bad. Great if you're moving to NY for the first time and want top amenities at a decent price. Cons: Beware of furnished units. Some landlords will use any trick in the book to keep your security deposit (happened to me and friends in other units). Management will not help you out. You'll commute downtown every night if you want a fun social life.
