Unit 4F Pros: Great location - a block from the park, on top of the F/G Cons: Landlord has raised rent every year, by more than 5% the last two years Management is consistently unresponsive and heat came on weeks late both of the last two years Ceiling fell apart for last two tenants on the first floor due to a leak from the above apartment, both times it seems like it was patched rather than really fixed

Pros: Doormen are friendly and attentive Elevator in building Laundry in building The subway is literally right outside the building Cons: The building had a power outage that lasted about 4 days where no one had power which was rough but that was the only time in 4 years something like that happened Busy street

Unit 501 Pros: Mostly young professionals living there, responsive super & guys at the front desk were really nice, laundry in building, package room. Right next to the downtown CE & across the street from the uptown station. Close to groceries, Broadway, restaurants - but still quiet at night. Cons: laundry & garbage room was dirty/there would sometimes be pests (rats & roaches). In my 2 years living there I had mice, cockroaches, and fruit flies in my apt. Was living in a 1-bed flex, and the apartment was really small for 2 people but good as a starter since it was only $3000 total.

Unit 307 Pros: Location is central for easy access to all things Manhattan. 24 hour doorman , elevators are a plus. My apartment has good sized windows. Cons: We have had issues with mice. The bathroom has typical fast done work - small sink space. Advice to landlord: Keep rodents under control.

Pros: Spacious, elevators, live-in super and 24h doorman Cons: Could be a little cleaner and nicer (especially the basement), neighbors slam doors

Pros: Overall good building for what you pay. Very friendly and helpful 24/7 doormen, quick to fix any issues w maintenance staff, laundry in building (although out for 3 months), easy access to multiple subway lines, 2 elevators, decent space given price. not a “luxury” building - shared spaces are a bit dirty and dingy, especially the basement where laundry room and trash is, but very manageable. you get a lot of the amenities (albeit not as nice) of one without the $$$. Cons: Experienced multiple 48 hr power outages where the building deflected responsibility (Coned told a different story). Property manager refused to provide any compensation for the lack of livable conditions (no power, hot water, lost hundreds of $$$ of groceries). Can be very loud from 8th Ave traffic. Be prepared to walk through crowds to get anywhere during peak tourism seasons.

Unit 200 Pros: Pretty good location Cons: I had recurring mice and rat problems over the course of living there in 2020. I asked the management to do something about it - they sent the super to just put some glue traps. Caught mice and a giant rat with those glue traps, but they just kept coming. At some point, the building management told me to just suck it up cause they weren’t going to do anything else. Advice to landlord: The units affected by the rodent problem need to be completely renovated to get rid of the nests that have been built inside the walls

Pros: Fantastic location - close to tons of subways and the great food on Ninth Ave. The guys at the front desk are great if you take the time to speak with them, and they make the apt building feel like a friendly space, even if I never talked to my neighbors. Has locked bike storage in basement, even if it’s not ideal. Two elevators, which is nice. Cons: It was pretty loud in my bedroom (just off of Eighth), and not a lot of natural sunlight in the main living room. It’s not a fancy building and the laundry room is a bit gross (in basement close to trash etc etc).
