Pros: Management/super are very nice and responsive. Always looking to accommodate residents as best as they can. Cons: Extremely strict move-in/move-out procedures

Pros: Pretty cheap with the rent concessions, friendly doormen who know you, very prompt maintenance and friendly super, very nice bathrooms — modern looking and nice shower enclosure instead of the usual bathtubs Cons: Not a real kitchen, so the oven is a microwave oven that only goes up to 425. Building recently removed 24/7 doorman and made them only until 11pm. The kitchen water pressure is weak, sometimes brown water comes out when you use the hot water and haven’t run it for a while

The Howell is run like a JAIL. Security chase you down even after using your keycard, question you and stalk you even though we pay over $4000 monthly to live here. Many residents like myself feel disrespected daily by how security runs this building yet management does nothing! Racist Security yells at you and yells at guests even if they know you live in this building. This has happened to me and many other residents where we are demanded by security to know what floor we live on what business we have doing here and even cornering us and denying us into OUR OWN APARTMENTS WE PAY FOR. This occurs in NO OTHER BUILDING IN FIDI. The rooms are quiet depending on your neighbors but way overpriced for the lack of amenities (there is only very small hotel-like gym and rooftop that cost $50/month extra to access). Look elsewhere to other Fidi buildings that actually treat residents with respect.

The management of this building is completely incompetent, and their lack of follow-up regarding my security deposit has left me incredibly frustrated. Despite several attempts to contact the management about my security deposit, I have not received any updates from them. I have multiple emails and calls, but no one seems to be available or willing to help me. It's been over a month, and still haven't received my deposit back, not even a status update. The manager is the main problem here. Not only is she unresponsive, but she’s also incredibly disorganized and unprofessional. She doesn't take any responsibility for the problems that residents are facing. When she does finally respond, she’s always unhelpful. To make matters worse, I've received all the updates or notices about changes in the building the day of, or the day before. The fire alarm testing is constant. Very disruptive for those who work from home. It's incredibly frustrating to feel like you're in the dark about what's happening in your own building. Mail is always a hit or miss. Mail room never worked properly. Almost impossible to get mail here. Overall, I would not recommend this apartment building to anyone. The management is incompetent, unresponsive, and rude, and there's no communication between the management and the residents. If you're looking for a hassle-free living experience, look elsewhere.

Great location and neighborhood. Close to seaport. The concierge Carlton and James are amazing. The maintenance teams are responsive. Gym in building. So far happy with the amenities. Hoping to make this our long term home

The front desk staff is lovely and warm smile. Carlton was very attentive i would definitely recommend to other potential lots off lighting when you walk in. Thanks again cannot wait to move in. there is a fitness center roof top and laundry room
