Unit 1013 Pros: I lived in the renovated lower floors and the windows are surprisingly soundproofed for being so close to the street, water pressure is good, new appliances are nice Cons: Elevators break frequently, sound proofing between apts is not great and I can hear my neighbors fighting and their dog barking constantly. Floors are actually lower than the seem. Apts start on 9th floor which is actually the 3rd. Building is extremely dark and gets no light (to be expected with this street), you can tell corners were cut in building this place and a lot of the work was sloppy. They also offer concessions but will raise your rent off the true base rent so it can be a $400+ jump a month

Pros: Good location, front desk ppl nice Cons: Management not great, super not responsive, handyman not great, water never consistently works. Close to a nightmare tbh Advice to landlord: Actually be better people and care about your tenants

Pros: Proximity to nearly every subway line Rare to hear neighbors Conveniently located No real issues with pests Cons: Laundry is a major inconvenience, multiple washers and dryers are always broken and sometimes aren’t labeled so you won’t know until after paying. Elevators constantly having issues

Pros: Doorman are so kind. The garbage management is great if I leave something out it’s gonna immediately. There is always somebody who works for the building Cons: The laundry room sucks. The card system is outdated and the machine machines are often broken. Usually at least one elevator is broken. The appliances are a little on the cheaper end and my microwave has broken twice. During the summer there are a lot of silverfish.

Pros: Front desk is super nice garbage person is very good, garbage room is clean good room temp control system Cons: Silverfish infestation - constantly coming from baseboards, bathroom, and kitchen. Management has not addressed this building-wide pest problem. Extreme static electricity - getting shocked constantly throughout the building, even by my own apartment door. No natural light - scaffolding has been up for years, blocking sunlight and views. Laundry machines is very bad quality Uneven floors - noticeable slope, furniture wobbles.

Pros: Live in super - reliable and quick maintenance Closets come with build ins - ample closet space spacious studio units great water pressure and a/c building maintains heat well extremely convenient building from each train and plenty of stores nearby Cons: F rated energy efficiency no sunlight at all mail room only open during 8-6pm and closed on Sundays roaches inconsistently were an issue... saw the list for multiple tenants so definitely a building issue. had to buy raid and reapply. exterminator sucked No lighting in bedroom Hallways/laundry room are lowkey scary - only appealing in the lobby Laundry room is a mess... cleaned nightly but also horrifying. ceiling falling down

Pros: Newly remodeled building. Units pretty large for the price and layouts are good Cons: Moinian is pushy when you are viewing the apartments to get them filled, but incredibly unresponsive when you try to reach out to them. Emails can go weeks or months without getting clear answers. The laundry rooms are dirty and messy. Laundry machines are not regularly cleaned or maintenanced so there is mold growing in the washers. The dryers get so hot I’ve seen some cycles start to smoke. Machines are constantly broken so the rooms never have all the machines functional at any given time. The lobby is newly remodeled but the hallways are dim and outdated. The lobby also does not have properly heating or cooling so it’s an oven in the summer and a freezer in the winter. The elevators are constantly broken, I’ve never seen all four functioning at the same time and you can need to wait up to 10 mins for an elevator. Advice to landlord: Manage and maintain your buildings property and train your staff how to answer emails.
