Unit E4 Pros: It’s decently priced and the super is nice. Cons: Management is a nightmare. Advice to landlord: There’s a reason A&E was listed as one of the worst management companies in NYC, and it shows.

Unit D10 Pros: Good location Lobby and starts cleaned every week Garbage is taken out on time Cons: You will never be able to reach management People steal your packages Front door has been broken several times Poor ventilation in bathroom and kitchens Advice to landlord: Change management offices

Pros: Location is excellent and building is pet friendly. Cons: Washing machines never work, apartment is not maintained well, plumbing issues, heat/hot water issues, pest (mice and cockroaches), supers are not good at repair, high turnover with supers. Advice to landlord: Get a better management company.

Pros: The apartment was quiet Cons: The super is impossible to get in-touch with. I had to go through the management company to get any sort of help and even that was a struggle. Advice to landlord: Pick up your phone Alden. You work for the building and tenants. I answer the phone when my job calls

Pros: Apartments are decent sized Cons: No Covid accommodations on rent unless mandated by law. No leniency on breaking lease, even during pandemic. Laundry room on site, but dryers frequently out of service. Occasional stolen packages, and no security cameras placed in common area or mail room. Without gas for over 1 month during the winter 2021 - still not on for entire building lines. Took apart the kitchen storage to replace the heat, and never put the storage back in even when the gas line was reconnected. Severe cockroach problem even after 2 times exterminating - we’re talking climbing all over the walls and beds throughout the day and night. Heat is only on for about 1 hour each day - building has a D rating on heat conservation so it’s hemorrhaging heat on a daily basis. Whenever you email the building manager he says the heat is on based on a remote thermometer - sent photos of independent verification that heat is not on, but emails are ignored (building manager claims they must have “gone to his spam folder”). Advice to landlord: Definition of a slum lord, avoid this building at all costs.
