“Pros: Great location, nicely renovated Cons: No laundry in building, management is unresponsive unless they want money from you, management agents are incompetent (for example, they post the Super's phone number in the hallway, but made a typo so that it was the wrong number) Advice to landlord: Hire a better property management company”
— 118 EAST 4 STREET · Manhattan“Pros: Got full security deposit back, repairs done in timely manner, decent appliances, good location/lighting, pet friendly Cons: Packages frequently stolen from lobby, move in was atrocious (unusable refrigerator and bathroom caked with mold and buildup, found needles under fridge), loud street noise, filthy hallways, unusable washer and dryer also filled with mold and lint enough to be a fire hazard, and of course, overpriced for a studio apartment”

— 120 EAST 4 STREET · Manhattan“Unit #8 Pros: It's a nice old building with an old ceiling and nice new appliances. Also, the patio is nice too. The management at times feels very professional and organized. Cons: I need re-painting done and the microwave replaced. After paying them $600 for both, they took three or four months to replace it. After not getting responses to my messages, I started going to the management office every morning until finally they got it done. They gave me an old used microwave that was filthy on the inside. Also, It took management approx. 2 months to fix the boiler in the middle of winter. It also took them months to pay the con ed bill for the main building, so the hallway power almost got shut off. When I got locked out, I was charged $100 by my super to be let back in. If I had gone to management, it would have been $150. Advice to landlord: This was not ok service for $2700 a month, even with concessions. Now that the rent for my apt is going up to $3450, the next tenant will expect better and more promptly service for that price. If I turn out to be wrong, then rich people were just dumber with money than I thought. :)”
“Pros: Convenient location, hot water Cons: Hallways are often dirty. This is basically a glorified college dorm with exorbitant rent.”
— 120 EAST 4 STREET · Manhattan“Pros: Location is good Cons: In one year of living at this building all this happened: a mouse infestation (likely due to mountains of garbage just left in the courtyard for days at a time), a roach problem, an active shooting (building door was left open for two weeks so police could investigate), TWICE the main lock to get into the building broke, so no one could put their key in the lock to enter the apartment - when we tried to call the super about this, it turned out we were all given the wrong number and were actually texting some random person - and generally just rude and absent management.”
— 120 EAST 4 STREET · Manhattan“Pros: The location is great, and plenty of light depending on your unit. Cons: Very easy to hear who you share a wall with. Your neighbor will be deciding whether you’re getting any sleep. Hope it’s not an NYU student!”
