“Unit 25J Pros: -historic building -the greatest doormen -fairly soundproof apts (built long time ago with solid construction) -I loved my particular unit. Great light and layout with tons of storage -really loved the super and generally my maintenance issues were quickly sorted -I was on 25th floor. Never saw a mouse or cockroach in 6 years and wouldn’t say I kept my apt particularly clean Cons: -elevators were sometimes unreliable. In 6 years there was only one time they were down for more than 2 hours though. I believe they’ve since been updated -I had a really bad time with former leasing agents and owner. They strong armed me into a stupid rent increase after trying to not renew my lease because one of the leasings agents forgot to send me a renewal and rather than admit that tried to cover his a** by saying there was reason to not renew me. Believe the guy has since been let go and think building is even under new ownership now.”

It's an older building that they are trying hard to renovate to help draw more tenants. Cons: No outdoor space. Heating/AC units are very loud and hard to use when trying to sleep. Bathrooms are small and outdated. Advice to landlord: Continue to renovate as the building is moving in the right direction, but more work needs to be done.”

Elevators used to break a lot, seems better now Advice to landlord: Give Lenny a raise, keep it up overall”

Cons: Building has gone through many management changes over the years and is constantly under construction. Elevators are always broken. Gas has been turned off for the past 6+ months. Laundry used to be on every floor, but dryer use has been limited to only 2-3 floors (extra frustrating for those who have to transfer elevator banks with wet clothes from washer).”

Most of the time we lived there, there was endless noise from construction. Lots of sleep lost. Elevators are labeled with poorly cut out pieces of paper, always broken. Shabby Advice to landlord: At least get proper plaques for your elevator numbers.”

The unit we lived in was newly renovated so the appliances are brand new and nice (big sink, full sized fridge and gas stove). You are not responsible for the water or gas bill Cons: Constant maintenance on the elevator, our gas has been out for the past 2 months (feb and march) due to maintenance. They only gave us a 10% abatement on our rent. They provided 1 electric burner and 1 $50 grubhub gift card for our inconvenience. Advice to landlord: Keep the staff you have now, they make the entire experience”

A lot of noise from neighbouring buildings. Level 3 (or 4) gas erosion, no gas for 3 months as of now. Property Owner blames ConEd, but ConEd said that its the management fault for the pipe erosion and only offers 10% rent abatement with occasionally 1 snack once a week. And a one time $50 gift card. Hot water does not exist from 3am to 5am (good bye to your after night out shower) Elevator breaks down every now and then. The floor number is not even correct Floor 1 is labeled as Floor 6. Advice to landlord: Please just do better.”

The units also looks very nice. They also reply to work requests quickly and come and fix things in your unit in a timely manner. Cons: SO MANY THINGS I HATE ABOUT THIS BUILDING! First, in my unit specifically, there is not hot water between 9am and 5pm. The shower will randomly get hot water but you can never predict when and it takes like 7 minutes to heat up. The kitchen sink and bathroom sink have never had hot water. Second, the gas was cut on 2/3 (it's not 3/2) and the building did not notify us before it was cut which is illegal. They refuse to reduce our rent and have given us hot plates and 1 $50 food delivery gift card per unit which is insane. We can't use our stove/ovens!! Third, they are building a new building right next door (1 Park Row) and there is constant jackhammering right outside out windows from 8am through 5pm. If you're planning on working from home, do not live here. Fourth, the elevators are always broken and people get stuck in them regularly. It's incredibly unsafe. Fifth, the washers and dryers are also out in this building because the gas was cut. I think there are 5 dryers that work in the entire building and you have to reserve them at the front desk, which the people at the front desk do not know how to do. And finally, management. The management company here does not care about it's tenants. I would not recommend anyone live here. For the price you are paying for a "luxury" building, this is not worth it in the slightest.”

AC unit consistently broke, about once a month, that led to many summer nights with temps in the mid 80s. Management was unresponsive. Elevators always either broke with residents in the elevator or were under repair requiring residents to walk to their apartment.”

There are 6 total elevators and in the 2 years I lived there only 2 were operational.”

Cons: The management is terrible: - not responsive - not accountable: they cut the water without letting us know - we would lose power and get no update for 24 hours - the elevators were always broken - sometimes only the freight elevator was working (I have to go down 20 flights of stairs several times) - they would bully the tenants (I believe they have a class action law suit against them) - construction lasted 4 years instead of 1 and with no regular updates (when I moved out it was still going on) - they tried to change the number on the floors.... with post it on the elevator (creating confusion for all) - they tried to kick all the decade long tenants out of the building and demanded crazy raises of rent. (So I left and refused the pay my last month in order to get my security deposit back) Advice to landlord: Change management right away - they are aggressive, belligerent and bullies.”

Landlords have been renovating the building for 5 years now. We still only have one working elevator, the hallways are all torn up with no new paint or carpeting. Sometimes trash can be seen in the hallway for weeks because no one bothers to vacuum. The building is way too big for the amount of staff. There is only one doorman for night hours. One of these doorman was asleep and failed to catch a homeless man from getting to the 23rd floor and sleeping in a vacant apartment for god knows how long. After all of this the landlord refused to add another doorman or a locked door with FOB access because of the COST. Advice to landlord: Get a night time doorman. Fix the hallways and NOT leave them mid renovation for over a YEAR. Get new elevators. The elevators are ALWAYS broken l. Put a water cooler in the gym WITH water.”
