Whether we're asking about moving to a different unit in the building, asking for rent extensions, trying to figure out a lease renewal situation -- expect whoever it is you're supposed to be contacting to not pick up your calls, take 1-3 weeks to respond, and not be accommodating of whatever it is you need. We had a fire in the building, laundry machines all burnt down and air quality throughout building, especially on third floor was quite bad for an extended period and the building's main response overall was "it's not that bad, stop messaging us". No help with laundry, no rent reductions, no early lease breaks for folks with health conditions etc. Advice to landlord: Staff is great, management is bad. Stop not helping people.”

My lease ended in May and they charged me for June rent by adding a balance to my account even though my lease no longer exists and refused to reverse it saying that I should have stopped autopay in their system. They have dodged all of my calls and when I finally did get someone on the line from billing they told me accounting never closed my account but they dont know who is in charge and that they do not have a boss or a supervisor???? I now have to wait weeks for them to reimburse me via a paper check while they hold onto $4,300 and I DO NOT EVEN HAVE A LEASE ANYMORE. After I moved into my unit a large crane went up in front of my window and a rooftop bar opened right next to my bedroom. The elevators are extremely unreliable - there is always at least 1-2 down and can take 15 minutes to get an elevator to your floor. There was also a fire in the courtyard and they closed the laundry room for months. When I left in May it was still not open. The leasing office is extremely unresponsive when you need to contact them as well and you will have to follow up several times. They will not call you back, no matter how many times you email them to call you or leave messages. They think its funny - Anne from billing was practically laughing at me regarding the erroneous $4300 charge. Additionally safety is a huge issue - I was in my unit when the fire happened and not a single alarm went off as my unit filled with smoke. However, the alarm went off every time I turned my oven on. My unit was spacious for what it was (studio). Any repair or pest issues were resolved right away (in unit). Lots of beautiful amenities, the views from the roof are exceptional! If a tenant's dog urinates in a common area, it is cleaned right away, they are always on top of cleanliness. Cons: The elevators - there are 3 elevators for each side of the building (above and below 30th floor), and there seemed to always be issues with at least one of them. For several months, two of the elevators on my side were down, and elevator service took forever!! There are A LOT of residents in this building (it's 50 floors), so the common areas, like gym, laundry, roof and lounge tend to get overrun during peak hours (good luck getting seating on the roof on a nice day). There are also a lot of residents with dogs that don't respect the Curb Your Dog rules, so it smells of urine out front much of the time (they hose it down every day, and mgmt sends out reminder emails and posts notices, but these people can't seem to be bothered). Noise in the building can be a problem, there are a lot of younger residents that treat this place like an after hours club or frat house (noise in the hallways echoes and is easily heard in your unit, even just a regular conversation, but groups of guests coming in chatting loudly in the hall as they bang on a resident's door has been an increasing problem, especially in the summer months). Advice to landlord: Crack down on the parties? Keep the elevators better maintained?”

On those rare occasions when I ride up with a guy, I offer my observation, and invariably he confirms it and we have a good laugh. One guy said the building has a reputation as something of a sorority house building. There are worse living situations. Cons: So far, I really can't complain, at all. Really. Advice to landlord: Don't change a thing.”

MOST of the doormen are super friendly and helpful. There is one specific doorman who is especially rude though. Every time I have interacted with him, he has been snarky and passive aggressive towards me. One time, I was helping someone transport a large item. I didn’t think I would need to use the service elevator but it didn’t fit in the normal elevator. I went down to the front desk to ask if I could use the service elevator and this doorman replied, “Thanks for booking the service elevator in advance.” That passive aggressive comment was unnecessary and rude. I saw a similar review about a rude doorman and I wouldn’t be surprised if it was the same person. Don’t get me wrong, most of the doormen are great but this specific guy’s behavior really is unacceptable.”

— 2 GOLD STREET · Manhattan“I don't like to write negative reviews, but this experience made me really upset and I want to warn others (including future tenants) about this when considering to live at 2 Gold St. On November 1, while I was waiting for the elevator, an Asian delivery guy asked the lobby staff for directions. The White male staff at the time mumbled some directions and pointed to the elevators. Without much clarity as to which elevator to take, the delivery guy hesitated on his way and turned around to ask one more time. The staff looked at him and completely dismissed him, acting as if the delivery guy who never lived here before should know where to go to deliver food to his customer. Immediately, I caught on to this and told the delivery guy that I'll direct him to where he needed to be. At first, I thought this was just a rare case of poor customer service, without paying too much attention to the details. But later on, I think this was a case of discrimination, which is why I refer to the delivery guy as Asian. On that same day around 7pm, I helped a friend move items out of the apartment. With one of the moving carts, we headed down using the elevators. Immediately, the same White male staff gave us an attitude. First, he made fun of us for being unable to push the cart toward the doors. Second, he proceeded to give us an attitude while watching us move the cart. We ignored him and made our way outside the apartment to load into the car. The next trip down was even worse. The same White male proceeded to mock us and screamed at us for not taking the service elevator as we did not know that was necessary. We had always seen others move items on the cart using the regular elevators and since the first round down was fine, we continued to move the same way. By the time we were outside, he followed out and continued to yell at us. He informed us that he was the management while at the same time, calling management to threaten us. If he was management, why was he calling another party? We had a few more moving trips and to avoid the incredibly rude, discriminating White male staff, we used the service elevators after being screamed, yelled, and mocked at for just moving. How can a human being treat another so poorly is beyond my understanding. This White male staff was incredibly aggressive to us and overstepped the appropriate social boundaries to verbally abuse us. Why? Was it because my friend and I were also Asian? I don't know and that's unclear. Based on this encounter along with the Asian delivery guy, I believe we were being discriminated against. While I was in the lobby throughout the day, from what I observed, other non-Asian tenants were treated with respect by the same staff. Why were we targeted? Why was the delivery man targeted? What is clear is that that the White male staff does not deserve to work in a capacity where normal customer service is expected. It seems that he does not know how to fulfill such a role and it is beyond me that he continues to work at 2 Gold St. I hope this documented experience can help others decide if they want to live in a building with a staff as aggressive and discriminating as the White male staff we encountered on that day. Since the mid 80s I've worked in several NYC residential buildings as a doorman, concierge, elevator operator, porter, etc. It occurred to me working summer vacation relief man in a nice residential bldg would be a good way to replace the income I will soon be losing (I'm a sub teacher). I applied online to some property managers, and last week I got a call from a Mr. Baretto of TF Cornerstone. Mr. Baretto was impressed with my resume, which appeared to offer exactly what he was looking for: a presentable, well-spoken, well-experienced man who might be able to handle a super-challenging lobby. Most co-op apartment buildings on the Upper East Side will have anywhere from 25 to 100 apartment units. In 2003 I worked at a co-op with 25 duplex apartments and a penthouse. 535 Park Ave. had 2 lobby men - one at the door, the other in the elevator - for 16 hours a day taking care of those 25 apartments. 2 Gold Street also employs 2 men in the lobby for 16 hours a day--to service 839 apartment units! Last week Mr. Baretto made an appointment for me to meet with the resident bldg mgr, a competent looking fellow named Mr. Butta. Fortunately for me Mr. Butta was detained and did not show up till 11:10am. This gave me a chance to ask Daniel the concierge some questions. The 1st question I asked was why he was working alone in this ENORMOUS, 51 story complex. This bright and personable young man informed me that Cornerstone had recently gotten rid of one of the lobby jobs, so every morning between 4am and 12 noon ONE MAN takes care of all 839 apartments plus some well-traveled public areas, e.g., the roof and party rooms. I asked how long he had been there. "Less than 2 years." Never in my several decades of bldg service had I seen a man with less than 2 years experience working the coveted 8am - 4pm shift. That job was always done by the senior man on the staff. "Wow, that's amazing you got this shift so quickly!" I said. "I started in the package room, and recently started doing this job," he said smiling weakly. Later I had a chance to chat briefly with a bldg porter cleaning the lobby. He told me the staff had only recently been allowed to join NYC's bdlg service union, Local 32BJ. That and the ridiculous workload explained the quick turnover of lobby staff. Under the Union contract, guys like Daniel with under 2 years on the job are entitled to only 75% of the minimum wage. Daniel will have to survive a full 42 months before he is entitled to the $25 per hour minimum wage demanded by the Union contract. Lots of luck, union brother. At long last Mr. Butta arrived and looked me up and down, undoubtedly wondering how big a schmuck I had to be to be applying for a nightmare job like this at my age. We discussed briefly my past experience and then he brought up some of the unique challenges attendant working this over-priced monument to cynical, greedy NYC landlords. To his credit he frankly admitted the bldg was populated by a lot of young people with drug and alcohol problems and minimal respect for their neighbors. He asked me if I thought I could handle that sort of grief while giving out 500-1000 packages every evening, screening visitors, giving out keys and documents, announcing a 100-200 food deliveries, and numerous other tasks. "I think so," I said disingenuously, wondering if they would also need me to shove a broom up my --- so I could sweep the @#$%ing floor while I was doing everything else. Then Mr. Butta called over Daniel the concierge, whose many duties apparently included interviewing newcomers like me. We chatted about how intense things got in the lobby most evenings. I did my best to feign interest. Mercifully the interviews ended, and I left 2 Gold Street shaking my head in amazement. I smiled remembering that it was cutthroat, scumbag managing agents like these that caused me to go to college 20 years ago, not that that seems to have mattered that much. Anticipating that this would be a horrible bldg job if I took it, I sent Mr. Baretto an email early that morning, hours before meeting with Mr. Butta. I informed Mr. Baretto that because i am what the Union contract calls an "experienced man," and as this was an open position and not a summer relief job, I would be entitled to begin work at 100% of the minimum wage. I never heard from Mr. Baretto or Mr. Butta again. You stand warned.”

It is a challenge to access the management company and when you do manage to reach someone, it is exceedingly difficult to find anyone with the authority to discuss your matter. We needed to move to a different state midway through our lease period and TFCornerstone did everything in their power to make it as difficult and costly as possible.”

It's a pretty new building, the apartment is good sized, the kitchen has a pass through window to the living room so you don't feel trapped, I was never cold or hot (meaning insulation was excellent and the heater/AC works well), heat is free, if you have a maintenance issue they fix it within a day, granite or quartz kitchen and bathroom countertops, real hardwood floors, packages are easy to pick up, elevators are relatively quick, you have a 24/7 full sized gym that is rarely crowded, roof top deck, indoor pool, and easy access to all the Fulton Street subway lines. No, there's not as much fun nightlife in FiDi as in the Village, but there's a pretty darn good bar across the street, Stout, and there's plenty of places to eat and drink in the vicinity. When it comes to loud neighbors, yes, you are stuck with the luck of the draw, but we never had major issues. If you want total quiet, go to Jersey. Overall, had we not left the city, we wouldn't have left this building.”

Transportation: close to various subway trains, walking distance to Wall Street, Fulton Street, and Cortland Street stations (easy access to 4/5, 2/3, n/r trains). Lots of taxis in the front of the building. Restaurants: There are some decent choices but not great. Safety: this is very close to ground zero, federal reserve and wall street, so you would see police and safety is not an issue. building offers 24hr doorman who do recognize tenants and stops delivery guys from walking straight in. If you ask me as a tenant if there is one thing I can keep and cancel everything else, I would say keep my favorite doorman concierge team. They make me feel so at home. Amenities: gorgeous rooftop, in-door pool, free 24hr gym, childrens playroom, laundry room, courtyard space, game room, and a valet/cleaners service. 6 elevators on 1 wing and 3 on the other. Building is rent stablized. Pets are okay Cons: 1. lousy neighbors. Tenants are mainly students, which may interfere with your enjoyment of the unit. For instance, my neighbors smoked weed regularly throughout the week and the smell reeks through the door.. I had to spray febreeze often just to regulate our living standards. Also, some kids next door held house parties often - on weeknights! I don't want to be grumpy, but considering that I had to work the next morning, it's quite inconsiderate. I had to call the doormans downstairs to get them to quiet down. But there are things you cannot control and must be mindful of. 2. Prior to Sandy, the leasing office was not the friendliest and thus there were many complaints. however, post-sandy there was a change in attitude - people are more responsive and trying harder to be helpful. However with that said, I have read and heard people complain, so experiences vary. 3. This building is in Zone A - so if you google 2 GOld, you will read about the effects of hurricanes. Though they made repairs and upgrades, you have to brace yourself for possible storm impact. Post Sandy we were evacuated for 4 months. This also explains the reason why there are so many vacant units (and not all of them posted on the 2gold website). There are alot of tenants moving out (according to the doormen, the nice ones) because the rents are rising and TFC is unwilling to negotiate or cut deals for those who stuck around EVEN after Sandy. 4. TFC Senior Mgmt does not care for your well-being, which makes sense because they are in the business of making money. Logically, as long as you can afford the rent, they do not care who you are. Once you move in, they have no regard whether you stay or extend - preferably they want you to move out so they can raise prices and charge more for new tenants. 5. strong stench of pet urine outside the front door. This is, again something you cannot control. nobody can. There are lousy tenants who do not care for everyone else's living standards and let their dogs pee anywhere or do not clean up. hence, they defaced a nice building as such - whenever you walk by or get off the taxi, you are greeted with this smell. not to say you cannot endure it, but something you should consider when you have guests visiting. 6. Thin walls. 7. Rent pricier than other comparable buildings in the neighborhood (i've lived at 90 West, 10 Hanover, and 45 Wall) BUT you do get nicer amenities. But if saving money while enjoying the city is your motive, you might want to reconsider this building. Hope this helps everyone. Experiences vary, but mine was generally positive except for some bad neighbors (rude kids who share/split 2 bedrooms amongst 3-4 people and have no regard for others living next door). If you do decide to move into the building, please be kind to the doorman - they are great people and really take care of your safety.”

There are a few doormen that could use a quick trip to charm school, I'm sure they deal with a lot from the over 1,000 tenants but being rude is no excuse and shouldn't be tolerated by building management. Unfortunately they are the beginning and end of everyones day and it is one of the reasons why I am not returning to the building.”
— 2 GOLD STREET · Manhattan“I moved to 2 Gold Street in March 2012, paying $2950 for a one bedroom apartment and moved out in November following Hurricane Sandy. The flat itself was good, with lots of storage space, big windows and fairly new fittings. The gym was ok and had a decent range of equipment, the pool was usually quiet but opening times were limited during the day. The block has a decent roof terrace and other common areas, which again were generally quiet. There were adequate laundry facilities. There are however numerous problems with 2 Gold, the first being the terrible management there. Following Sandy they were truly awful, had no business continuity and were unable to assist with any adequate solution to the problem of making me homeless. The best they could offer was to make available another apartment in one of their other properties at an increased rent. In effect they were trying to profit out of the situation. The staff were unhelpful, refused to assist with any moving costs and left me to cope alone. Any current tenant who moves back in when it reopens in March need their head examining as the management showed that they cannot deal with major problems when they occur. The second problem is the construction noise coming from the hotel build on Pearl Street, which is ongoing until late this year. This started the week I moved in, contardicting what i had been told by the lease office, prior to signing the lease, that nothing was being constructed in what was then a parking lot. The noise starts early in the morning, Monday to Friday and continues until after dusk. A third, more minor problem, existed with some of the other tenants (or their guests), who were sometimes unable to find a trash can for their rubbish and used to use the floor to dispose of it...it's not that hard to find one... I was happy to move out of 2 Gold and although the block has its positives, they are far outweighed by the negative.”

The leasing office said it'll be just for a few months, but it's still going on, and I heard it won't be done till a couple more years. The management really sucks. Their building got flooded, and the oil in their boiler in the basement spilled over and the entire building smelled like fuel and tenants couldn't live there. But the management didn't do anything about it but to hide what happened. They didn't communicate with tenants at all about the problem or future solutions and didn't help tenants at all about the housing, making everyone displaced and float around for several months! I really do NOT recommend this building and the management.”

My review is not meant to 'bash' 2 Gold Street as I genuinely enjoyed living there. The building amenities are great, and the building staff (doormen, etc.) are very friendly. However, anyone contemplating living in an apartment facing the empty lot on Pearl Street, beware of extremely loud construction noise. I live in an apartment on the northeast corner of the building on a relatively high floor (30's), and our windows overlook the vacant lot on the corner of Platt St and Pearl St (on a google map search the lot appears to be a parking lot, but is now being developed as a hotel). The construction noise is UNBEARABLE! The noise starts very early in the morning and is extremely loud despite the fact that we're on a high floor and our windows are closed. At the moment, they're pile driving massive steel beams into the ground to lay the foundation; the constant monotonous banging is enough to drive you crazy, and at the very least will give you a headache. We have complained numerous times to building management and the City of New York (DEP... they handle noise complaints believe it or not) about how early the construction starts, and in some cases, how late into the night it lasts. There are strict requirements as to when construction noise may start/end, but I suppose the contractor obtained a variance to work at all hours. I've been trying to find out if a variance is in place to no avail. The construction starts promptly at 7:30am every morning (like clockwork), but the noise starts much earlier. I don't think they're allowed to start 'working' until 7:30am, but the crew is busy 'prepping' the site for construction, and delivery of materials, etc. occur much earlier then 7:30am. As an example, they're currently driving steel beams into the ground, the banging starts at 7:30am; however, the steel beams are brought to the site and unloaded from a truck as early as 6am, and with complete disregard for people sleeping in the neighborhood, the steel beams are seemingly tossed off the truck and crash on the ground. I can only imagine how bad things will get when they start to erect the structure. For this reason alone, I wouldn't recommend living in an apartment facing this lot (our lease is ending soon and they couldn't pay me to stay, honestly). 2 Gold is a great building... it's just too bad it's right next to a loud and inconsiderate construction site. If you're looking at an apartment facing this lot, do yourself a favor and keep looking.”

It has been a month since we moved in and this place is very nice. The apartment has large high celings with lot of windows. The shower pressure (which I am a sucker for) is amazing. Nothing is more refreshing then a nice shower before heading off to work. As for the amenities - the lounge, gym, the pool and the roof top deck are luxurious and well kept. All my friends visiting me loved the amenities. The front desk is very courteous and the building is moving to the FOB system which is nice. There are tons of options for groceries, utility store and dining a stone's throw from the apartment. I travel to Jercey City at times and the NJ path is a 10 min walk away. All the major subway lines are just a block away at teh Fullton St station. All in all, we are very happy with our decision to move here.”

I moved in in early 2010 and with incentives, was decent but not a great value for the price. Now that the housing market has "recovered", the building went back to charging pre-recession rents and refuses to negotiate. Can't say I blame them, because there is always a steady procession of rich kids / rich Pace U. undergrads willing to pay. I guess the noise wouldn't be so bad, but chances are you might live beside, or under a rich kid / undergrad who is generally a hack. Neighbors on one side occassionally throw a Friday night rager during the winter months when they think it's too cold to go out and they blast music until about 4 or 5 in the morning. People above me must have fat legs because they make it sound like their entire floor is covered in Dance Dance Revolution squares when they walk around. They also throw / drop s*#t (I have no idea what) on the floor constantly into all hours of the night. Every 30 minutes or so the utilities or something else (or someone else) makes some noise above me that sounds like a pile of wood 2 x 4s is being dropped on the floor. Add to that a steady procession of people coming and going, which clogs up the elevators constantly, and I don't think this place is worth the price, which straddles 3K for a 1 bed.”

Here's why you SHOULD NOT rent at 2 Gold Street: - Security is a joke; the doormen are nice but they let ANYONE in (heck, there was a shooting here a few weeks ago - I think that says it all) - Elevators are constantly broken and tiny for the number of residents in the building; I need to wait 5-10 minutes for an open elevator every morning - Walls are thin; if one of your neighbors (even down the hall) are having a party on the weekdays/weekends (which they probably are), you won't be able to sleep due to the loud music and constant door slamming - Don't be fooled by the amazing roof or "kitchenette" in the upstairs lounge because you'll rarely be able to use it to entertain guests; you're only allowed 2 visitors up there per tenant -- if you have 3 people (instead of 2), they will send up a yellow-shirted "security guard" to tell you to go back to your apartment Also, don't be attracted by the "promotional" rent they give you (i.e. 1 month free) because they'll get you for the net amount plus an additional 7-8% increase once you consider re-signing a year later -- nearly a $900 increase for my rent. There are a million places to live in Manhattan - I would put 2 Gold at the bottom of your list.”
— 2 GOLD STREET · Manhattan“Building/Apt are decent enough, but I can't say the same for the other tenants... -Neighbor on one side decided it would be a good idea to have sex every weekday around 2am. -Neighbor on the other side blasts, and I mean BLASTS, rap music at 7:30am every morning to get himself pumped for work, I guess. He's also fond of watching Lord of the Rings movies at full volume at 7-8am on Sat & Sun mornings. When I asked him politely to stop, he said that "wasn't how he rolled" and has continued the behavior. Thankfully the lease is up soon. -Neighbors across the way appear to be 2 high school kids with a parent dropping by occasionally to check in. This doesn't stop them from having parties that spill over into the hallway and involve slamming the door at least 73,654 times. -People smoke in the stairwells and the smell spills over into the apts. -At LEAST one elevator out of three is down for maintenance EVERY weekend -Up until the kid dealing drugs out of his apt was shot, the elevators, solarium, and roof were COMPLETELY unusable for residents on Friday/Saturday nights because the college kids decided to use the place as a club. Since the doormen actually started logging who comes and goes, there has been a MARKED improvement in this aspect -Irresponsible residents leave their crap in the dryers for hours without removing it (esp. annoying when the drier they're taking up is one of the 4 large dryers that you need to use to wash linens etc..) All in, the building WOULD be a nice place to live (staff is pleasant, facilities are decent), but the type of resident they've allowed to live there has ruined the experience.”
