“Pros: All the staff and management are lovely and maintain the building well. The units are spacious, rent stabilized, and well priced. Cons: North facing units are noisy with facing the train/Manhattan bride and this building is in a weird location (somewhat of a desert). It doesn't feel like much of a "neighborhood". Some of the dog owners in the building (we have a dog) are disrespectful, don't curb their dogs and have them pee directly on/next to the building door, have their dogs off leash in the lobby/outside.”

Cons: Sup is awful and gets in tenants business, management is awful and it usually takes 3 emails to get 1 response. The gym is not kept up, the grills have never worked, the elevator break down at least once a quarter (with tenants stuck inside for up to an hour because they refuse to call 911), and there are lots of water and heating/air issues. The retail signs are fake - I’ve been here for many years and no stores have opened. Advice to landlord: Management is woefully unresponsive. Super is incredibly inappropriate and harasses front desk staff and tenants. Maintaining and upgrade the building amenities - the gym is not kept clean or maintained, and the grills have never worked. Add a dog washing station to keep up with the other buildings nearby and consider on-site dog care.”

Living here for around 5 years now and they have held up well. Walls are decent and we rarely hear our neighbours. Good location near multiple subway lines. Front desk is great and have never had issues with packages. The 33rd floor roof deck is amazing and have loved working from home with that view Cons: Windows haven't been cleaned for over ~2-3 years now Gym equipment is a bit lacking, but gets the job done”
“Unit 19f Pros: The front desk staff is sooo friendly. The amenities are nice and the space you get in the apartment is great for NYC. Cons: The construction of the building is not perfect. The floors were uneven and had dips in it and you could tell they cut corners on some things. The area doesn’t have a lot around it so you have to walk to Dumbo or Downtown Brooklyn to do things. Around a lot of schools and the highway. There are only a few elevators and they are usually packed morning and after work so it can take a while to get up and down.”

NO rent reductions for all this construction even though it's happening right next to the property. My entire window is concealed because of the new building and pretty sure it will be unusable by the time they're done. Management can be picky and a little annoying. They will enforce some rules and not others. They will lose checks and email you saying they never recieved rent.”

Nothing wrong with the units themselves either. Heating and AC are very reliable, and laundry in unit is a BIG plus. Gym in the basement is very nice and bike storage is a huge help. Cons: The location is close to everything, but is a bit of a dead zone when it comes to neighborhood identity. There’s nothing downstairs, and your view is either the BQE or new construction, although the windows block out any noise.”

— 203 JAY STREET · Brooklyn“Pros: It is a newer building. Washer dryer and full size appliances in all units. The views of Manhattan skyline from rooftop lounge are great. Cons: Building is not well built. Obvious they rushed to move some tenants in to start collecting rent because apartments on lower floors have flaws/cheaply finished e.g. wood floors not well laid. There has also been a lot of cost cutting recently which led to the owner replacing Greystar as management for a small local company that has not managed a building as big as Amberly before. This is recent and so far it has not been off to a great start. Advice to landlord: Stop cutting costs. It will only lead to property decline and tenants leaving for other buildings.”
