Gross laundry room. Poor pest control. Outside windows have never been washed. Advice to landlord: Your tenants deserve functional heating and cooling. Renovate the laundry room. Wash your windows. Pests are gross. I see why you make yourself difficult to contact”

Most of the handyman are nice except one of them is quite lazy and forgetful about your maintenance requests. Good and relatively quiet location on the outer edge of Gramercy. Cons: Need a better and organized system to handle maintenance requests. Building is old and definitely shows its age and we oftentimes need repair work with the bathroom, lights and random fixtures. The AC/heat units are old and very dirty, full of mold, dust and debris collected over the years. The coils are not maintained so it does not dissipate indoor heat/humidity outside very well. AC not very cold and oftentimes has issues. Most people buy their own window AC unit because of this, which is an added expensive for a building that advertises central AC/heat.”
“Pros: Neighborhood is great and the building staff is friendly. Cons: The Super is unresponsive and the building management does not take steps to properly address the issues. Anything other than a minor maintenance issue never gets fixed. Multiple dryers and washers are always broken. Scaffolding is required on the outside of the building because the exterior of the building is so old. There is a courtyard that is not maintained and utilized. Advice to landlord: Take more ownership as to the quality of the building.”

— 329 2 AVENUE · Manhattan“Pros: The apartments are huge for the prices, and the appliances in my unit are new and a great size. I love my unit, we get incredible natural light being south facing. Location is excellent for Gramercy. Love our doormen! You're also not paying for any amenities you don't really need (a pet peeve of mine) Cons: Very heavy street noise, both above 2nd Ave and surprisingly above 19th street. We're on the 14th floor and regularly deal with very loud honking that goes on for 10-15 minutes. Laundry room could be much nicer. Management is slow to respond. Most units I've seen have pretty small kitchens. Advice to landlord: Insulate the windows!!! If we didn't suffer from street noise this place would be a 10 for me.”

— 329 2 AVENUE · Manhattan“Pros: Big apartments for good value. Very nice staff. Cons: Look at Yelp for more, very accurate reviews about this deplorable company, SW Management. Prior owner was amazing, and many of us tenants were grandfathered in to the new owner, SW. They never address valid concerns timely or at all. They do not deal with things at all, and just ignore you. You’re not allowed to email them either. All around poor management and this is consensus across many of the tenants. Advice to landlord: Restore this building to the former collegial landlord-tenant relationship of yester-year. Return your tenants calls. Give your email addresses for easier communications.”
