“Pros: Great floor plans, large rooms, nice views, really courteous staff Cons: Heat does not work sufficiently in the winter. Apartments are scorching hot (>80 degrees) in the summer with AC on maximum. At least one elevator out of service at a time. Management unresponsive and overwhelmed by the magnitude of tenant complaints. Advice to landlord: Invest appropriately in the building so that basic needs (heat/AC/hot water/elevators) are met.”
— 1261 2 AVENUE · Manhattan“Pros: Great location. That's it Cons: No heat in winter, no ac in summer. Frequent hot water interruptions. Poor management, dead plants thay have been here for 2 years. No ac in gym, dirty and frequently breaking machines. At least 1 elevator is usually out. Advice to landlord: Sell to better managment”
— 1261 2 AVENUE · Manhattan“Unit no Pros: Looks good on paper. Cons: Regular, persistent hot water issues Regular, persistent heat issues Regular, persistent elevator issues Poor AC system Major gym issues - non working AC, not working equipment The management doesn't care and doesn't communicate Advice to landlord: Stop thinking about turning the profit. Start taking care of the tenants”
— 1261 2 AVENUE · Manhattan“Pros: Location is great Cons: Management is horrible! Don’t take care of building - several times air conditioner leaked and ruined my floors and apartment below. Elevator has not worked for more than 3 months, sometimes no heat for days. MANAGEMENT DOESNT RETURN CALLS AND IT TAKES FOREVER TO DO REPAIRS WHICH ARE NEVER DONE RIGHT iAND NEED TO BE REDONE. Horrible. THE RENT INCREASE EVERY YEAR IS HUGE- way more than other comparable buildings Advice to landlord: CARE ABOUT THE BUILDING.”
— 1261 2 AVENUE · Manhattan“Pros: Sure looks good. Cons: It's early November and the heat in the entire building stopped working over a week ago. Only last night did management email tenants saying there was no timeline for repair and management would be distributing electric space heaters (!) to tenants - again, with no timeline provided. This is a very expensive building with many young children, and people are freezing in their homes. Stay as far away from this place as you can! Advice to landlord: Heat the building. Communicate with tenants.”
— 1261 2 AVENUE · Manhattan“Pros: It’s a great location. The concierge and doorman are brilliant. Handymen and good too and attend to issues very quickly. Cons: The management company is appalling. Lost security deposits, take months to reply, the rent hikes every year. There at three lifts and at least one of them is down most of the time.”
— 1261 2 AVENUE · Manhattan“Pros: Nice doormen staff. Excellent water pressure and hot water delivery in shower. Cons: Poor air-conditioning-between May and October, all blinds on east side of building need to be completely closed or excessive high temperature in unit cannot be managed with poor ac system. Elevator(s) are always broken. Promise to provide free monthly laundry service ($100/month) not kept. Mandatory gym fee no matter how many people live in apartment. Annual rent increases that range from 5-30% depending upon unknown factors. Grossly understaffed package room manpower. Heating system nonfunctional on lower floors for extended period of time requiring the use of space heaters. Rude and loud tenants who cannot even manage to dispose of trash properly in the waste closet located on each floor. Understaffed mailroom. Advice to landlord: Treat your reliable and responsible tenants better. Quit acting like you could care less if tenants stay or move.”
— 1261 2 AVENUE · Manhattan“Pros: Views. Pool. Staff Cons: Management - attempts to charge fees that are not allowed/in the lease (for example a bogus move-in fee for a non leaseholding partner). The package room closed on Sundays and early Saturday evening and after 8pm. If you get a delivery outside these hours, you have to pay $50 for building to get access to package. Similarly. if you lock yourself out after 5pm, they charge you $50 dollars and refuse to hold spare keys”
— 1261 2 AVENUE · Manhattan“Pros: - Many apartments have huge, gorgeous windows. - The gym is nice. - The staff is nice - Garbage / recycling always taken out in a timely way Cons: - Incredibly loud -- almost non-stop honking - Freezing apartment in winter - AC wasn't effective in summer - Water shut-downs and elevator shut-downs are too common - Forced to pay for "amenities" (the gym) even if you don't use it - The gym was 87 degrees for many months and lacked sanitary wipes - There isn't a proper basket for recycling paper goods, it's just an open container. - Multiple leaks of different kinds (from sink, rain, apartment above) - floors damaged - "Second" bedroom is barely a bedroom - the wall is paper thin. - Overpaying massively - Management doesn't respond - Laundry service is damaging - Process for getting packages is needlessly difficult - you have to call them to bring them up. - Buzzers on doors are horribly loud - No shared workspace - The "roof terraces" aren't really roofs -- basically half-covered and bug-filled. Advice to landlord: People will stay longer if you're upfront with them.”
— 1261 2 AVENUE · Manhattan“Unit 37A Pros: The building is beautiful and the doorman are lovely. Cons: The GO management is horrible! They refuse to speak on the phone and like to take their sweet time to respond to you even if it's an emergency. They raised our rent over 30%!!!! The building is old and layers of paint chip off everything. Water shut downs and elevator outages are a norm. We live on a very high floor and you can hear tons of traffic on second ave like you were on the first floor. Advice to landlord: To gain a heart.”
— 1261 2 AVENUE · Manhattan“Pros: Nice building. Lots of staff. Good curb appeal. Cons: The landlord intentionally overheats the building to stop their pipes from freezing because they have an outdated system. The buildings elevators are terrible and often breakdown which leads to really long wait times.”
— 1261 2 AVENUE · Manhattan“Pros: My apartment, views, rooftop pool and gym Cons: The window treatments Advice to landlord: Renovate the apartments to 2021 standards”
— 1261 2 AVENUE · Manhattan“Unit 28C Pros: Modern. Cool looking Cons: Horrible management. Huge rent increases Advice to landlord: Be fair. Give ample notice when you’re raising the rent”
