Maintenance is super responsive. Usually your request is taken care of within 24 hours. Cons: There’s currently a lawsuit being filed against the building accusing the building of a rent concession scheme, so that’s how skeevy we feel the management is, and every little thing costs money in this building. Advice to landlord: No one wants to rent the shitty shoebox studio for $3400. You gotta be real.”

— 30-02 39TH AVENUE · Queens“Pros: Maintenance is very responsive. My speed oven broke one night, and I had a new one the very next day. The building is clean and well kept. The staff is amazing. They really make the place feel like home. The apartments themselves are also very thoughtfully designed and are spacious enough. The water pressure is the best I’ve ever experienced in New York City. Cons: I’ve lived here for a year now, and the building management is slowly wearing down on me. They’re so arcane about their silly little rules, and they will actually watch you on the cameras to make sure you’re following the rules. It feels intrusive, and also, who has the time? They’re really just looking for reasons to fine you. If you’re actually trying to just live your life, don’t do it here. You’ll just get fined for every little thing. Also, I feel like they’re specifically targeting people who got apartments during their pandemic deals, trying to push those people out. My neighbor got fined because he had a lot of people in an amenity space that no one else was using at the time. They charged him a pro-rated space rental fee, which ended up being around $350. Advice to landlord: Stop stalking people and finding reasons to fine them. Like sorry you lost money during the pandemic, but if you keep being this way, no one will want to live in your building.”

Cons: Surrounding area isn’t great. Full of homeless shelters now. Management is not very responsive or sympathetic. Have heard of people waiting forever to get deposits back. Surrounding area is also full of construction. Doormen seem to sometimes forget where packages are. Advice to landlord: Listen to the tenants.”
