— 303 10 AVENUE · Manhattan“Pros: Generally quiet people in building, nice view from roofdeck, small building size. Cons: Management are awful. They are unresponsive to problems, do not care about the tenants, and need to train staff better to deal with issues. Any problems we took to management were not dealt with in a professional, timely manner. Example-We had issues with no heat or hot water for the building for 5 days in the middle of winter due to a broken pipe. There was no real help- no offer of relocation to a hotel or even an update as to when things would be fixed. Several tenants had young babies or were about to have babies and this was a stressful situation where we had NO help from management. Another time they refinished a unit’s floor and toxic fumes entered neighboring units. Proper steps were not taken, such as sealing the apartment, using fans to increase air flow, etc. Multiple calls to management led to nothing. 10th Ave is a very noisy street. There is constant traffic and construction and the cheap windows do not block out noise. Advice to landlord: Building in general is feeling dated. Gym is in a bad state with old, dirty equipment. Overall facelift of facilities is needed. Management needs to be trained properly. Building staff need to be trained properly.”
“Pros: Next to the Highline - gorgeous view if unit is facing West and also on rooftop. Wholefoods and Duane Reade are only 2 blocks away. Doormen and building staff are friendly and kind. Cons: The real estate agent NEVER shows up and would always ask you to call them; and once they’re done with you they would block your number for no apparent reason. The cooling/heating systems are not energy efficient and not automated. Not close to the subways(10 minute walk to ACE/7 lines).”

— 303 10 AVENUE · Manhattan“Pros: Very clean building and maintenance requests are addressed fast. We even have an app to file, book amenities, and sell unwanted items within our building. Love the notification system for packages. All of the staff are REALLY nice and so helpful (except 1 who always has an attitude or smart comment for your questions). Also can’t beat the views if you live on the West side (High-line) of the building and the rooftop (with a grill) is amazing. During the 4th you can see the fireworks. Gym is nice, has mostly everything you need for a workout and usually only has 1-2 other people in there. Never crowded. Wish the TV screens worked and equipment was kept up to date. Cons: Never being able to use the projector on the roof for movies... it has to be set up by the maintenance crew who leaves at 10 and usually only 1 person. It doesn’t get dark in the summer until at least 8:30, so it doesn’t leave enough time to utilize. It’s like why even have it? Other cons are mostly with neighbors... they are loud and for no reason. Letting their doors slam, instead of taking their pups for walks they let them run up and down the hallway... and at one point even letting them pee in the hall. Don’t get me started on the parties (and yes even during COVID). There’s also a restaurant/hotel (used to be Americana) that has loud parties often. Not a pro/con but this isn’t a family building if that’s what you’re looking for. There’s maybe 4/5 kids and most are babies. Advice to landlord: Love your staff, you do a really good job at hiring kind and hard working people. Would love to see updates made to the gym equipment (Peloton?)and tv utilization... and finding a better system for the roof top projector. Agree with the need for hallway AC.”

They broke into the unit once they know the tenant moved out and starts renovating and steal stuff from the unit even though the lease was still on us . Advice to landlord: They better change the attitude. I cant recommend this place to anyone because of the management.”

In the midst of COVID-19 I took a job out of state with 4 months left on my lease. When I returned back to my apartment 2 weeks before my lease end date, I discovered that I had been unlawfully evicted. The apartment was a construction zone. The super informed me that my personal belongings had been tossed in the basement in an open box. The management company admitted to removing my belongings but took no responsibility for my missing Louis Vuitton bag. They also refused to secure housing for me, so I was forced to book a hotel for the duration of my time in New York. I have enjoyed living at this community I have never had an issue that was not resolved. Jason the manager is very nice and responsive and the maintenance is good. I love my apartment. I have recommended many of my friends and one of them mention that they looked at the reviews. This is my personal experience and its been a good one.”
