“Pros: Only saw one cockroach in almost a year of living here, and it was dead in the lobby. The apartments have nice finishes and used to be affordable. Cons: They raised our rent $800 a month, after not responding to our requests to fix our washer/dryer all year. The washer never really worked, and anytime we tried to drain it, it would flood. Advice to landlord: Please turn on the heat earlier in the year and replace the washer/dryer ma”
— 325 3 AVENUE · Manhattan“Unit 10 Pros: Loved 1 of the supers, good exterminator that came once a month Cons: Raised rent $1,000 in 2 years for a 3 bed, smoke shop opened downstairs which was SO loud. We filed multiple complaints they did nothing. Management was so rude and yelled at me on the phone. Building was foreclosed while living there than bought out by same family. Has happened before”
— 325 3 AVENUE · Manhattan“Pros: Location, laundry in unit Cons: Garbage in lobby a lot, stairs/lobby not the cleanest Shady landlord. Did not notify of rent increases within proper timeline (I.e 60 days if living there +1 year) and did not cooperate even when called out. Insane and unreasonable hours for showings upon move out & largely unwilling to cooperate. Advice to landlord: Learn and follow tenant rights”
— 329 3 AVENUE · Manhattan“Pros: super location in unit laundry Cons: management company neighbors Advice to landlord: learn tenant rights”
— 325 3 AVENUE · Manhattan“Pros: Good maintenance speed Cons: Heat wasn’t that warm throughout unit Advice to landlord: Fix the heat”
— 325 3 AVENUE · Manhattan“Pros: Quiet apartment, good location, washer and dryer in unit. Cons: Small apartment (but that’s nyc). Consistent mice and roach problem throughout most of our lease. Our washer and dryer broke and it took them 3 months to replace it.”
— 329 3 AVENUE · Manhattan“Pros: Laundry in unit Great live in super Cons: Poor management communication”
— 325 3 AVENUE · Manhattan“Unit 22 Pros: Good location. Laundry in unit. Cons: Terrible responsiveness from management. Broken washer and mice infestation in the building.”
— 329 3 AVENUE · Manhattan“Unit 22 Pros: The super is very responsive (building management is just ok). We have washer dryer in unit. Updated appliances. Cons: The lobby and stairwell aren’t very clean or well maintained.”
— 329 3 AVENUE · Manhattan“Pros: Nice floors, decent kitchen and living room, affordable Cons: People occasionally lived in the recycling areas between buildings Advice to landlord: Please check on the recycling and garbage areas”
— 325 3 AVENUE · Manhattan“Unit 44 Pros: super kind and responsive maintenance man. gorgeous crown molding and cherry hardwood floors. i don’t know what the building manager does to manage the garbage but i’ve never seen a rat/mouse, even in the outdoor garbage area!! we had a cockroach here or there (especially during weather transitions) but overall no pest problems and exterminator is available monthly to tenants. location is excellent for access to transport and groceries! living above a bodega, health food store, and wine shop is pretty much all you need. and the bodega cat is very friendly! Cons: one bedroom got overheated while another was freezing throughout winter (classic old nyc apartment). no fans in the bathroom or kitchen. when mold started growing on the bathroom ceiling (no fan meant constant moisture) we were told it was our responsibility to clean ourselves or hire someone to handle it. the maintenance man told us that the landlords said he wasn’t allowed to handle it unless we hired him privately. our other service requests have pretty much been taken care of in a responsible and timely manner so this was quite surprising. the irish pub across the street is REALLY loud, even with your windows closed and even on weeknights. it’s pretty much what you’d expect living right on 3rd ave. upon not renewing our lease, we were informed that they would not be guaranteed able to notify us before each showing (besides giving time windows spanning 53+ hours/week) and that it would take 45-60 days to return our security deposit. this is 100% against nyc tenant’s rights law, which i asserted and the landlord graciously backed down as soon as i called it out.”
— 329 3 AVENUE · Manhattan“Pros: Nice amenities, clean, balconies Cons: Very expensive, amenities cost a lot Advice to landlord: Amenities should be lower price or none at all”
