“Pros: The building is kept pretty clean and there are garbage rooms at the end of each hall. Gym and laundry in building is nice although they can malfunction at times. We also have an easy rent payment portal. Cons: NOISE! We were never told that there would be ongoing construction on the bottom level for what will likely be the entirety of our lease. The construction will at times start at 7 and will go on through out the day until 5 - unbearable. Management can take quite a bit to respond also. Advice to landlord: Disclose this to future tenants as this can be a dealbreaker for families with children or wfh folks”
— 1535 3 AVENUE · Manhattan“Unit 209 Pros: The gym is almost always empty. Laundry is in the building. Video call buzzer system for entry for guests. Heat and ac units in apartments. Dishwasher in apartment. Quiet building and close to many trains. Cons: Management is extremely slow to get anything fixed. They take forever to call back. I had multiple things that were not complete when I moved in that never got fixed. They also wired my electric wrong in my bedroom when I moved in so didn't have electricity for 2 weeks when I moved in. The maintenance form on the rent portal is literally just for show. They would mark tasks as complete when they had not been completed. Advice to landlord: Be more responsive and actually fix things when residents need them to be fixed. when you say you fill.”
— 1535 3 AVENUE · Manhattan“Unit 601 Pros: Laundry in building AC/Heat unit Garabge areas/closet on each floor Dishwasher Small gym in building Cons: Some apartments directly overlook the JZ trains and have a lot of noise Walls are very thin and you can hear others music and conversation constantly Packages get stolen if left outside of the package room 2 washer and 1 dryer are broken in the laundry room for month and have not been fixed Tenants do not take their laundry out on time Not in the best area, would not reccomend for everyone Utilities are VERY high, I have not had a Coned bill less than $150 for 2 people Advice to landlord: Please fix the washers and dryers and be responsive to your tennants”
“Pros: Amenities: gym, lounge, on site laundry Cons: - building safety is poor: front door is broken and won’t lock unless slammed - package room has no organization system - poorly installed appliances: dishwasher doesn’t fully open - owner response time is slow - next to an above ground train Advice to landlord: Hire a live in super who can address issues in a timely manner and maintain the integrity of the overall building.”
— 1535 3 AVENUE · Manhattan“Pros: I like the fact that it’s close to a lot of metro lines and bus stops. There’s a USPS nearby and near Bushwick Av which has a lot of restaraunts Cons: It’s right next to the J elevated track which means a LOT of noise. Neighbors are mostly chill but there’s been some incidents in the past. Security is lacking. Randos can still enter the building and cause trouble”
— 1535 3 AVENUE · Manhattan“Pros: New building. Updated elevators. Luxury feel for a mid price tag. Cons: Noisy neighbors. Noisy subway under my window. Not near major food stores”
