420 WEST 42ND STREET, LLC · avg 3.9 ★★★★★ · New York City
“Pros: - unbelievable, unbeatable views -friendly doorman - Pet friendly - in a higher up unit, pretty quiet Cons: -Occasional pest problems (eventually did get resolved) - near Times Square and Lincoln Tunnel so very busy -LOTS of construction and poor communication from higher ups (not the people who work in the building) Advice to landlord: I have had an AMAZNG experience living here, and feel thankful everyday as I look out at the view. There are also advantages to be in the middle when it comes to easily getting to other areas of NYC. My husband feels the opposite because of how busy the area is, having to deal with the construction noise for 2 years. This is how most people in the building feel either LOVE it or over the area. You'll need to reflect which camp you think you'd be in.”
— 420 WEST 42 STREET · Manhattan“Pros: The people working here are amazing. The building is very well maintained and clean. Cons: Sometimes the responsiveness of the management was a little delayed.”
— 420 WEST 42 STREET · Manhattan“Unit 20G Pros: - Doorman, concierge are all very friendly - Never had an issue with packages - Laundry in building is a big pro. Never too busy - Super is accessible - Great views and lighting from the 20th floor, facing the south and west. Cons: - Gym is missing some basic stuff. Dumbbells don't go above 60 lbs, and no squat rack. - We had to put up a divider for our flex 2-bed apt, and were only allowed to get it done from one company. Terrible service, that company even closed down. - Biggest con is proximity to Port Authority's sketchiness Advice to landlord: Gym improvement”
“Pros: Beautiful views, a terrace on 4th FL Cons: Management negligence / avoidance Front desk would often return packages or keep them behind the desk Ongoing maintenence issues Advice to landlord: Follow laws”
— 420 WEST 42 STREET · Manhattan“Pros: Nice city views in the apartment Cons: Building construction has been ongoing for months, impossible to work from home. This building is infested with cockroaches. The pest control people that they bring in are useless. Have to resort to our own methods to deal with the cockroaches. Also management and staff are rude except for the doorman Gary who is very friendly.”
— 420 WEST 42 STREET · Manhattan“Pros: Clean building, nice doormen, close to train Cons: Outdated, renewal increases way too high, thin walls (always heard traffic from the tunnel)”
— 420 WEST 42 STREET · Manhattan“Unit 14F Pros: - Concierge / maintenance team are top notch - Units are nicely maintained - Close to Port Authority / NY Penn Station Cons: - Noisy location, right above 42nd street / Lincoln tunnel traffic”
— 420 WEST 42 STREET · Manhattan“Pros: Generous Space Staff Adam from Leasing Convenient Location Cons: Building looks much older than 22 years and has strange outer design Constant Construction”
— 420 WEST 42 STREET · Manhattan“Pros: Big bedrooms, some units have nice and modern finishings. The building staff is great, doormen are all friendly enough and maintenance is quick with most things. Views are great both facing north and south if you're on a higher floor. If your unit is rent-stabilized it's worth staying. Cons: Leasing office is extremely slow with responses, you usually have to call them to get an answer. Area is pretty noisy and sound insulation in the building isn't the best. Heat insulation isn't great either, always need the AC on in the summer and heat on in the summer.”
— 420 WEST 42 STREET · Manhattan“Pros: Gorgeous views from our corner unit, have never had to see or deal with bugs or other pests. Cons: Doormen suck. Regularly will be standing around in the lobby / standing in the way of the door but not opening it. Not in any rush to be helpful. Gym is run down and tiny. Elevators and hallways are rarely clean. Being this close to port authority also sucks. Brings the type of crowd you’d expect.”
— 420 WEST 42 STREET · Manhattan“Pros: Nice building. Location isn’t great right next to Port Authority, but this factor is fairly discounted in the reasonable rent Cons: Elevators always broken! This happened 5 times! Advice to landlord: Fix elevators”
— 420 WEST 42 STREET · Manhattan“Pros: Building is overall good, amenities are good as well Cons: - they should clean the windows from the outside. I have not seen this done once in over 2 years, while it's pretty common in other similar buildings - managers are shady and flaky when you want to renew a rent stabilized apartment”
— 420 WEST 42 STREET · Manhattan“Pros: 9th avenue itself has lots of bars/restaurants, but everything west of that is a tourist mess. The building units are spacious with nice views. Cons: This building is infested with roaches, even on the high floors. I've lived here for two years and I'm extremely clean, I've had pest control come numerous time-- they're nothing you can do to get rid of them and there's so many roaches. They also raised my rent $1,000 after the first year (using a tax abatement loop-hole), despite claiming when I signed that it was rent controlled. Lastly, the location right next to Times Square and the Aladdin Musical make it so you basically have to fight through hoards of tourists to get to the subway. Advice to landlord: The building needs to be completely fumigated, it's not livable”
— 420 WEST 42 STREET · Manhattan“Pros: front desk staff is friendly Cons: bldg mngmnt doesnt resolve issues or addres complaints. 1) clogged toilet - we were told to get our own plunger because it keeps happening 2) air conditioning in the apt - doesnt cool 3) gym - AC has been non functional throughout summer”
— 420 WEST 42 STREET · Manhattan“Pros: the building staff are attentive and do their best but it's in a large building in the middle of midtown. Cons: There is noise at all times of the day. Advice to landlord: be more lax with the COVID restrictions, keep the garbage areas more tidy”
— 420 WEST 42 STREET · Manhattan“Unit 6B Pros: - location is convenient - building staff are nice Cons: - surrounding streets can get a bit sketchy at night - loud if facing south toward ramp - finishes could be improved/modernized - gym could be better Advice to landlord: renovate the units and improve the gym”
— 420 WEST 42 STREET · Manhattan“Unit 29H Pros: High rise with great views of downtown and Hudson Yards. Spacious apartments and friendly staff. Cons: The rental agents for Brodsky are ruthless. They will charge you as much as they legally can. Our rent increased 19.5% one year, with the 421-A fee.”
— 420 WEST 42 STREET · Manhattan“Pros: Great location same block as subway Cons: Smell of pee in front of building”
— 420 WEST 42 STREET · Manhattan“Unit Floor 30 Pros: the doormen are so kind and very helpful! there is a trash chute conveniently located on every floor and the laundry room is rarely super busy Cons: in the 9th month of my lease i started having bug problems - it was in the summer time so maybe that’s why but we saw quite a few roaches + other random little bugs. we called for pest control they sprayed about 2 days later. Advice to landlord: routine pest control for all unprompted to prevent infestations”
— 420 WEST 42 STREET · Manhattan“Pros: -clean elevator building -nice doorman Cons: Noise from port authority does travel”
— 420 WEST 42 STREET · Manhattan“Pros: Safe building, doormen don’t allow anyone unknown in Cons: Maintenance and doormen will never let you bring large items from either the front door or back.”
— 420 WEST 42 STREET · Manhattan“Pros: Great views, management fixes problems with the apartment Cons: Surrounding area is not the safest, especially during the pandemic. Some doormen could be nicer and more respectful”
— 420 WEST 42 STREET · Manhattan“Pros: The doormen were nice once you get to know them- at first everyone but Kenny and the overnight guy are very stand-off ish. Cons: Pretty much everything. Elevators always broken- often would find myself getting stuck in them. Leasing office/building management are impossible to deal with. They never have answers for any questions and always take forever to respond. Laundry machines are disgusting. Management refused to do anything about it. Windows in the kitchen and bathroom are very hard to open and close. Landlord did nothing to work with you if you lost your job due to Covid. The list goes on.. Advice to landlord: Fix all of the above. Especially the elevators and people that work for your office (not the doormen)”
— 420 WEST 42 STREET · Manhattan“Pros: It’s good location and reasonable rent. Cons: Management is very bad at managing elevators. There’s often a line in the lobby waiting and sometimes you have no choice but to take the stairs. Which is ridiculous for a “luxury” building. Advice to landlord: Please give clear updates when the elevator is being fixed and adjust trash collecting service to be conducted outside peak hours.”
— 420 WEST 42 STREET · Manhattan“Pros: Big apartments, open views, lots of light, friendly doormen Cons: Small gym, noisy , electric bill is too high Advice to landlord: Fix the elevators!”
