“Unit 415 Pros: The building is clean, highly responsive, and the overall neighborhood vibe is great. It's a 50-story building and there are many tenants. I rarely have a negative interaction with anyone. Cons: The management company is borderline difficult - very rigid about package pickups (no one but lease holders allowed), apartment access (they won't send anyone up unless you're home or they're specifically registered). I've had some trouble getting groceries delivered or my dog dropped off from daycare when I'm not home. Amenity spaces close around 10pm.”

Package attendants were also sweet. Cons: There's been several emails about the smelling of smoke / marijuana but this was extremely dependent on where you are in the building / neighbors.”

There were never had any major issues, and for the one minor issue of only having lukewarm water in the shower one morning, I told the doorman on my way to work and management identified the problem and sent out an email notifying those affected of them working on it within an hour. The building itself doesn’t have the most amazing amenities (only a small gym), but it usually was empty. Lastly, the lease signing process was very easy and the leasing office was helpful. Cons: Not a con, but only an unknown - we will see how easily my security deposit is returned once I move out. Obviously, don’t move here if you want to be close to nightlife, since the neighborhood is not big on it, but I love it since it’s quiet at night.”

Using the facilities across the street at 4545 was our favorite part! Cons: The heating/cooling system in our apartment would go on the fritz any time we switched from one mode to another (so from AC to heating or vice versa). Our unit was repaired once and then replaced, and it still happened. We were told this was a defect in the batch of units they ordered. Ultimately it didn't cause us too much trouble but we did have to ask maintenance to help us at the beginning of the seasons where we would make that transition.”

It mostly happens during rush hour. Some neighbors are not clean and clutter the hallways, leaving garbage bags and other items outside their doors, sometimes storing items outside. Advice to landlord: Enforce hallway cleanlinliness compliance from residents”

Each call made to landlord about heat, exit door problems, refridgerator issues was met with excuses and arguments. Also was just walking into my apartment unannounced in the end "because the realtor is here and they want to take pictures." Upon leaving they claim that it was left worse than given (not possible as the bathroom took 12 full scrutiny downstairs to be useable) and is just looking to take my security deposit any way possible. Advice to landlord: Get another job because all the tenants complain about you.about”

The issue is you can't install your own blinds as you are not allowed to drill into the metal of the window frame and you can't drill into the ceiling. The windows are too wide for pressure rods. Ivan the leasing manager can't be trusted and goes back on his word all the time (I am saying this having living in two different units and saw peoples interactions with him for two other units). Advice to landlord: Use newer blinds that roll and blackout light.”

Management is super responsive - our fridge was replaced within twenty minutes of us filing a maintenance request, and they gave us a brand new fridge! Package room is nice and secure, area is wonderful Cons: I wish we had an in unit washer dryer. The washers in the laundry rooms aren’t the best and the card system is pretty annoying to use - have to add credit online but then take your card to a physical machine to get the credit added. That’s basically it for cons. I do wish we had a pool, but that’s the only other thing.”

Can't beat LIC waterfront living right at the Pepsi sign + Ferry stop! - The LIE i+ Midtown tunnel are right nearby, with the 59th street bridge and RFK not far north - Hotel bellhop style carts to help get your heavy and massive bags and packages up to your apartment Cons: I don't have many cons about living here, I enjoyed my time spent living here. - I would say that not having the amenities in the building was the biggest "con" -- the gym, lounge/work/party hosting area, roof deck, volleyball / tennis courts were all across the street at 4545 center - Parking: if you have a vehicle, street parking is a nightmare, especially since on-street dining became a thing during the pandemic - Blend on the Water is right at the base of the property, so Thursday - Sunday evenings can get crowded and a bit loud during the evenings, mostly during Summertime Advice to landlord: Keep up the good work, and also try not to increase pricing too much over the coming years so that I can consider a move back.”

If you’re in the 20% of chumps paying market rate, you get absolutely nothing extra for your inflated rent and get to deal with 80% of your neighbors being rude. The building staff are ok but you don’t get as many services here as you would in other doorman buildings (the doormen will not open doors for you, no matter how much you are struggling with a heavy load, for example). Amenities are quite poor and you have to pay extra, even if you are a market rate tenant. The building does nothing special to thank its residents ever. The lobby is small and cramped and is not dog friendly. Building staff scream and cuss in the lobby while they are working. Soundproofing is not so great - I can hear the baby crying next door and frequently hear the upstairs neighbors running and jumping. Advice to landlord: Make it worthwhile for your market rate tenants.”

Very clean, and I feel extremely safe. Great location as well. Cons: There have been a few things here and there I would ask be improved upon. An example, a mega-load dryer that never works and after multiple requests from lots of residents, still nothing. But I understand in the scheme of things this is minor and doesn’t reflect the building staff but the corporate management company.”
