Management was always prompt with responses and there were in-building contractors whenever the A/C or something needed fixing. Because downstairs was residential, there was barely any noise ever. Slept like a baby every night. Great light, great views, and solid construction. I really liked having a tennis court within the building, they have an amenity portal to book courts. Lots of kids and dogs. Also, doormen are really nice and packages are really secure. There was a 24/7 doorman, which made the building entrance feel safe. Also, having Gantry Park nearby was a huge plus, rare to have so much greenery which such easy access. It was also safe at night, people running or exercising or just taking walks. Cons: Far from trains but there is a shuttle during rush hour. Not many shops or stores open downstairs, it tends to be more residential - this was a con for me but can be a pro for many.”

Great views of Manhattan. Cons: It is a 15-min walk to the subway station. Advice to landlord: Make sure you are OK with the walk to the subway station”

Some concierge people don't recognize tenant after 4+ years of living lol, but they are nice. Advice to landlord: Please be generous to tenants for not raising too much of $$$$ at once”

Very clean and has good amenities, even if they aren't the biggest. Cons: This building is a minimum 10-minute walk from any subway. Price increases have been fairly common amongst other tenants, according to building-wide group chat.”

— 45-45 CENTER BOULEVARD · Queens“Pros: 1) Gantry State Park and the Ferry stop are right outside the building. 2) Great amenities, including a gym, tennis courts, terrace, co-working lounge, and kids playroom. 3) Move-in and move-out is easy and seamless. 4) Amazing staff, concierge, and doormen. 5) Rent is reasonably for the area and what you get. 6) Security deposit was returned in a timely manner. Cons: No major cons. 1) Shuttle service was inconsistent. 10 minute walk to the 7 train and 15-minute walk to the E. TFC does have a shuttle on weekdays to go to the 7 train, but service was inconsistent at times. The shuttle did not go to the E train when the 7 train was down for track maintenance. Advice to landlord: 1) Tear down the sandy volleyball area and turn it into basketball court or another tennis court. 2) Gym layout needs to be rethought. Maybe switch the cardio and weight-lifting areas?”

Advice to landlord: + We notice a *lot* of dust being pumped out through the bathroom vents, if this is an issue across the building it might be wise to do a full building filter check.”
