“Pros: The workers that maintain this building are hard-working and good people. Cons: Having to mention 311 to get anything done - related to heat or anything repair related. Advice to landlord: Hiking up the rent - for what exactly? The "reasoning" makes no sense.”
— 46-15 SKILLMAN AVENUE · Queens“Pros: When resigning rent only went up 75 bucks. So thats awesome. Sometimes they get to fixing something quick within a few days. Cons: MICE MICE MICE! and they wouldn't help out with it for months! Finally they paid exterminator and they had to fill so many holes. We caught like 20 each month. But then it finally got better after like 3 months. The super is a a$$hole. Super lazy takes his time and half asses things. They said scaffolding would only be up half a year and it ended being 3. Advice to landlord: Be just a bit less lazy and slow and you'll be pretty solid owner.”
— 46-15 SKILLMAN AVENUE · Queens“Unit F2 Pros: Location and neighbors. Cons: The “live in” super lives in the next building but only works 4 days a week and never works after 4PM. Doesn’t ever make appointments and makes it extremely difficult for you to get repairs done around the apartment. You can make multiple phone calls to super for repairs and unless it’s what he considers an emergency the response is always “I’m busy with (insert another excuse here)”. Never suggests a resolution or solves an issue unless you go through the management company. Even if you have a pipe burst in your bathroom that continues for days and renders your bathroom inaccessible it’s still not considered an emergency to repair in a timely manner until the ceiling collapses. The super will yell at you just because you are informing him of a kitchen sink leak that gets progressively worse for months because he doesn’t have time (or when he does he yells at you because he “stopped by” and you didn’t answer when he refuses to make appointments) then you come home to a cockroach infestation where over 40 are all over your home because that leak got worse and attracted them. The management company gives you an email address to communicate with them but never respond back via email. On occasion if you call multiple times (to a receptionist that takes a message because so-and-so is in the field”) you will get someone who calls back. Pest control is nonexistent…because apartments are not being maintained (or cleaned before new occupancy) there’s holes in flooring around heaters, kitchen and bathroom sink piping, and ovens. The floors are not properly sealed so pests can come in through the gaps in the floorboards and walls are exposed behind kitchen cabinets and oven. You cannot drink the water from the tap, even if you use a Brita filter…it makes pets sick and upsets your digestive tract. All they want is to get you to sign the lease, BEWARE once you do there is a paragraph where if you decide to leave early for ANY reason (even if it’s not livable or you do not have quiet restitution) they will force you to pay the remainder of your lease amount. Advice to landlord: Pay to have more staff and more than just one super in charge of over 50 units who has better personal skills that doesn’t yell at tenants for asking him to do his job.”
