“Pros: cant speak for other units, but mine in particular is almost perfect for me! all the appliances work as intended and no issues with hot water. i never had a mice or roach problem like others say.. granted i keep my place spotless and clean every night. the layout is great (especially for the EV) and is decently spacious on a pretty quiet block! nice neighbors as well. ur next to a dispensary, laundromat, local bar, deli, 711.. etc. Cons: -theres definitely a mice problem in the garbage area -management takes a while to get a hold of if u need things fixed or repaired -radiator/pipes make annoying clinging and popping noises -walls are pretty thin.. if u share a wall you'll hear ur neighbors faintly Advice to landlord: responding to issues quicker and also keeping the garbage area more tidy”

“Unit 18 Pros: Some of the long-term rent stabilized residents are wonderful Amazing location Cons: The heat and hot water went out at least once a month during the winter and beyond. The property management would often just not answer emails with concerns. No onsite super Property management only works (and reads your emails) from 10 AM to 3 PM Monday through Friday -- if the heat goes off on Friday at 6 PM, you're not getting heat until probably Tuesday. They raised my rent by nearly 30% as of fall 2022!!!!! Scum behavior Floors were in horrible condition when I moved in -- but they sure as hell started replacing the floors (BEFORE MY LEASE EVEN ENDED) so that some rich college student could move into something nice for 800 more dollars per month. Advice to landlord: Pay your management people enough that they'll work full time just like everyone else in this damn city. Most importantly -- You just barely maintain the building enough to avoid severe fines (and sometimes you don't even manage that). Yet you increase rents to a degree that makes it impossible to afford for anyone without family wealth (read: rich parents) that can pay for it. The rich college students and fresh grads then treat the place as a dumping ground, a place they can live in for a year or two, that they don't care about, causing half of the problems I've mentioned. You're only going to wind up getting more fines over time, and you're never going to get stable long term tenants who will give a damn about taking care of the building or their apartments at market rate. My advice is to stop going after short term profits and start giving a damn about long term tenants. But I know y'all won't.”

Peaceful and serene backpacking. Cons: Have come across a dead headless rat in the trash disposal area and chose not to ask. Appliances are older and my apartment wasn't professionally cleaned before moving in with holes and marks all over the walls. Advice to landlord: Update the apartments”
— 522 EAST 11 STREET · Manhattan“Unit 21 Pros: Good location, the apartment layout is fantastic, very spacious with a separate living room and kitchen/dining area, very important with 4 roommates so you all have enough common space, really nice natural light in common spaces and 3/4 of the bedrooms, nice hardwood floors Cons: In recent months the hot water has been off for days at a time, there’s been at least two mice recently, occasional (small) roaches that could turn into infestations if you aren’t super on top of killing every one you see, cars outside sometimes get into honking wars on weekday mornings, radiator in one bedroom hisses constantly in the winter (loud enough to wake you up), floors are pretty but super old and hard to clean properly because the gaps in between boards are pretty big in some spots Advice to landlord: Fix the radiator and get better pest control, and don’t leave your tennents without hot water for 3 days, also the rent increase is absurd”

We have had raw sewage leaking from the ceiling into our apartment four times in the past year. At one point when there was so much sewage flowing through the ceiling that we had to switch out buckets every hour because they were filling so fast we called management to get help and get it fixed the management company told us “if the ceiling collapses then that’s what happens, don’t worry about it”. Also tons of roaches living in all appliances- they will fumigate one unit at a time so they just move between apartments and will return a few days after fumigation. Advice to landlord: Be more responsive”

I swear their only function is to confuse and frustrate you so you eventually give up and stop bothering them. So much gaslighting, ignoring questions, and just flat-out refusing to fulfill basic requests. Utterly useless. We dealt with a mouse infestation for months and one of the reasons it dragged on was because they “ordered a door sweep” that never showed up and then we spent the next two months asking them to send a new one. They also told the upstairs neighbors the building had never had pest issues after our debacle, which obviously was a big fat lie. Advice to landlord: Be less of a societal parasite who sits around collecting other people’s hard-earned money and hire people who know how to actually be of service to your tenants”
