— 631 EDGECOMBE AVENUE · Manhattan“Pros: There’s laundry in the basement and it’s pet friendly. Elevator Good water pressure. Cons: Super is rude and aggressive. Super “does not work on Sundays” even in emergencies. Also usually impossible to get in touch with even though he lives in the building. Building is old and any new renovations or updates will be paid for through rent increases mid lease terms. Building is leaking from inside and there are many fire hazards that they will not put attention to but rather pant over again and again. When they do repair anything it’s the cheapest work with every corner cut. The windows are not insulated so whatever temperature it is outside it is inside. The heat and hot water are frequently out during the winter. We have had rats in the building and unit for months at a time. Laundry is unreliable (don’t wash anything super valuable here) and only available during certain hours. Right next to the park so it is LOUD during the summer if you’re on the front of the building. People in and out all the time, people use drugs in the stairwell. Neighbor moved out because two drug users threatened and assaulted her. Mold. Advice to landlord: Sell this building and let someone who cares take over because it is unsafe to live here.”
