“Unit 18H Pros: It has a great view of Silver Lake Park right across the street but don't let that one Pro fool you! Cons: I lived on the top floor and my ceiling leaked heavily the entire 12+ years I lived there and still leaked the day before I vacated. When it dried, I was sweeping up paint chips for weeks until I had to waste many Saturdays waiting on the painters only for it to happen again shortly after. There were many times the heat was completely off when it was below freezing out. That resulted in 1/4 inch of ice to form on the single pane window. When it thawed black mold formed all over the window sill. Every apartment has roaches and mice, some worse than others and I've heard some have even had rats. Beautiful city view, great sunlight. Cons: Cold in the winter, window seal wasn't great took forever for super to repair. At times one operating elevator. Advice to landlord: Maintenance team needed for speedy response.”
“Pros: The doormen are sweet, the neighbors are great as well. Great view from balcony. Cons: Cheaply put together, not maintained properly, infestations of insects AND rodents. Super is never available, and when he is, does the bare minimum. We lose power often, one elevator or both are always not working. Advice to landlord: Upkeep better than it is now, mainly the infestations and the maintenance of everything in the building.”

Every apartment has mice, roaches, and even flying roaches. You call HPD for help and the super is quick to get an attitude because he’s not doing his job. He tells tenants who are dealing with mice to get cats. Advice to landlord: Fire Nick. Hire someone to seal up the building, and encourage tenants to keep their spaces clean so others don’t have to deal with roaches.”

People are friendly and say “hi” and “goodnight” on the elevator. The doormen are nice -and except for one-not calculating busybodies. When we shovel snow in the parking lot after a winter storm, sometimes parking spot neighbors try to help one another out. Some longtime residents like myself really, really love living here and wouldn’t want to live anywhere else. And, despite its flaws, decide to stay year after year. We love the building and it’s wonderful qualities and we love the staff. I am sure I am not the only one who wants to keep it nice and good and make it better. Residents that love it as much as I do, try to go our part. Cons: The building is getting run down. The doors to the stairways bang closed, the mechanism that attaches to doors to close them slowly are never fixed. Door knobs to the trash chute frequently fall off. There are dried puddles on the stairway landings that are not cleaned. The floors in the hallways and garbage room are no longer cleaned with bleach. The garbage room where the trash chute is often has roaches that come into apartments. Roach sightings are more and more frequent. The previous rental agent retired a few years ago. Since then, the crowd has been getting rougher and tougher. I had some of my laundry stolen from the washer in the laundry room. The rent keeps going up and up every year while the quality of the place goes down. Advice to landlord: Have staff use bleach to throughly clean the garbage rooms and hallways. Mostly, begin screening prospective tenants better again. There was an article about senior citizens not being allowed to rent here awhile ago. That is a shame because they are not the ones partying and blasting their music, being loud and inconsiderate, screaming and fighting at night, and smoking pot and other things. Also, if water or heat is going to be shut off for servicing, tenants should get advanced notice. At the bare minimum, signs should be posted in three places: at the elevator in the lobby, at the elevator in the mezzanine, and on the door leading to and from the parking lot. Ideally, tenants should be on a group text service or email alerting us of these changes so we can plan accordingly (ex: if we know the water will be off, we can shower somewhere else before coming).”

Apartments need renovating A.S.A.P, Super doesn’t enforce policies especially the non smoking ban with rude neighbors (loud music, smokers whose smoke come into your apartment etc.) Advice to landlord: Enforce your policy, get rid of your property manager and super and renovate the apartments”

Parking is horrible between wife and I $7,000-$8,000 in damage to vehicles. Door man at night sleeps and never knows what happened to vehicles. Periodically dregs from nearby break into cars. Spots available but lots are not surveilanced and arm doesn't work to stop cars from coming in. Management at Samson are not reachable.”
