“Pros: Good location and accessible to trains Cons: Building is going through issues. Management never responds and pests grow. Music in the summer. Advice to landlord: Help your tenants”
— 76 ST NICHOLAS PLACE · Manhattan“Pros: Apartments are decently sized and location is nice on a small quiet street. Cons: Management completely unresponsive, my pipes froze multiple times, had no hot water in the bathroom, broken dishwasher for nearly the entire 4 years I lived there. Packages would constantly get stolen and landlord refused to do anything about it (the tenant that was stealing packages was a friend of the landlord).”
— 76 ST NICHOLAS PLACE · Manhattan“Unit 24 Pros: Great neighbors, close to subway Cons: Slumlord company that illegally deregulated most, if not all, of the apartments. Management company is only more responsive now because HPD has a lawsuit against them and has placed the building in the Alternative Enforcement Program (which was created to hold negligent landlords accountable). There are endless pest problems (rats, mice, roaches, ants) throughout building. The super is shady and looks the other way when one of the few bad tenants steals someone's package. Advice to landlord: Knock the building down and start over”
— 76 ST NICHOLAS PLACE · Manhattan“Pros: Quiet building (at least the upper floors), and great location. Cons: 1. Management will never respond. Leases will expire, problems will occur, Covid happened..and they just ghosted. Legit terrible service and not kind humans (ROSE MANAGEMENT COMPANY) 2. Management does not care about tenants and only cares about owners. 3. SOOOOO many violations. 4. Water and heat outages often. 5. Stopped providing exterminators. 6. Package thieves LIVING IN BUILDING. Supers and managers know and don’t do anything. “Cameras don’t work”... 7. No building upkeep — pipes burst, garbage has rats, building is filthy. 8. Rent deregulation. Beware. Advice to landlord: Get a management company that provides a service to both yourself, AND your tenants.”
