— 2658 EAST 26 STREET · Brooklyn“Unit 415 Pros: It looks cool as an old factory. Cons: You can clearly hear conversation-level speaking volume through the walls and floors. When neighbors walk, you can feel the floor move and hear everything they do. When their dogs walk you can hear their nails scratching the floor. On the fourth floor (unit 420) there was substantial water leaks. After it was "fixed" it got worse and went onto my pillows while I was sleeping. The broker, Dana Schneider was unresponsive for weeks while I was complaining about the leak. I then moved into another unit (415) and unfortunately experienced another leak there as well. - Around June I spotted a roach crawling on the ceiling and luckily managed to kill it. After that I found and killed 2 more... one crawling on the floor and one on the wall. - Although it is a bit out of the way the area is not quiet due to the commercial neighbors (one an event space playing loud music) the other features lots of industrial trucks that constantly make backing up noise (day and night). While I lived there (only lasted about 6 months) I noticed high churn of other units, people moving in and then out just as quickly. If you're looking at any units here, ask about the noise levels and hearing through the walls. Also ask if there is a history of leaks, I was told (after the first leak) that there had been no history of leaks in unit 420, but judging by the wood ceilings discoloration that is hard to believe - and now you know it's not true if they tell you this. It also takes 2 weeks to get your security deposit back... There is a freight elevator but you need someone who works in the building to operate it so outside of ~9-5 you can't use it.. Advice to landlord: Don't lie about leaks in the building.”
“Pros: Big units. Most have lofts which are great for storage or guests. Cons: Extremely thin walls and ceilings. If your upstairs neighbor spills something it will drip into your apartment.”

I’m on the lower level and it’s very busy and loud, people have conversations in the hall. There is a cleaning staff for hotel guests that hangs out in the hall. I hear TVs, music, my neighbors alarm clock, dogs barking, doors slamming. I feel quite claustrophobic here. Unit is freezing in the winter and no way to heat unless I want an enormous electric bill. Same with the water, starts off hot but quickly goes cold. Don’t understand if I’m paying for my own hot water why I can’t control the temp. The amenities listed online are fictitious : there is no bike storage room; no concierge for tenants; no WiFi; it’s not a smoke free building quite the opposite. Dishwasher doesn’t work due to lack of hot water mentioned above. Washer dryers always out of order. Advice to landlord: Lower prices because these problems devalue the apartment”

If you have a problem as a tenant it will not be taken seriously. People fall for this building cause it’s trendy and well designed. What you don’t know is that the walls are paper thin. You can hear neighbors conversation or TV. The floors are terribly squeaky, you’ll need earplugs to sleep because of the screaching floorboards above you. The bathrooms also have an annoying fan that is heard in nearby units. Just no peace and quiet. The demographic here runs young they like to party, be loud. The building constantly reeks of weed. Tenants pay for heat AND hot water my bill has been as high as 500. Advice to landlord: Fix the floors. Minimize the noise (improve the windows, manage noisy people)”
