Was not transparent about this at all. - Building didn’t initially charge a pet fee, but then suddenly introduced one.”

Two weeks before the move in date, management called and broke the lease, citing that the previous tenants 'decided not to move out.' No other explanation was given and we have yet to receive a refund. Extremely dishonest management that is hard to get a hold of, do not apply here.”

— 312 EAST 39 STREET · Manhattan“Unit 22H Pros: The building management is one of the best they respond so fast to any request. the concierge team is my favorite all of them very helpful and always smiling and the building management ( John and Christina) are the best they answer all our requests promptly. the building is super clean and super quiet and the walls are well insulated. The main Pros of the units are the closet space, there is nothing close to the size of the closet they have in the units. Cons: The equity apartment management that runs all the buildings including the 300 E39 is by far one of the worst when it comes to lease negotiations. they are greedy and unfair. when the market was down during covid they offered concessions but now with the rental market being up again they refused to negotiate and made themselves believe that bumping the rent by $ 1000 is fair. on the other hand, the building has this 421a surcharge that they fail to explain well but use to their advantage. they charged us a compounding 2.2% since 2014 and even with the building being out of the 421a surcharge program in July 2022. and When you try to negotiate saying that i have been a good standing tenant for 2 years they didn't care; all they want is money to respond to their shareholders. it's a shame cause the building itself is amazing. Advice to landlord: Listen to your tenant and encourage them to stay if they are in good standing and a price decrease now will make them happy and make them sign a 2-year lease so down the road you will get your money and more.”

Advice to landlord: Treat your tenants for what they are- valued customers. The NY market will continue to change post-COVID and renters will have an increasing number of options. You need to adapt as soon as possible.”
