“Unit 25C Pros: I love the building and team that works at The Atelier! From the doormen, valet, Super, to the rest of the team they are very friendly and look out for you. The building is clean and quiet. I live on the 25th floor and don’t hear anything. Cons: The only reason I’m moving is because of the lack of transportation that is reliable near the building. There is no subway stop close by so relying on the slowest bus M42 is not ideal. Advice to landlord: Petition for a subway stop closer to 42nd and 12th Ave or demand that the M42 to be more reliable as well as a double bus vs single”
— 635 WEST 42 STREET · Manhattan“Pros: Doormen are great, we never worry about packages with the mailroom, and we like the area - almost everyone you see lives in the area. Being near to 42nd st subway stop means most of the city is accessible. Value-wise, it's hard to beat the apartment size and amenities for midtown manhattan. We have a washer, dryer, and dishwasher. The trash has never been an issue and there is a shoot on every floor. The roof has nice views and couches. Gym is effectively a hotel gym but serviceable - rack, few machines, dumbbells. MPHC and Lifetime are close by. Local bodega Sunac is pretty good for a bodega. Food Emporium is closest grocery store and if you want anything more, the Hudson Yards Whole Foods is a 20 min walk. There are 4 elevators and they work well enough. We're on a lower floor and 2-3 times per month we have to wait a few minutes for an elevator to come to our floor. It's the worst at 8:00-8:40 am and 4:50-5:30 pm, you sometimes have to wait 5-10 minutes (3-5 times per month this happens to me). But outside the peak times, elevators are pretty quick. Naturally, the higher in the building you are, the more you might wait for an elevator to take you down. Our landlord is ~okay~, good enough to renew the lease. Because it's a co-op, you might have a different experience depending on who owns the unit. Cons: There are 4 elevators, but the building has consistently had issues with at least 1 elevator for a while. Effectively it's been 3 elevators over the last year. The roof is nice in theory, but the building rules are designed to prevent it's usage: no music, no more than 3 outside guests, no eating, no drinking, no tables to do work at, only couches. Hours are a strict 6am - 10pm and it's closed every holiday. It's clearly they don't want anyone up there. You're kind of forced to bend the rules to use it. We have to request fixes multiple times before they happen, but eventually things do get fixed. Bike room has no capacity. Don't count that as a building perk. Advice to landlord: Add a table to the roof, so that folks might use it for laptop work”
“Pros: Nice building with great doormen and a fantastic rooftop. New appliances and bathrooms are good Cons: Building is a condo, but the owners own the majority of the units and rent them out. This means they can get away with SOOO much. Plumbing issue? call a plumber and pay yourself. Need to move? they do not abide by their own lease so be prepared to pay 2+ months to get another tenant in. They raised the rent of our apartment for us 12% then listed it on street easy for 10% below what we were spending. Eventually the law will catch up to them but tbh so few of us have time to deal with the nonsense. Advice to landlord: Do better and abide by the law.”
— 635 WEST 42 STREET · Manhattan“Pros: Liked the staff, the amenities such as free breakfast and gym Cons: The shuttle bus could come more often Advice to landlord: Add eggs to the breakfast”
— 635 WEST 42 STREET · Manhattan“Pros: The views are great, the rooftop is nice, dog run is convenient. Mail room is great. Cons: Rooftop needs furniture maintenance, absolutely horrible communication from landlords, horrible attitude, unfriendly and uncaring. Half the staff is great half the staff are scummy unfriendly, cold and aloof. Building communication is terrible Advice to landlord: Treat your Tennant’s with more respect when communicating”
— 635 WEST 42 STREET · Manhattan“Pros: Really nice building, no major living issues, super friendly doormen, connected to Lifetime Cons: Hard to get a hold of management, slow elevators, far from subway”
— 635 WEST 42 STREET · Manhattan“Pros: Clean building, well managed Cons: Shady management company (River 2 River Realty)”
— 635 WEST 42 STREET · Manhattan“Pros: package room, clean Cons: too far from subway, our rent was jacked up by 25% after our lease ended”
— 635 WEST 42 STREET · Manhattan“Pros: Doormen and maintenance people are nice and responsive. Not very loud both from outside and inside. Skylounge is always empty which is nice. Cons: At least one elevator is always down. Package pickup is only from M-F 10-6PM, all other times, you have to call or wait for front desk to make other arrangements. Appliances are old. When we moved in, things were not ready (holes in the wall, electrical wirings exposed, etc) and we had to wait a week for them to fix everything. No rent concessions was even mentioned for the fact that we had to rehire movers and stay at hotel for a week. Since we have lived here, there has been ongoing water maintenance shutoffs both scheduled and unscheduled. Just be warned that for the better location and larger space, you will be dealing with their shady management and constant building issues.”
— 635 WEST 42 STREET · Manhattan“Pros: Good finish at the place and lots of flex buildings Cons: Location is not great”
— 635 WEST 42 STREET · Manhattan“Pros: Looks good from the outside, great views Cons: Filthy apartment with mold and leaks. Bathrooms and kitchen were disgusting. Not finished painting. Every single inch is grime. Long wait for elevator. Advice to landlord: Clean and fix apartment before letting anyone move in”
— 635 WEST 42 STREET · Manhattan“Pros: Tennis court, 360 deck views Cons: Drainage system was bad, in a subway desert”
— 635 WEST 42 STREET · Manhattan“Unit 21h Pros: good sized units Cons: The agent would not show me the unit and eventually told me that my friend and I were "idiots" for wanting to see the unit before signing a lease. I asked for the lease language to change since it said on it that I have viewed the unit I am renting and he took the apartment away from us and kept 1k in "application fees" very poorly managed and unprofessional. Advice to landlord: I felt very disrespected by the agent.”
— 635 WEST 42 STREET · Manhattan“Pros: Great amenities, very clean Cons: Far from the subway, and we never got a fob”
— 635 WEST 42 STREET · Manhattan“Unit 33J Pros: The layout of this apartment is excellent. The floor-to-ceiling windows are lovely. The staff are friendly and helpful. Cons: The apartment was not painted before we moved in and it was FILTHY. It took us two days to clean the mold out of the washer/dryer, the filth out of the toilets and sinks and the grit from the walls and floor. We refer to it as a luxury apartment with a slumlord. Advice to landlord: The lobby is huge and a waste of space when you could really use a satisfactory bike room.”
— 635 WEST 42 STREET · Manhattan“Pros: The doormen are great, cleaned often, and washer dryer in unit Cons: Hidden fees when applying, management is not the most responsive over email, location (near Times Square)”
— 635 WEST 42 STREET · Manhattan“Pros: Have lived here for many years. The place is clean and I have never ever seen a bug or rodent. You get some noise from the nightclub in the summer, but don’t hear much from the highway if you are up a bit so overall insulation is better than average. Maintenance guy is ok, while most amenities are fake, the roof is awesome and free breakfast during week days is nice. Folks that work the front desk are very nice. Elevators generally are good. Neighbors are friendly, but sometimes get some 20s financial types that party loud but front desk will shut that down if you call. Above all this, spectacular views. Cons: The leasing office is about as rude and clueless as it gets. The less you deal with them the better Some of the amenities the property management company lists just don’t exist. The gym is blah, you’re better off paying up the money for the lifetime next door. Far away from the subway system. Much of the appliances in the building are starting to break down, and the bathroom ventilation isn’t great and if you don’t studiously clean the shower mold will grow. Advice to landlord: Replace the entire leasing office and refresh the marketing”
— 635 WEST 42 STREET · Manhattan“Unit 4 Pros: Amazing Building with Views Cons: Management can take long to get back to you.”
— 635 WEST 42 STREET · Manhattan“Pros: Free Cross Town Shuttle Amazing Rooftop Lounge Cons: Bad Gym Boring Area”
— 635 WEST 42 STREET · Manhattan“Pros: Awesome view, modern apartment and furnishings, decent management and doormen, hold even large packages for you Cons: Far from transit, not much going on around the building, package room only open during work hours which can be tough if you work in office (I often couldn’t get my package for days) Advice to landlord: Extend hours of package center if possible, more consistent shuttles on return from transit to alleviate transit desert; otherwise really nice!”
— 635 WEST 42 STREET · Manhattan“Pros: Nice doorman and package staff. Cons: Management takes very long to reply. Will offer a renewal but forces you to sign it within a day otherwise the rent will go up. Advice to landlord: Treat your tenants like people.”
— 635 WEST 42 STREET · Manhattan“Pros: Nice amenities, safe Cons: Flex rooms are very small”
— 635 WEST 42 STREET · Manhattan“Unit 19A Pros: First apartment I moved to in NYC. W/D in Unit, located right by the west side highway for citi bikes, no pests or trash on the sidewalk. Safe building and many more benefits such as the roof deck. Cons: Location is great as far as being secluded but no nyc charm. It's very cold but clean. Very expensive for being in midtown as well. Advice to landlord: Fix the tennis court and it would be a hard place to leave”
— 635 WEST 42 STREET · Manhattan“Unit 36A Pros: - Friendly doormen and staff - Easy trash disposal - Great views - Clean lobby - Easy to contact super for maintenance Cons: - 1 elevator (out of the 4 for the building) is frequently broken - The indoor dog area is cleaned only sporadically - Very hot in winter and difficult to balance temperature; AC is weak in summertime and fans are necessary - Hardware on fridge and toilets became loose frequently - Raised rent by $500 after first year Advice to landlord: New elevator, better temperature regulation and more frequent cleaning of dog area; rents raised too quickly based on market”
— 635 WEST 42 STREET · Manhattan“Pros: great doormen, beautiful views Cons: so far away from restaurants, subways, kinda sketchy neighborhood at night”
— 635 WEST 42 STREET · Manhattan“Pros: On the outside, it looks really nice. Its clean and views are nice Cons: Elevators are always broken causing 15-20 mins just to get onto one Responsiveness to get something fixed often takes a few follow ups They will jack up your rent like crazy Wifi on roof doesnt work/slow Gym really sucks for a luxury building. Everything is broken in there and they wont replace it. Advice to landlord: PLEASE maintain the building better!”
— 635 WEST 42 STREET · Manhattan“Unit 34A Pros: Clean and friendly building, responsive to apartment issues, and heat/AC/water work well Cons: Lack of accountability and ownership for who owns what issue. The building clearly charged a bit less than surrounding areas in exchange for lax assistance Advice to landlord: Share contacts upon move-in”
— 635 WEST 42 STREET · Manhattan“Pros: It's close to good restaurants and apartments are bigger than normal. Cons: Elevators, staff, "gym". Building is falling apart. If you read the reviews on Yelp, the property owner tries to gaslight Yelpers. Advice to landlord: Fix your building.”
— 635 WEST 42 STREET · Manhattan“Pros: Lobby is nice. Units are relatively clean and new feeling Cons: Lied about amenities. Broken elevators. Management does NOT fix anything. Broken stove and toilet since I moved in and nothing has been done for 4 months. 4 elevators for nearly 50 floors and one has been broken for approx 2 months now. The others occasionally break down as well. They’ll start moving, get stuck, play an alarm and return to the lobby. Sometimes they have NO lights and the front desk laughs telling you not to be afraid of the dark. Difficult hours to pick up mail. Not to mention the lack of ceiling lights 👏 Advice to landlord: Fix the unsafe elevators. Fix the broken appliances before a new tenant moves in. Actually take care of our problems that we are paying SO much to live here”
— 635 WEST 42 STREET · Manhattan“Pros: Doorman, utilities, amenities, bright Cons: Small, loud, unresponsive Advice to landlord: Be more responsive”
— 635 WEST 42 STREET · Manhattan“Pros: Good amenities, nice gym and rooftop. Have had good experiences with neighbors as well. No rodent issues. Cons: The surrounding area itself doesn’t feel the safest at times.”
— 635 WEST 42 STREET · Manhattan“Pros: Basketball court and tennis court; Quiet Area Close to Ferry station Cons: Far away from subway”
— 635 WEST 42 STREET · Manhattan“Pros: Good views, nice lobby and doorman, fast elevator, modern appliances and bathroom. Cons: Sometimes too hot. Location a bit far from subway station and grocery stores. Advice to landlord: N/A”
— 635 WEST 42 STREET · Manhattan“Pros: - Nice amenities - Clean lobby Cons: - TONS of people going in and out - Not super responsive with work orders”
— 635 WEST 42 STREET · Manhattan“Unit 25F Pros: Rooftop is amazing Good management Maintenance Cons: Location is far Falsely advertised pools - they belong to the lifetime gym in sky which you need a separate membership for The building gym is not great”
— 635 WEST 42 STREET · Manhattan“Unit 24H Pros: Nice doormen, fast responsiveness to issues, cleanly. Cons: Amenities aren’t accessible. Some don’t even exist. Images online are not of the unit you will live in. They will not renew your lease.”
— 635 WEST 42 STREET · Manhattan“Unit 36F Pros: views are nice, having a rooftop is nice Cons: none of the kitchen heating/ac units work, faucet has been dripping for months, window was broken for months,”
— 635 WEST 42 STREET · Manhattan“Pros: Super friendly package room staff. Cons: It is showing its wear and tear, big time. The lobby is a good front to fool you into believing everythingis to that level, so not true. Elevators being down at the same time, dangerous top floor pathway with flooing unstable. Smells travel through the building to the point where you know each time your neighbors smoke pot. Been on the news for having the most illegal Airbnb in NYC, not something to be proud of. Every week you can hear people with suitcases in the hallway. Advice to landlord: Truly embody luxury like you say you are and bring the building up to snuff”
— 635 WEST 42 STREET · Manhattan“Pros: The doormen, the people, very quiet apartments, close to the water, all the dogs. Cons: One super…. Impossible to get things done. Aggressive dogs. Elevators are sketchy and often broken down completely. AC barely works. Lack of covid precautions in place all through the pandemic. The rent increases are unbelievable, my last one was 25% so I left. Advice to landlord: Hire more people to work with the super. Be honest to people when they ask questions before deciding to move in. Use real pictures of the apartments on StreetEasy, not pictures of the multi million dollar penthouse.”
— 635 WEST 42 STREET · Manhattan“Pros: Beautiful spacious appartments, good kitchen appliances, lovely views Cons: Horrible horrible management, fines for one party during the entire rental period, mean to brokers and owners Advice to landlord: The owner should do an overhaul of the way they manage it. My landlord wanted out!!”
— 635 WEST 42 STREET · Manhattan“Pros: Building has lots of amenities, for a relatively low cost Cons: Location is far from subway, building uses PTAC systems for heating/cooling that can be noisy”
— 635 WEST 42 STREET · Manhattan“Pros: Management Maintenance Dry cleaning Cons: Location Concierge Apartment View Advice to landlord: Reasonable price”
— 635 WEST 42 STREET · Manhattan“Pros: Friendly staff, free breakfast, clean building, great views Cons: Fees for mounting televisions, small gym, far from subway”
— 635 WEST 42 STREET · Manhattan“Pros: Good location. Nice bathrooms and kitchens. Cons: Unresponsive management. Rude doormen. Claims it’s luxury but def needs updated. Hallways dirty. Apartment was dirty when we moved into super windy which makes the apt cream constantly. Advice to landlord: Don’t be so shady with your listings. Show actual photos of the units being rented. They’re all stock photos.”
— 635 WEST 42 STREET · Manhattan“Pros: Clean building Friendly doorman Free continental breakfast M-F before 9am Free shuttle down 42nd I believe it runs until 930am M-F BBQ area, and rooftop deck (closes 10pm daily) One tennis/basket ball court combo Mini Gym area Please note times may be different from when I lived there Cons: 1)There's a whole thing about Airbnbing being done. I've seen people who it was clear did not live there and were tourists. Also, apparently escort services have been run out of it according to my old neighbor who the police came in and checked his floor. That explains some of the women I've seen. I've seen the escorts but originally thought they were just women who were very open about looking for a good time and quite honestly gold digging. 2) The amenities listed are false. A) There is no swimming pool. There is a pool table on the roof deck but no actual swimming pool. Brief story there was a pool about 5 years ago before the sky building was built. Once the sky building was built they boarded up the gym in the basement where the swimming pool was and gave it to the sky building to use in their lifetime fitness. If you ask management where the swimming pool is or a broker they will either not respond or they will tell you 1 year they are building it. That's a lie I've been there 3 years waiting on it.The old pool area is located in the basement accross from the children's play room. There's a permit on the door dated 2013. You can read the whole story if you Google it condo owners sued the building for taking the pool away. (If you go to outdoor dog area you will see glass like windows in the ground, that is the pool which used to belong to the atelier and now is apart of lifetime fitness) B)Gym area- when they took away the pool, they took away the large gym area. To provide a gym they converted a 2nd floor apartment to a small gym. It's ok. C)One of the reviewers mentioned there wasn't a children's area. That is false atleast from when I last lived there in 2019. There are two childrens areas. One is an indoor playroom in the basement that you need special access to. Two is the outdoor playground above the tennis court. D)Business center-They do have a business center you can use for free or rent out their conference room located in the basement. E)Movie theater-Accross the business center in the basement. I've never been inside because you need a key and you only get that if you rent the movie theater otherwise you cannot access it. F)Ice rink- on the roof top deck. It only comes out during the winter. It's not a real icerink. It's a bunch of PLASTIC puzzle piece like tiles. There's rules on using it and a limit of people. G)Rooftop deck.only allowed to take up two guests. H) There is no yoga studio. Unless they are counting the tiny gym as one but that's really pushing it. You get like a 8 by 3 foot area by the gym entrance that one person can use to stretch in the gym. If they are claiming THAT to be the yoga studio then jeez the "yoga studio" in my living room is triple their size. 3) The building is by the hudson river and far from the subway. The closest subway is either times square or the 7 from Hudson yards. I've taken both and timed them to see what's faster and they are both the same. You can however, take the bus to the subway if you don't want to walk. Theres a bus stop at the end of the street. 4) being so close to the water is so nice during the summer. However, come fall and winter the wind is super strong and cold. Advice to landlord: 1) Update your amenities to reflect the fact you no longer have a swimming pool and yoga studio. Stop with the false promises of 1 year. I've been there 3 years and nothing. 2) stop with the airbnbs unless you're going to upgrade your security, and amenities to cover the additional people.”
— 635 WEST 42 STREET · Manhattan“Pros: Clean, nice roof deck, breakfast in the morning Cons: Gym still closes, package valet is slow Advice to landlord: Please open building amenities”
— 635 WEST 42 STREET · Manhattan“Pros: Originally was cheap vs other buildings Cons: Non responsive management team. Several things in apt held together with tape and wires. 24 hour concierge is non existent. Building manager kicks tenants off roof at 11 pm while talking to them like inmates. Extremely disappointed in rinky-dink amenities, feel we were very misled by River 2 River Realty Advice to landlord: Sell the building”
— 635 WEST 42 STREET · Manhattan“Pros: Nice views, near Times Square Cons: Far from subway, lack of communication from management Advice to landlord: Communicate with tenants more”
— 635 WEST 42 STREET · Manhattan“Pros: Nice roof, morning shuttle service is convenient Cons: They do airbnb/short term rentals even though they claim they don’t; they don’t have all the amenities they list -ie no indoor/outdoor pool, indoor children’s playroom, ice skating rink, movie theater/yoga studio. Advice to landlord: Update your amenities and don’t put up fake listings on StreetEasy. Don’t allow short term rentals just to make money as it is isn’t safe to the people that live here full time.”
— 635 WEST 42 STREET · Manhattan“Pros: Beautiful views, nice doormen Cons: Building manager is worst in the business. Harasses owners and renters alike. Has not invested in the building in years. Advice to landlord: Please go find something else to ruin”
