“Unit 23 Pros: The location is amazing!! The apartment has great light and is relatively spacious for the price. Large bedrooms and nice kitchen for nyc standards. Cons: Multiple infestations of bed bugs. One neighbor is not being treated which causes everyone else to get repeated infestations. Management simply ignored us by now and is not dealing with the issue. Sent an exterminator for treatment but the issue is in the walls, need to fully deal with the problem. Advice to landlord: Have a building wide treatment of bed bugs”

Cons: the noise can be brutal but that's given with the location. Also the noise from people walking around upstairs and neighbors dogs! They also just increased our rent by 300 for no real reason? Advice to landlord: give us a reason for increasing the rent?”

“Unit 23 Pros: Super is responsive and helpful, little to no street noise even though it's on a busy block, great location next to tompkins Cons: Had repeated bed bug infestations, heat and hot water was unavailable for multiple days in a row in the middle of January, leasing company was unresponsive and unhelpful, our lease stated there had been no bed bugs in the unit in the year before we moved in but city records we got from the housing department proved otherwise Advice to landlord: Renovate and get rid of the bed bugs living in the walls and caulk all walls and baseboards so that they can't re-enter after extermination”

Then starts the noise. One apartment in particular seemed like a crackhouse that let in sketchy visitors all the time and began partying outside blasting music until 4/5/6 in the morning. Then starts the trash smell. The management of trash in this building is awful. Almost every time you walk in it smells. The floors/stairs in the building rarely get cleaned; I had to ask the super when they would be cleaned because they were disgusting. Then what really added the cherry on top - the aforementioned neighbor lit an air mattress on fire in his apartment causing the entire building to have to evacuate. If they evicted this neighbor I think that would help a lot, but still the building is not well managed. Advice to landlord: Listen to the residents to address issues”

Cons: The area is very noisy due to student neighbors, street traffic, and weekend concerts in the park from spring to fall. There's also a problematic neighbor on the second floor. The building suffers from poor insulation, leading to extreme heat in the summer. As for the lease, my first contract was for 12 months, but it was reduced to 11 months in the subsequent years without clear communication. Advice to landlord: Improve responsiveness to tenants' concerns. Address the garbage issue in the first-floor lobby promptly, take action to prevent package theft, and deal with neighbors who are causing drug-related problems.”

He has almost no help and it’s a large building. Louder than bombs, sounds like a war zone. Advice to landlord: Sell the property to someone who cares. You have failed.”

Cons: Property management is non-responsive (the super has been responsive and helpful though, just unable to address many of the issues we need property management response for). And there have been multiple pest issues both in our apartment and in the garbage area (inside the building, not enclosed)”

Nice lighting on the higher floors. Great location for East Village but a little far on the subway. Pest control addressed our roach and mouse issue quickly. Cons: Oven was old and emitted awful gas smell, basically impossible to use. Fridge was not deep cleaned before we moved in. Bathroom is falling apart and the tiles on the floor are coming undone; same for tiles in the shower. The public stairways and building halls were frequently FILTHY and there was once blood splatters trailing down the stairs. Also, the restaurant below us - their kitchen smells and trash pervade the entire building. Packages go missing and super claims he can’t do anything about it, but will call you within minutes if the recycling isn’t done properly. Management is near impossible to contact. Avoid renting here if possible. Advice to landlord: Get your management together and maybe do more than just the bare legal minimum.”
