— 10 BARCLAY STREET · Manhattan“This building is soo dated, I mean it's over 15 yrs old now, with the original finishes, corridor carpets, etc. Don't be fooled with the grandiose foyer, that is immaculate because they clean it every day, just go up onto any floor corridors and see for yourself. Everything is old and dated and it smells. The finishes in the apartments are so cheap, everything is Home Depot quality, it's truly awful. And don't get me started on the appliances. They pretend to be a high end, luxury rentals, but really, it's a "emperors new clothes" situation...and these apartments are very expensive for what they are! And you can hear everything - these walls are paper, and you'll hear every step above you and no one will do anything about that. Buyer be aware -if you think you got a "deal" on your rent, just wait...the next year they will hit you with enormous rise in rent, because of the 420 tax abatement which they transfer onto you, because they legally can!!! Read that fine print in your contract!!! They never clean the carpets, maybe once a year. Windows in the apartments are so filthy and again, they Never wash them. There is ever so present stench of dogs fesces as soon as you exit the building...urine everywhere, smears of poo everywhere, it is so gross. They only rinse the very front door area , never the actual sidewalk that is soiled with excrements. Dear Glenwood, if you are reading this, know that people are not stupid and they know what you are up to.”

The person in the leasing office was really helpful and friendly. This was one of my favorite apartments for sure. Cons: Glenwood apartments require a higher income threshold and the approval process can be a bit cumbersome.”

Location-wise, you can't do much better. I mean, it's Tribeca, one of the wealthiest areas in the city, the country, and the world. * Every subway line in the city is 1-3 minutes away walking distance * 1 block from several citi bike stations (hahaha, as if Tribeca residents would bicycle!) * no shortage of taxis available steps from the front door (if your driver has the day off) * restaurants, film buffs, and Mr De Niro himself just steps away * area feels a little //empty// at night compared to, say, the west village, but it's safe and clean The BIG issue here is the noise (construction noise). The apartments are large, very well maintained as is the entire building. Wonderful common space, poor, sauna, jacuzzi and extremely well equipped gym. Only complaint is building rental agent on site. She is uncooperative, spins the truth a lot (the new construction will not be a problem!) and not at all helpful once you move into the building. Right now a major construction project is underway across the street that might give one great pause to become part of the extensive noise, dust and inconvenience. I am sure that in two years or so when the four seasons is completed this will once again be a shining star in the Glenwood group. But if you do want this area, this building blows away the Gehry!”
— 10 BARCLAY STREET · Manhattan“having lived in 3 different full service building i would say that this building has a lot of amenity space and the apartments are on the larger side of things, location is fantastic (just dont go south, tourist central!) tribeca restaurants, battery park city, trains, parks ... however, the amenity space and corresponding policies could be a bit more accommodating. for starters such a tall building should have a roof deck (even if its a small one) not an 8th floor terrace which gets maybe 3 hours of sun. there are no amenities open after 10pm so if you want to have some company over after 10 you have to bring them to the apartment, many of my other buildings keep amenities open past 10pm all that the lounge has is seating, seating and more seating. could have done a lot more with this large space, i.e. pool table, big screen tv, ping pong, piano, library, cooking classes. gym is fairly nice and there is a separate room for classes but all that is offered is yoga. also the building does not have a central inter tenant communication system, being able to chat with neighbors is a great thing.”

— 10 BARCLAY STREET · Manhattan“Noise - I'm one of the first tenants for Barclay Tower. I moved in Summer 2007. At first, I was really annoyed by the noise - esp from 99 Church St at the time. Now that the 99 Church project has stalled, living there has been great. The trade center noise is bothersome sometimes but I've definitely gotten used to it. I do hear my neighbors banging sometimes. The walls between apts are a little thin but I guess that is standard when you rent vs buy. Service - My favorite part of the building is the staff. The doormen are amazing. They remember your name and always go above and beyond. There is low turnover and they always greet me with a smile. The porters keep the building clean and really pretty. The guys at the service entrance are super helpful and are accomodating. Maintenance is timely and thorough. I have friends that live at 2 Gold and what I hear about them is awful. Maintenance charges for service requests like changing smoke alarm detectors or fixing sinks. Barclay staff has spoiled me. I really did not like living here when I first moved in but now it's definitely home.”

I questioned the staff about noise and was assured it was not a problem. After the first month construction began on the trade center. The banging is present when I am trying to go to sleep at 11p.m. and wakes me during the week as early as 6 a.m. The weekends are the worse for me because it is all day long when I am trying to unwind and relax. The building itself is lovely however noise like this should not have to be endured in such a high end luxury building (I live on a high floor!!)”

They have NO ethics, the rents are random based on how desperate they think you are. The brokers get huge kick backs from this mgmt team, I stay clear of this building. Although I have no where to move to next week I am glad they screwed me and "rented" to someone else. They simply lie to try and pressure you to sign on. Two friends live there now, they said their floors are completely empty but mgmt says they one have "ONE" apt available.”

Beautiful well built & well maintained building with many amenities 2. Excellent staff with little turnover 3. Good location for downtown work and close to Tribeca/Battery Park City DISADVANTAGES 1. EXTREMELY NOISY. Fortunately the construction across the Stereet has halted temporarily, but it was unbearable and will resume when funding is obtained and the WTC construction will continue forever. Each night the street is flooded with garbage from neighboring office buildings and from 1:00am-3:00am all you hear is noisy garbage trucks. 2. The rents are pricy and landlord raises rents instead of lowering them in a weak market. New renters may get a better deal but landlord does not negotiate with existing tenants. 3. SEveral exisitng have told me stories about the landlord withholding part of their deposits for bogus reasons. 4. The area is still mostly business and very touristy/crowded (WTC) 5. Tenants tend to be very transient and impersonal due to its business location 6. Many silly annoying rules/policies are enforced from storing luggage bags only if they are empty (whats the point) to charging for replacing unusual kitchen light blubs which burn out frequently (nickel & dime mentality).”

The quality of my apartment is outstanding and the lobby, pool, gym, lounge, outdoor sun terraces and other spaces in the building rival some 5 star hotels I have stayed in. Every apartment comes with a Washer and Dryer which is a major plus since I dont think anyone likes to sit at the laundry place and sometimes it is nice to be able to wash some things on your own instead of waiting for Wash and Fold. There is a dry cleaner right in the bldg and they deliver it right to my Apt door. When you order take out, they escort the delivery guy to your apartment so there is never anyone just wondering around the bldg. I will say that if you are looking here, you will def want to be on a high floor. The views are awesome and it is way more quiet when it comes to street noise, still have not heard the people next door at all!! Leasing, Bldg management and the 24/7 Doormen are amazing, super friendly and helpful.”

We are lucky to be on a very high floor and the noise does not reach that high. Since the surrounding construction will last 3-5 years (World Trade Tower Four Seasons Hotel) you need to be sure you rent on a high floor preferably South side of the building. As far as service and amenities, nothing tops Barclay Tower. Friendly and competent staff along with tentative management staff who are very pleasant. Location is ideal for most major subway lines and express buses. Whole Foods, Barnes & Noble, Bed Bath & Beyond are all two blocks away. Parking is way too expensive but that is everywhere in lower manhattan so dump the car or park it uptown and take a subway, bus or taxi.”

The doorman,staff and management are unbelievably nice and helpful--none of the buildings that I have ever lived in before ever--ever had their act together --like they do here. It is not the least expensive building downtown at all and yes there is construction going on --but there was construction going on across the street from my UES condo when I lived there as well--and looking around--there is construction going on EVERYWHERE in NY!!! When I saw the comments about the Church bells -I laughed--I like the Church bells!!-I think postings on sites like these need to be taken with a grain of salt--If you see this building for yourself --you will agree--not much compares to it downtown.”

However, you'll move in and soon realize that the leasing woman totally lied to you about the noise. We are south-facing and look onto the world trade center site. There is a huge jack hammer running from 7am through 11pm EVERY SINGLE DAY. We are home a good deal during the day; it is so loud that there is no way you can even read while in your apartment. I cannot describe how the intense noise has just ruined our apartment. We've tried noise canceling head phones, a white noise machine, and turning up the volume on the stereo. It is freaking unbelievable.”

We called the valet/management office, and they told us they couldn't call the superintendent unless it was an emergency leak or a fire. We explained that it's an emergency; they claimed to have paged the superintendent but no one ever came. After repeated calls, they told us we have to wait until Monday morning. Glenwood prides itself on being a "white glove," fabulous service building. As evidenced by this incident, they are far from it. We could not put our infant child to bed in the smoke filled room nor could we sleep in our own bedroom. Not only is this building loud as stated in the other reviews, the service is awful and unacceptable.”

It's the 99 Church street that drives me crazy. How could they start at 7am? You can't work from home and I can't even imagine if I had to take a sick day and stay home. I did get the special windows installed but they don't really do much. Not like the heavy duty ones I have at work (I work near ground zero). The church bells are annoying but I'm glad I'm never really home during the day to have to hear them. The walls in the apt are also a little on the thin side. I hear the couple next door fighting all the time...I almost want to intervene. This is a great place to live but not a place for people that work from home or are pregnant or just want quiet. I knew that living downtown would be loud but I just thought a luxury bldg management company would be able to create some sort of oasis for their tenents.”

Although the building interior is lovely, right next door is a catholic church the bells of which ring extremely loudly every hour on the hour -- say it's noon, the church bells ring 12 times; at 9am, they ring 9 times! When we first moved in, the church bells rang every hour from 7am to 10pm including on the weekends (yes, 7 times very loudly at 7:00am both Saturday and Sunday morning). Now they start at 9:00am. Tenants have called the police (311) on the church and spoken to management, all with no effect. The bells continue. There is no quiet enjoyment of your apartment in this building. The management finally agreed to install city silent windows in some bedrooms (which still do not block out the bells for the most part given how loud they are, but just make them slightly fainter) -- but no living rooms, such that you may forget enjoying quiet, peaceful time in your living or dining room without the sound of extremely loud, pounding churchbells every hour. On the upper floors, tenants complain of loud noise from ground zero construction sometimes late into the night. The management can't do too much about the construction, but they could certainly help with the noise from the church bells (and ultimately the construction) at the very least by installing city silent windows throughout all the apartments (in all the windows in the apartment including the living rooms) and effectively having negotiated with the church given the recent construction of a luxury residence right next door (this should have been done PRIOR even to construction). Note, although we suspected construction noise when we moved in given the proximity of the building to ground zero (and strategically chose an apartment on a lower floor facing away from the construction), no one told us about the horrendous sound from the church bells. We did not find out until we moved in. The leasing office deceived us with respect to the noise from the bells (we saw the apartment three times but apparently not exactly on the hour when the bells routinely ring) -- and manangement has not done much to try to alleviate the noise to the maximum extent possible. It is not worth moving into this building and paying the high rent to be bothered by the extreme noise pollution from the church bells -- and depending where you are in the building, the construction. Despite the luxurious nature of the building, I very seriously DO NOT recommend it.”
