If you value your health, peace of mind, and basic human dignity, do not move into this building. In the last six months, my kitchen sink has backed up with raw sewage not once, not twice, but three times—each time coming dangerously close to spilling over. Every time, I’ve had to drop everything and stay home to prevent a full-blown sewage flood in my apartment. Imagine the pure, overwhelming smell of shit filling your entire apartment, seeping into your belongings, and lingering in the air. That’s what I’ve been forced to live with, three times in the past six months, while management refuses to implement a permanent solution. Their entire “plan” is to snake the drain every time it happens, instead of fixing the underlying problem that’s causing the backups. This is a luxury high-rise, but the way they’ve handled this health hazard is nothing short of a disgrace. This situation has been emotionally devastating. I live in constant fear that I’ll come home one day to a kitchen flooded with raw sewage, soaking everything I own. I'm scared to even take a vacation or couple of days away from this apartment without that fear hanging over me. If this is how they handle a major health and safety issue, one that’s entirely their responsibility, imagine how they’ll handle any other issue you might have. Save yourself the trauma that they have put me through the last 6 months and just avoid this building if you are looking to come here.”

— 41 BLUE SLIP · Brooklyn“Unit PH3A Pros: Front desk staff, Julio, Liz and Kevin are great. Knew our names within 24 hours of moving in and were cheerful and efficient. Cons: I think the algorithm they use for calculating the rent has failed to take account of the massive amounts of construction happening all around this building. The constant noise of jack hammers, pile driving and delivery trucks 6 days a week from dawn to dusk is exhausting. We had a large deck but between the noise, the dust and the crazy wind (not the building’s fault!) we hardly used it. Also the responsiveness to maintenance requests was very slow - and often requires multiple requests to get anything actually done. We were paying a very large amount in rent and eventually decided that it just wasn’t worth the money. We moved to a different building, literally halved the rent and are much happier. If you are charging premium rent, you need to get the details right and we did it feel that this place did. Also, the leasing office was dreadfully unresponsive and difficult to deal with - that was the final straw when it came to the decision to move Advice to landlord: Do something about your leasing office, they are appalling at responding to existing tenants - they made us feel like they couldn’t wait to get us to leave. Also, with that much construction going on around the building you may need to factor it into the rent you’re charging - for people who will be at home during the day, the noise and dust is miserable.”

Have also seen rodents there and serious infestation of bugs in outdoor areas so they can’t always be used. Plus they enter the adjacent indoor spaces. Apartment windows opening lack options. Area is somewhat remote to walk to anything good. Advice to landlord: Hire staff that actually do the job. Hire kinder staff; presently there are several rude ones for no reason. Others are lovely though.”

Cons: The rudest, most non-self aware, self entitled tenants with their ill behaved barking dogs are a true annoyance. The walls are so thin that you hear everything especially on the studio and 1 bedroom lines. The noise, slamming doors and poor construction in these newer buildings is bad. They are constructed so quick and in turn cause all these issues. Had my vents duct taped bc my idiot neighbor smoked a ton of cigs. They also tried to raise my rent 25% before I ended my lease early due to “Covid pricing.” Absolutely ridiculous. So glad I’m out. Advice to landlord: Leasing office and management is run by very inexperienced people who do not know how to conduct business or write a proper email. Very high turnover rate. Numerous people on email chains with lacking responses and solves for issues. The garage is an absolute nightmare. Don’t even think about parking there. Had damage to my car on multiple occasions.”
