The lobby and the entrances of the building have been redone which is looking great as well. Cons: It is expensive but with the recent upgrades I am very happy.”

Staff in the leasing office were extremely helpful when organising a sublease/lease transfer. Cons: Elevators constantly out of service the entirety of the time I lived there. Walls are incredibly thin so you can hear everything that happens in the apartment next door and above. Price was high for what it was - outdoor areas were out of service the whole time I lived there, and there was constant construction with extremely high noise levels. HUGE rent increases. When I was leaving our rent (2 bed, 1 bath) increased by $1800, which coincided with the closure of the gym and even more construction. Neighbors were...interesting. There's a group home-type facility in all of the buildings, so if you're on the floor above or below, prepare to be awoken in the middle of the night to screaming, banging etc. Staff at front door were consistently rude.”

They really value customer service and everyone goes out of their way to be very nice and responsive. Cons: The neighborhood is very loud. Being right next to several hospitals and right on 2nd Ave, there are somewhat constant sirens going on. And the noise from the street is loud. Really the only major con of the building. Advice to landlord: Keep up the great work!”

Reasonable rent (3 Bed/2Bath for $6900 in 2022). Very nice living room & flex room windows, views, and balcony. Kitchen is modern. Residential area (Trader Joe’s, AMC, M15, access to East River). Cons: Noise from modernization and Hospital/Fire Trucks along 2nd Ave (510 specifically). Flex is half size of the other BR. Rent raised each year ~$200. Basketball/Tennis court is worn. Advice to landlord: Don’t advertise unavailable amenities. Flag their unavailability and prorate it.”

They don't deliver on their end of the deal as far as what you originally sign up for when signing lease. MAJORLY regret renting from Kips Bay Court. They are trying to raise our rent by OVER ONE THOUSAND DOLLARS for the lease renewal. We didn't even get what we paid for w the last lease and now they're INCREASING THE RENT?! By THAT much???? It's abhorrent. Honestly. Disgusting. Charging between $4,000-$5,000 for a one bedroom in a building that should ACTUALLY be going for $2,000-$2,500 MAX. IF THEY'RE LUCKY! Just because they slap on some paint, offer a key fob, tell you there's "bike storage" (& what they DON'T tell you is that this "bike storage" is AT ONE BUILDING ONLY - the building furthest away from mine) - does NOT make the building a "luxury building" as claimed! Luxury buildings have COMFORTABLE, TEMPERATE PUBLIC SPACES! The elevatoR (singular) is NOT air conditioned. The hallways on each floor are NOT air conditioned. There's not even a single bit of air flow while you're waiting 20min for the ONE elevator to finally show up. Luxury building my ASS!!! How dare they try to charge what they're trying to charge for rent. The audacity is astounding. Highly do NOT recommend renting @ Kips Bay Court/Beam Living for the prices they're charging. Unless you don't care about having only one 1 of the 2 elevators in service for you for the entirety of your lease, an archaic laundry room w money cards from a machine that only take $20 bills and higher, NO debit cards, NO credit cards, NO smart card online adding $ features, AND NO ATM avail in the laundry room even FOR YOU TO TAKE OUT CASH for the stupid money machine! 4 out of 10 washers working correctly SOMETIMES, 2 out of 10 dryers actually DRY your clothes, the "free" internet and cable they lure you in with is CONSISTENTLY UNRELIABLE! OMG I could go on but I'm going to leave it there. My most valuable piece of advice: if touring apts at Kips Bay Court, ASK LEASING AGENTS IF THERE WILL BE ANY MAJOR (or minor) renovations in the upcoming months! Cuz if you don't ask that specific question they sure as hell aren't going to tell you. Had I known ONE elevator would be out of service for 12+ months, I NEVER WOULD'VE RENTED. Had I known the hallway on my floor would've been out of service for 3+ months, I never would've rented. Had I known every other freakin day the ONE elevator that IS in service would be TAKEN OUT of service, I never would've rented. Had I known that water from faucets would come out brown mid -showers, mid-washing dishes, mid-pouring water to heat up for tea, on a weekly basis, I never would've rented. I didn't know any better to think to to ask those types of questions. So plz, take my advice, ASK so you can actually make a truly INFORMED decision. Advice to landlord: Get your shit together. Charge what's appropriate. Tell people moving in that for the entirety of their lease they won't have access to half the amenities you offer so they can make an INFORMED decision about moving there knowing ALL the facts instead of the lies of omission that seems to be common practice amongst the leasing staff.”

All the time and money spent renovating the elevator did nothing to actually fix the core problem resulting in literally daily breakdowns. This is a significant danger for residents in cases of an emergency, especially for the elderly and handicapped. Do they really expect them to walk up all those flights of stairs? The management company has done nothing to rectify the situation and ensure that the only functional elevator is fully operational. It is absolutely ridiculous the amount of money we spend on rent to have to deal with this on a daily basis. Advice to landlord: FIX THE ELEVATOR SO IT STOPS BREAKING DOWN!!!”

Cons: The only items I didn't like weren't really in the building's control - i.e. local law 11 noise, they redid the elevators and hallways which took forever and was annoying when I lived on a higher floor. But now it's all renovated and the LL 11 work is almost done so much better.”
